									PROPERTY MANAGEMENT AUTHORITY
I/we ……………………………………………………………………………………………………..hereby authorise
HAHEI VACATION RENTALS AGENTS to act as my/our agent on the terms and conditions hereinafter stated with
respect to the management of the property owned by me/us and described in the schedule.

WE HEREBY INSTRUCT YOU
   1.    To collect all rents owing from time to time on the aforesaid property and disburse monies as directed.
   2.    To arrange tenancies as necessity arises and to sign tenancy agreements on my/our behalf.
   3.    To inspect the property from time to time at your discretion, and if necessary arrange cleaning at my/our
         expense prior to the start of the holiday season and periodically thereafter.
   4.    To arrange and inspect essential/emergency repairs and maintenance to the value of no more than $300.

TERMS & CONDITIONS OF HAHEI VACATION RENTALS
   1.    Hahei Vacation Rentals shall be entitled to be paid and remunerated for the services at the rate of 20% plus
         GST on all rents collected.
   2.    Hahei Vacation Rentals shall endeavour to contact the owner before arranging any essential/emergency
         repairs or maintenance, but reserves the right to arrange such maintenance if the owner is not available to
         give authorisation.
   3.    Hahei Vacation Rentals shall be entitled to deduct the charges and disbursements for monies expended on
         account of the owner from rents and other monies collected on account of the owner.
   4.    Rent monies collected will be paid on or before the first business day of the month following collection.

TENANTS DEPOSITS
   1.   In every instance of cancellation an administration fee of 20% plus GST of the confirmation deposit shall be
        forfeited by the tenant.
   2.   Should cancellation occur up to 21 days prior to the commencement date of the tenancy, the confirmation
        deposit will be refunded. No refund of the confirmation deposit will be made if cancellation occurs within 21
        days of the commencement date of the tenancy.
   3.   Should cancellation occur after the commencement of the tenancy, all monies paid shall be forfeited.
   4.   The property manager at his/her discretion shall within 7 days of the property being vacated release the bond
        providing the property is left in a neat and tidy condition.

TERMS
   1.      It will be a condition of acceptance of your instructions to manage your property that no responsibility rests
           with Hahei Vacation Rentals or its Agents in relation to injury to persons and/or damage to property arising
           out of the condition of the premises or any hazard in or out of the premises.
    2.     It will be a further condition of acceptance of your instructions to manage your property that while that Hahei
           Vacation Rentals and their agents shall endeavour to ensure payment of rental and any other payments be
           made by the tenant and also the maintenance of your property, NO LIABILITY rests with Hahei Vacation
           Rents or its Agents for any default in rental or other payments due by the tenant or for any damage or loss
           sustained by your or the property whether caused by the tenant or otherwise whether or not the tenancy has
           been arranged by us.

RECOMMENDATIONS
   1.  Hahei Vacation Rentals recommend that you contact your Insurance Company advising them of your rental
       agreement.
   2.  That you put a “tolls bard” on your telephone – we recommend no tolls on telephone and no hook up for
       computers.

The above owner/owners appoint Hahei Vacation Rentals to act as agents upon the terms here in provided for renting
and managing of the premises and agrees to pay the charges as prescribed.
