					                    POLICIES AND PROCEEDURES
   By Signing below, Owner and Tenant mutually agree to follow the Policies and Procedures:
PROPERTY OWNER AND TENANT HERE-BY ACKNOWLEDGE, UNDERSTAND, AND AGREE TO FOLLOW AND
BE HELD ACCOUNTABLE FOR THE RULES, POLICIES, AND RESPONSIBILITIES CONTAINED HEREIN.
VIOLATIONS WILL RESULT IN POSSIBLE FORFEITURE OF SECURITY DEPOSIT HELD BY OWNER. THE HOME
WILL BE THOROUGHLY INSPECTED INSIDE AND OUT PRIOR TO CHECK-IN & AGAIN UPON CHECK-OUT. WE
WILL ALSO BE DOING A FULL ITEM BY ITEM, INVENTORY CHECKLIST TO MAKE SURE THAT EVERYTHING
IS STILL PRESENT AND INTACT WITH THE PROPERTY. DEPOSITS WILL BE HELD UNTIL INSPECTIONS ARE
PERFORMED. DEPOSITS WILL BE REFUNDED TO TENANT WITHIN 1 WEEK.

   Owners Responsibilities

   1. Have home cleaned and properly maintained inside and out. All common areas (hallways,
      stairs, entryways, walk-ways, landscaping, snow, etc.) will also be taken care of by owner.
   2. Provide for well lit hallways and entryways.
   3. Make the property comply with all building, housing, and health codes which significantly
      affect health and safety.
   4. Provide for properly working plumbing and heating, hot and cold running water, bathroom,
      shower or tub, kitchen etc.
   5. Respond to emergency maintenance requests in a timely fashion.
   6. Provide information on tenant’s security deposit upon request and as needed.
   7. Provide tenant with emergency contact(s). Please see guestbook for proper procedures.
   8. Return the tenant's security deposit upon a full itemization and inspection within 1 week.


  Tenant’s Responsibilities

   1.  Abide by any and all terms of the Vacation Rental Agreement.
   2.  Keep the property and the surrounding area(s) clean and in good condition.
   3.  Use common sense and good manners. Maintain communication with Property Manager.
   4.  Respect the neighbors. Keep noise to a level that will not disturb them.
   5.  Immediately notify management when & if damages have occurred to the property which
       have been caused by you or your
   6. If you choose to empty your trash, please put it in big trash container in garage. If possible,
       please take out trash can for pick-up if you are staying in the home on the day the trash is
       picked up. An indication of when trash day will be evidenced by neighbor’s trash cans. If
       some of your trash falls on the ground, pick it up and put it in the container.
   7. Do not bring in additional people without prior permission from management.
   8. Never sneak in a pet unless agreed in Rental Agreement. ($100 Fine)
   9. When you check out, be sure the property is in the same condition as when you checked in.
       Return the key to the key box on the front door. This may affect your security deposit.
   10. There is a broom, vacuum, mop, etc. that are available for Tenants use in order to keep the
       property clean. The Home MUST be in same condition as when you checked in.
   11. All windows, doors, lamps, lights, pots, pans, utensils, personal belongings, HVAC, etc. MUST
       be closed, locked, turned off, put away, and/or taken, or set at correct temperature upon
       checking out. Please don’t waste unnecessary water, gas, electricity, etc. etc. Excessive and
       unnecessary utility use may result in the loss of partial deposit. Reasonable Use Only.
   12. DO NOT ENTER closets, doors or rooms that are locked or have signs prohibiting entry.
   13. Ensure women’s products are not disposed of in plumbing fixtures.
