ARRANGEMENTS MUST BE MADE IF YOU ARE PLANNING TO ARRIVE PRIOR TO 4PM ON THE
DAY OF CHECK IN

There is a $500 security deposit required to hold the rental date and to cover any damages that may occur during your
stay. The security deposit is fully refundable, if cancelled within 30 days of rental date. If cancelled, within 30 days of
rental date, refunds only occur if a new rental agreement replaces the dates agreed upon. If no rental agreement has
replaced the dates reserved, no refund will be provided.

This agreement shall not be assigned or the premises sublet.

MUST BE 26 OR OLDER WITH VALID PHOTO ID AND CREDIT CARD TO RESERVE.
I (we) hereby agree to vacate rented premises no later than the hour and date shown above. Please leave the keys on the
kitchen counter before vacating.

Before vacating, I (we) will clean the premises thoroughly, which includes the following:

1.   Clean out refrigerator. Leave no food or drink in it.

2.   Empty all garbage into outside cans and place cans near water meter box in front of house.

3.   Clean stove top, counter tops, and sinks. Wipe all surfaces so that they are free of grease and food.

4.   Pile used linens in a pile on bedroom floors.

5.   Close and lock all windows and doors.

6.   Put keys back in key box if removed.

7.   Leave sent key on counter top.

ABOVE ITEMS MUST BE MET TO RECEIVE FULL REFUND OF DEPOSIT.

In the event that a house party is found on the premises during your stay if they are not allowed per agreement,
Landlord/owner shall have the right to ask you to leave the premises immediately with no refund of monies paid.

I (we) agree maintain the property in the same condition in which it was found. Reasonable wear and tear accepted. I
(we) agree to replace or pay for losses, breakage or damage should such occur. All towels, linens, blankets, and
cleaning supplies are provided. LANDLORD/OWNER SHALL NOT BE RESPONSIBLE FOR DAMAGE OR LOSS
OF TENANTS PERSONAL PROPERTY. Rental laws are subject to Kentucky State Laws.

I (we) agree any disputes on damages and/or costs associated with damages will be heard under Trigg County
jurisdiction or landlords discretion. I (we) agree that any damages occurred during time of rental be deducted from
security deposit and authorize the use of the credit card in the event that damages exceed security deposit.

Please sign two copies. Email or fax one copy back to above contact information. Dates of rentals are guaranteed
when deposit has been received. Credit card charges will appear as Sunset Cottage.

                                       Boat Dock Information

A boat dock is available for rent if you desire. It is located on the edge of the property. This dock is the
property of 782 Ridge Dr. If you desire to have a dock for the rental date, there is an additional $100
charge that is paid to the owner of 782 Ridge Dr. The landlord of your rental house (778 Ridge Dr.) shares
in this cost, providing an additional $100 to the owner of 782 Ridge Dr. The dock is conveniently located
approximately 20 yards down from the house. The walk to the dock does have an incline.

Rules of the Dock Rental are as follows:

    1)        The dock must be kept clean and free of debris when exiting the premises.




    2)        You must park your boat on the outside of the dock (far side from the house)




    3)        The dock may or may not be shared during your rental time with the adjacent rental property
              of 782 Ridge Dr.




I (we) agree to the above items in regards to renting the dock own by 782 Ridge Dr. I (we) will assume all
risks when using the dock and agree that the security deposit provided in this rental agreement may be used
if damages occur to the dock of 782 Ridge Dr or if the above agreements are not met.
