  Thank you for inquiring about our pre-licensing real estate course. Prudential Carruthers Realtors
  offers this 60-hour “Principles and Practices of Real Estate” course through the Carruthers
  Academy of Real Estate. Together, it is our goal to provide you with the tools which are
  necessary to pass the exam and also to encourage your success as a Real Estate professional.

  At Prudential Carruthers, our Office Managers offer complete support throughout your exam
  preparation process. Although affiliation is neither required nor guaranteed, our company
  offers extensive new agent training free of charge to each new affiliate. The training program is
  designed to teach you practical techniques that you can use daily in your real estate career. As an
  additional bonus, upon successful completion of the course, we offer tuition reimbursement for
  students who affiliate with Prudential Carruthers upon collection of their first sales commission.

  Enclosed you will find a schedule of classes for your area. Once you select a course that fits your
  schedule, please complete the enclosed Enrollment Agreement and return it to the Carruthers
  Academy of Real Estate with a check, money order, or your credit card information. Class size
  is limited, and we fill our classes on a first-come, first-served basis – so don’t hesitate to enroll!

 History and Mission
         Carruthers Academy of Real Estate, LLC is owned by J. Thomas Carruthers, Jr. (CEO), and
 Nancy Carruthers (Secretary-Treasurer). The mission of the school is to teach prospective real estate
 agents the theory and principles of real estate required to prepare them to sit for the MD or VA state
 exam or the DC exam required to become real estate sales agents.
         The program consists of 60 clock-hours of Principles and Practices of Real Estate. It is
 designed for those who do not have a certificate from an approved pre-licensing school in the state in
 which they wish to be licensed in Real Estate.

 School Calendar
         The Principles and Practices of Real Estate course
 will be offered at the facilities listed on a scheduled basis.
 Some classes require attendance on week days only, week
 nights only, or a combination of week nights and Saturdays.
 The total program is 60 clock hours.

 Holidays
         The school will observe the following holidays: New Year’s Day (January 1), Memorial Day,
 Fourth of July, Labor Day, Thanksgiving Day, Christmas Eve, Christmas Day, and New Year’s Eve.
 Courses are ordinarily scheduled so that instruction hours do not conflict with these holidays.

 Inclement Weather
         The cancellation of class due to inclement weather will be determined by the public school
 policy in the county where class is being held. All students can call 443-942-9119 to find out which
 classes have been cancelled due to the inclement weather. Messages are updated at 7 am and 4 pm
 daily. If class is cancelled for any reason other than inclement weather, students will receive phone
 calls notifying them of that cancellation from either the Instructor or the Training Department.

 Enrollment Information
          All applicants must have graduated from high school or have received a G.E.D. and have
 verbal and written proficiency in English. Students must provide evidence of high school completion or
 equivalency when submitting registration prior to the beginning of classes. If a student does not possess
 a high school diploma or G.E.D., then the student must take and pass the Wonderlic Basic Skills
 admissions test for which the minimum passing score is 18. The Wonderlic test must be passed prior
 to the start date of the course and only by appointment scheduled with the Career Counselor. To set an
 appointment, call the Carruthers Academy of Real Estate. If the student fails the test, the student may
 retake the test by scheduled appointment prior to the start date of the Course. Students may retake the
 Wonderlic test only once. The cost to take the Wonderlic Exam is $4.50 each time the test is
 administered. If a student is under the age of 18, a parent or guardian must sign the enrollment
 agreement giving permission for the minor to take the course.
          A student may enroll in person, by mail, by phone and also by fax. Once all of the
 requirements shown above have been met, the student will be accepted into the next available class
 at the location requested. If a student has any questions about enrolling, he or she should call the
 Carruthers Academy of Real Estate Monday through Friday, exclusive of holidays, 8:30 a.m. to 5:00
 p.m., and a member of our staff will be glad to assist the student.
          If the school has fewer than ten students enrolled for any class, a decision may be made to
 delay the start of the class until enrollment criteria has been met or to cancel the class. If a class has a
 delayed start or is cancelled for any reason, then the school will notify any previously-enrolled
 students by telephone or in writing of the proposed changes. If the proposed change(s) do not meet
 with the student’s needs, then the student will receive a release of registration and full refund of all
 funds paid for registration and textbooks.
          Prior experience cannot be credited toward earning a Certificate of Completion for the
 Principles and Practices of Real Estate course. No prior credit for attendance at another approved
 career school or college is accepted.
          Criminal convictions may affect a student’s ability to be licensed.

 Course Description
          This course has been approved by the
 Higher Education Commission and the Real Estate
 Commission, satisfying the minimum education
 requirements for eligibility to sit for the Real Estate
 Salesperson Examination. The maximum student to
 instructor ratio for the Principles and Practices of Real
 Estate Course is 15:1. Students can expect to spend an
 average of 20 hours completing homework during the
 course. Our career school does not offer credit hours.
 The school is not approved to offer VA (veteran)
 educational benefit programs.
          The objectives of the course are to familiarize
 the student with the basic principles involved in a sale,
 purchase, ownership and transfer of real property interests
 and to satisfy the basic educational requirements of the
 Real Estate Commission for a license to sell real estate.
 Each training facility will provide basic office services such as lavatories. Each training room includes
 basic teaching amenities such as white boards, flip charts, overheads, and LED projectors, as needed.

  Graduation Requirements
           Upon successful completion of the program, a student will receive a Certificate of
  Completion. Successful completion requires that the Maryland students achieve at least a “C” (70%)
  average on all quizzes and exam and Virginia and D.C. students achieve at least a “C” (75%)
  average on all quizzes and exam; all must maintain a 100% attendance rate completing 60 hours
  of training with no more than 12 hours of make-up classes; and meet all financial obligations to
  the school.

 Attendance Policy
          Attendance is tracked by the hour at the Carruthers Academy of Real Estate. Students are
 expected to be on time and to be ready for class at the scheduled times. Students who arrive more than
 ten minutes late or leave more than five minutes early will be counted as absent for that hour.
          The Real Estate Commission requires a minimum of 60 instructional hours to be eligible for
 the real estate exam. Therefore, students must make every effort to attend every class. Should
 circumstances warrant, a student may miss a maximum of 12 class hours. All hours missed must be
 made up within 90 days after the scheduled completion date of the class in which the student was
 originally enrolled. Students may make up the missed class hours in the next available class at the
 same or any of the other training locations. This option is subject to space and prior approval by the
 instructor and/or school.
          Any student not completing the entire 60-hour program will not be eligible to receive a
 Certificate of Completion and will not be able to take the state licensing exam. Any student missing
 more than 12 hours of class will be terminated. A student may re-enter the program in the next
 available class and will be granted advance standing for the portion of the program during which he
 or she had successfully completed if the student re-enters within three months.

                                                  Leave of Absence
                                                           A student may be granted a one-time leave of
                                                  absence for a maximum of 90 days for extreme
                                                  situations, which would prevent the student from
                                                  completing the course on time. The student must
                                                  request the leave of absence in writing. If the student
                                                  does not return as scheduled, the student will be
                                                  terminated, and any refund due a student shall be
                                                  based on the date of withdrawal or termination and
                                                  paid within 60 days of the scheduled last day of the
                                                  leave of absence.

 Standards of Satisfactory Progress
          A Student’s attendance and academic performance will be evaluated weekly. A Student who
 fails to meet the minimum attendance and/or academic standards identified below will be placed on
 probation for a period of time at the discretion of the school Director. During this probationary period,
 the student is to make up missed hours if possible and/or re-test. At the end of the probationary
 period, if the student fails to meet the minimum academic and/or attendance standards, the student
 will be terminated from the program. To re-enter, the academically dismissed student must reapply as
 a new student at the start of an upcoming class and pay the registration fee and applicable book fees.
 A student who is academically dismissed twice may not return. The school will record and maintain
 an individual student permanent record form which will include each student’s attendance and
 academic achievements. The school does record, file, maintain, and archive the grade records.

  Academic Requirements

           Students may order the textbooks through the Carruthers Academy of Real Estate at the time of
  registration. We offer students a packaged rate of $50.00 to purchase a complete set of books. The cost of
  the books may be paid by Visa, Mastercard, check, or money order. Books may be purchased individually
  at the rates shown above if a student already has some of the books. Students have the option of receiving
  their books on the first day of class or picking the books up from the nearest Training location prior to
  the start of class. Please note: Books are completely non-refundable once received by the student.
  Prices are subject to change.
           All graduates of the school are afforded the opportunity to repeat any or all of the program at no
  additional cost for up to three months, on a space-available basis and with permission of the Director. Students
  who do not successfully pass the state exam are encouraged to take advantage of the refresher training.


                                                     Make-Up Work
                                                              A Student may make up missed classes with
                                                     the permission of the Director and on a space
                                                     available basis. A Student may attend a class offered
                                                     in a different location within the same state or wait
                                                     for the next available class in their current location. All
                                                     missed classes must be made up within three months
                                                     of the student’s original projected class completion
                                                     date.
                                                              A Student must re-take any failed quizzes or
                                                     exam within two weeks. The instructor will schedule
                                                     the quiz/exam re-take. A student may re-take each quiz
                                                     or exam once. Any student who fails a quiz or exam
                                                     after two attempts will be dismissed.

                                                   Program Performance
                                                            Students and/or prospective students may
                                                   obtain information from the Maryland Higher
                                                   Education Commission regarding the performance
                                                   history of the Carruthers Academy of Real Estate’s
                                                   Principles & Practices Real Estate Course. This
                                                   includes, but is not limited to, enrollment, completion
                                                   rate, placement rate, and pass rate of graduates on any
                                                   licensure examination.

  Refund Policy
  1.   All money paid by a student will be fully refunded if the student chooses not to enroll in or to
       withdraw from the school within seven calendar days after having signed an enrollment agreement.

  2. If after the seven-day cancellation period, a student withdraws prior to instruction beginning, the
     student will receive a complete refund less the cost of books. If the student has not received

       books, they will get a complete refund. Once instruction has begun, refunds
       will be made according to the following schedule:
       Proportion of Total Program Taught
       By Date of Withdrawal & Tuition Refund
       Less than 10%, then 90% tuition refund.
       10% up to but not including 20%, 80% tuition refund.
       20% up to but not including 30%, 60% tuition refund.
       30% up to but not including 40%, 40% tuition refund.
       40% up to 50%, 20% tuition refund.
       More than 50%, no refund.

  3. If the school closes, cancels or discontinues a
     course or program, the school will refund to
     each currently enrolled student all money paid
     by the student for tuition and fees.

  4. Students are requested, but not required, to notify the
     Director if they are withdrawing from the school.

  5. Refunds are based on the last date of registration.
     All refunds due will be paid within 60 days of the student’s last day of attendance.

  7. Books purchased are the property of the student and are not refundable.

                                                        Student Services
                                                                 Carruthers Academy of Real Estate
                                                        offers placement assistance to its graduates.
                                                        However, the school does not guarantee that
                                                        the student will find affiliation as real estate
                                                        agents.
                                                                 If any student has any special needs
                                                        that would enable the student to participate
                                                        more fully in the classroom learning
                                                        experience, then the student should speak with
                                                        the instructor or school Director as soon as
                                                        possible. In special circumstances, the school
                                                        will need at least 10 calendar days notification
                                                        to make the necessary preparations.

 Students Rights, Privileges and
 Responsibilities
         Student Conduct: Students are required to act
 in a manner that will reflect credit on themselves, the
 school, and the profession. Students will be expected
 to have the highest possible ethical standards and
 conduct themselves accordingly. Students are
 expected to dress in business casual attire. Students
 are expected to complete their work and not cheat.
 Cheating will result in the student not receiving a
 Certificate of Completion from Carruthers Academy
 of Real Estate. The school has the right to dismiss
 any student who fails to adhere to and observe school
 regulations, who is involved in any illegal or unethical
 practices, or who cannot meet the standards of the
 school’s approved academic and attendance requirements.


 Student Grievance: In the event that a student would like to file a grievance against the school and
 does not get the results that they hoped for, the student has the right to appeal any decision made by
 the school with the Secretary of Higher Education at the Maryland Higher Education Commission, the DC
 Real Estate Board, or the VA Real Estate Board.

 James J. Butler, Sr., Associate Broker/Auctioneer
 Jim has been active in the Real Estate Industry for over 21 years. He has his brokers license in MD and PA. James
 has worked as an Auctioneer for the past 12 years with designations of Certified Auctioneer Institute graduate (CAI)
 and Accredited Auctioneer Real Estate (AARE). James is one of 250 AARE Auctioneers in the US. He has been

 Dale Heller, Associate Broker
 Dale Heller has been a licensed real estate agent since 1976 and is also licensed in Pennsylvania. In 2005, Dale
 earned his Associate Brokers Lisc. He has been involved in Real Estate in several ways. He is a Pre Licensing
 Instructor teaching the Principles and Practices course, an instructor for our Continuing Education and Real Estate
 Business Basics Program and a certified Brian Buffini and Company Mentor. He is a member of the Harford County
 Association of Realtors, Maryland Association of Realtors and the National Association of Realtors. He specializes

 Karyn P. Keating-Volke, Associate Broker, CRS, GRI
 Karyn P. Keating-Volke has been licensed since 1983 and has been teaching Real Estate Principles and Practices
 since 1989. Karyn’s experiences as a sales associate, real estate brokerage manager, and owner-broker give her a vast

 William Mead
 Bill was licensed in 1993 and affiliated with O’Conor, Piper and Flynn in Baltimore, Maryland. When he moved
 to Ocean City in 1996, he transferred his license to Ocean Pines. After transferring his license to Long & Foster
 Realtors in Ocean Pines (2000), he then transferred to Prudential Carruthers Realtors in 2005 also in Ocean Pines.
 Bill has been teaching the Real Estate Principles and Practices class for the last 2 years as well as keeping active

 Richard Myers
 Ric is a fourteen year veteran teaching both sales agent and broker courses where he shares more than thirty-five
 years experience in residential real estate sales and related businesses as a salesman, broker, developer/builder,
 corporate relocation manager and mortgage banker. His sense of humor and deep care about the career development
 of his students help make him a unique instructor. He has managed the sales of over $1 Billion of residential real
 estate sales in all 50 states, sold and closed over $90 Million residential mortgages, and won numerous sales and

 Patsy Williamson, Associate Broker
 Patsy Williamson has been licensed since 1989 and has taught Real Estate Principles and Practices for a number of
 years. Patsy holds an associate brokers license in both Virginia and West Virginia. She has served as chairman of
 the Grievance committee of the Blue Ridge Association of Realtors and is currently a member of the Professional
 Standards and Arbitration Committee of the Blue Ridge Association of Realtors. She received the BRAR’s Ethics
 award in 1998.

  Richard Winebrenner
  Richard started his real estate career in California in 1965 while he was in the Marine Corps. It was short lived, due
  to being transferred to Vietnam. From the colleges and Universities Richard attended during his time in the Corp, he
  earned degrees in teaching, history and psychology. During his time in the Marine Corp, he spent much of his time
  overseas. He began teaching English classes to the local people. After retiring, he had his own home improvement
  business and was a builder. Leaving that, he then went to work for the US Postal Service and retired in 2001. He
  spent the next two years teaching in China before returning to the US and again obtained a real estate license this
  time in Maryland in 2003. In 2006 he received his associate brokers’ license. Richard is also licensed in DC, VA
  and. He has been teaching the pre-license course for two years and is being trained by Prudential Real Estate to teach
