FOUNDATIONS 
• According to geotechnical and project calculation recommendations. 

DRAINAGE 
• Underground drainage system suspended in PVC piping.  • Manufactured plaster  and PVC  drainage  boxes  in suspended system  with  lids,  grating and drains appropriate for the load they have to bear. 

• Utility room: Tiled with ceramic platelets as in the kitchen but without the decorative  borders.  • Other rooms (hallways, living room and bedrooms): smooth plastic paint in a soft  colour. 

WALL PARTITIONS AND INSULATION 
• Between houses:  Half foot of perforated rough brick cladded on both sides with drywall panels, mounted  on  galvanised metal framing and interior  insulation using  semi­rigid  rock  wool.  • In communal areas:  Half foot of perforated rough brick cladded with drywall panels, mounted on galvanised  metal framing and interior insulation using semi­rigid rock wool on the house side  and plastered on the communal area side.  • House Interior:  Drywall panels mounted on galvanised metal framing and interior insulation using  semi­rigid rock wool panels to separate rooms of an identical or similar use.  In rooms  where there is plumbing, the frame width is increased. A single waterproof panel will  be used in walls that will be tiled. 

STRUCTURE 
• Reinforced concrete pillars and beams with “in situ” bi­directional concrete screeds  and concrete joists. 

FAÇADE 
• Double wall and insulation cavity.  Half foot exterior wall in decorative or waterproof  fair­face brick (according to project elevation plans), vault exterior sealed with cement  mortar, projected polyurethane insulation and cavity cladding with drywall panels  mounted on galvanised metal framing.  • Weatherboards and lintels depending on the carpentry chosen and project design. 

ROOF 
• Flat inverted trafficable roof with non­slip paving.  Waterproofed using a double  sheet, protected with geotextile, thermal insulation using extruded polystyrene foam,  protected with geotextile upon which a layer of protective mortar will be applied to  serve as a base for an exterior tiled floor. 

INTERIOR CARPENTRY 
• Main door reinforced with a double layer of steel, anti­lever hinges and multipoint  security lock, wide­angle spy hole.  Smooth surfaces with a lacquered wood finish.  • Interior doors: ready­made doors with smooth surfaces and a lacquered wood finish,  fixtures  for  hanging  and  brass  or  chrome  handle,  depending  on  project.  • Part­glass doors in kitchen and living room (consisting of one or two doors in the  case of the latter, depending on the project), glazed with 4mm thick acid­etched glass.  • In­built wardrobes, solid rigid door and smooth surfaces with a lacquered wood  finish.  Interior lined with matching melamine and equipped with a suitcase shelf  and hanging bar.

WALL FINISHES 
• Kitchen and bathrooms: Secondary bathroom and kitchen tiled with ceramic platelets  with separate decorative borders and PVC banding in corners.  Main bathroom tiled  with greyish­white Macael marble.  Mirror with polished frames in all bathrooms.

EXTERIOR CARPENTRY 
• Lacquered aluminium with swinging or sliding closures, according to project, with  a monoblock system mounted on galvanised or aluminium plated preframes.  Carpentry  sealed with neutral silicon on all exterior surfaces.  • Double­glazed, assembled with EPDM rubber on the inside and silicon on the outside.  Aluminium shutters with thermal and acoustic insulation and operated using a band  in bedrooms and living room.  Removable false ceiling in secondary bathroom.  • Terrace and utility room:  Non­slip exterior ceramic tiles on terrace with matching skirting board.  For utility  rooms  where  floors  are  the  same  as  kitchen, waterproof  sub­floor  and water  removal system.  Plaster ceilings or false ceilings made of waterproof drywall panels with plastic  paint finish for exteriors.  • Other rooms (hallways, living room and bedrooms):  40x40  cm  greyish­white  Macael  marble  tiles  with  matching  skirting  board.  Ceilings: false ceiling of drywall panels in living room, bedrooms, hallways, corridors  and  areas  required  for  piping  and  wiring,  all  with  a  smooth  plastic  finish.  Decorative mouldings on living room ceiling. 

ELECTRICITY AND COMMUNICATIONS 
• Electricity system fitted according to the Low Voltage Electro technical Regulation  for a high electrification level (9.2 Kw).  • Lighting in communal areas:  Ceiling lamps  Garages with fluorescent and emergency lighting in accordance with the Low Voltage  Electro technical Regulation  • Communications:  Satellite dish, wiring and sockets for television and telephone in the living room,  bedrooms, kitchen and terraces, in accordance with the Common Telecommunication  Infrastructure Regulation.  • Video entry­phone at entrance to housing estate and electric entry­phone at building  entrance.  Entry phone in kitchen or hall of house.  • Wired for burglary and fire alarms. 

BUILDING ENTRANCE AND STAIRS 
• Building entrance walls with wooden skirting board or frieze, smooth plastic  paint and mirror, depending on the project.  • Hallways in floors with houses painted in keeping with the décor, stairway walls  in tempera gotelé.  • False ceiling of drywall panels with a plastic paint finish in the entrance hall and  communal hallways. Staircase ceilings of plaster with a smooth tempera finish.  • Building entrance floor of marble.  • Lift with automatic sliding doors of stainless steel in the cabin and ground floor,  painted on the other floors and with metallic frames.  • Lift interior decorated with high quality materials, marble floor matching hallway  flooring.  Anti­vandal buttons.  • Lifts provide direct access to the car park.  • Built­in mailboxes on wall of housing estate entrance.  • Signposted communal areas, house doors, floors, building entrances, emergency  exits and rooms containing electricity meters, water mains etc.

FLOORING AND CEILING

PLUMBING AND BATHROOM FITTINGS 
• Cold and hot water system in protective copper piping, centralised water meters  and shutoff valves in all rooms with a water supply, as well as stop taps to cut the  supply to each appliance.  • Bathroom fittings and taps:  Washbasins, toilets and bidets of white vitreous china in the main and secondary  bathroom.  Enamelled steel bathtub laid on a sand bed in the main bathroom.  Shower tray in  secondary bathroom.  Marble surface with fitted washbasin in main bathroom and washbasin on pedestal  in the other.  Chrome single­handle mixer taps, thermostatic taps in bathtub of main  bathroom.  • Suspended drainage system and piping:  Soundproof  drainpipes  with  ventilation  to the  roof  and  registers  in  suspended  drainage system.  Heating and Air­conditioning  Hot water via electric accumulator.  • Temperature control:  Wired for hot/cold air pump (cold­hot lines, electrical and control wiring, pipes,  grilles and thermostat) for dual temperature control with machines on the roof of  the building and secondary bathroom.
