Get preapproved for a mortgage loan through your lender. This gives you a piece of paper that tells you how much of a loan you can borrow to buy a home as well as the interest rate and other details of the loan. In some situations, such as some HUD homes or other government foreclosed homes, the home will go to auction. In order to buy through an auction, you have to have preapproval from a lender available to prove you can buy the property. Many of these properties are on the market just like any other home for sale. You work with your real estate agent to find the property, place a bid on it and then close on the property. You can profit many ways from the sale of these homes, though, which is why it is so important for you to consider having your loan in place before you start looking.
