Lawn Maintenance Report 2008
This report is a follow up to the “Lawn Maintenance Report 2007” which outlined how work was
conducted, equipment use, expected costs, and where to get repairs done. The report will show
three seasons of work to demonstrate where more and less work was required. Although seasons
may vary due to unseasonable weather conditions, typically more work is required in the mid
summer months than the spring and fall months.
In 2008, the Lawn Maintenance Contract included maintaining of the compost bins each month
and taking out a newly acquired Green Bin for larger yard waste. Also in 2008, the Finance
Committees recommended, a monthly report to be submitted to the committee at the beginning
of each month to demonstrate that duties were being addressed according to the contract. The
contract outlines a remuneration is $100 per month for nine months, from mid- March to mid-
December. This process has not changed from recent years.
The following will be a brief outline of the seasons activities as shown in 2007. Also included is
a recommendation that the remuneration be reflected according to seasons based on a more accu-
rate representation of hours worked. Two recommendations include 1) extending the contract to
4 seasons (1 year) in order to include the maintenance of compost and; 2) increasing the remu-
neration during the spring and fall months and increasing it during the summer months.
Spring Season
Typically, the spring work included the following activities:
●
preparing equipment i.e. sharpening push mower blades
●
cleaning up the tools in the house basement
●
removing weeds and trimming lawns (monthly)
●
mowing lawns approx. (March - April): house front, boulevards Ontario St. + 10th Ave
and front of building (bi-weekly)
●
raking branches and debris from lawns while leaving grass clippings as a natural mulch
●
loading compost and manure in all the surrounding gardens
●
sweep walkways in front of house (bi-weekly)
●
clean up garbage along Ontario St (regularly)
●
transferring compost between bins (monthly)
●
removal of Yard Trim bin (bi-weekly)
Additional activities:
Again there was a delay in getting Maintenance to have the tools sharpened. This delayed the
cutting of lawns. The lawns were typically cut every two weeks. Only the push mower was used
as the electric mower was not effective on our undulating lawn. The back yard was re-seeded in
the spring and therefore no work was required until late spring. The electric weed trimmer was
not used due to problems with it in the previous year so the manual trimmer was used.
Recommendations:
●
have tool sharpening in the winter months as to not delay lawn cutting in the spring

Summer Season
The summer work included the following activities:
●
maintaining lawn equipment and keeping the basement clean and orderly
●
removal of weeds and trimming lawns (monthly)
●
mowing lawns during the peak of the growing season (May - June) (weekly to bi-weekly)
●
edging of paths and gardens with manual edger (monthly)
●
sweeping walkways and removal of garbage along streets (bi-weekly)
●
transferring compost between bins (monthly)
●
removal of Yard Trim bin (bi-weekly)
Additional Activities
Lawn cutting was increased during the summer months. The rain barrels were installed to the
west and north of the house during a work party and a mason bee condo was installed on the
west fence. Soil and shade plants were inserted along the back alcove terrace throughout the
summer when time permitted. The compost area was reorganized to make room for the Green
Bin. The black locus tree “Isabelle” was tied with support ropes after a strong storm bent the
trunk. Numerous hours were spent removing Morning Glory from the west gardens.
Recommendations:
●
install two more rain barrels for the north west and north side of the house
Fall Season
The fall work included these activities:
●
maintaining lawn equipment and keeping the basement clean and orderly
●
mowing lawns as needed (monthly)
●
raking leaves and storing them for our compost bins (bi-weekly)
●
edging of lawns (monthly)
●
sweeping walkways and removal of garbage along streets (bi-weekly)
●
transferring compost between bins (monthly)
●
removal of Yard Trim bin (bi-weekly)
Additional Activities
Lawn cutting was reduced to bi-weekly and monthly by October. Leaves were collected and
stored in plastic bags and a mesh cage beside the compost bins. All plants in the gardens were
trimmed back. The compost area was reorganized according to recommendations from a survey
conducted during the summer months. During the fall work party, the Ivy tree stump along the
south side of the house was removed and a Lilac shrub was planted. City compost was spread
and bulbs were planted in surrounding gardens.

General Recommendations:
●
maintain communication with Maintenance regarding projects involving gardens
●
continue to have fall and spring Work Parties
● ensure members understand that the chore to sweep the front alcove also includes picking
up garbage from the boulevard along Ontario St and 10th Avenue
●
install a rock vegetable garden in the front lawn of the house to improve the health and
aesthetics of the sloping lawn which tends to dry out during the summer months
●
encourage members to adopt flower gardens surrounding back yard
●
request Membership to include watering front gardens as part of the alcove chore
●
continue to support distribution of new compost and soil in the gardens each spring
●
resolve issue with Finance Ctte to permit Car Co-Op vehicles to be used when transport-
ing soil for gardens rather than have soil delivered at higher costs
●
install soaker hoses in the back gardens and attach them to rain barrels when needed
Recommended changes to contract:
●
Extend contract 3 months to include a winter season to maintain compost + Yard Trim bin
●
Change the contract to better reflect hours worked. In 2008, the contract added two items
“Put out and retrieve “Yard Trim bin” for collection (as needed and per City of Vancouver
schedule)” and “Transfer compost between bins to allow for new compost (monthly)”.
Contract work has continued through the winter season on a volunteer basis.

Summer months (June, July, August) $150.00/mo = $450.00
Fall months (September, October, November) $ 75.00 /mo = $225.00
Winter months (December, January, February) $ 25.00 /mo = $ 75.00

LAWN MAINTENANCE PERSON CONTRACT 2008
(Lawn Mowing/Leaf Sweeping Contract)
Between View Court Housing Coo-op.
And: Jamie Anfossi
This contract is between View Court Housing Co-op and Jamie Anfossi to mow and care for the
co-op’s lawns for one year. Remuneration is $100 per month for nine months, from mid- March
to mid-December. It is renewable with the Board of Directors.
Details
The LAWN MAINTENANCE PERSON (Jamie Anfossi) will:
• Mow lawns on co-op property and boulevards every two weeks, as needed;
• Edge all lawn areas and remove weeds as needed;
• Put out and retrieve “Yard Trim bin” for collection (as needed and per City of Vancouver
schedule)
• Transfer compost between bins to allow for new compost (monthly); and
• Sweep, rake, and remove debris from the lawn areas and the leaves in the autumn as
needed (no use of leaf blowers).
• All lawn mowing is to be done between 10am and dusk
View Court (the Contractor) will:
• Provide mowing, trimming, and sweeping equipment, to be used only for the View Court
contract;
• Pay for servicing and repair of above tools as necessary arising from their proper use; and
• Pay for the City of Vancouver “Yard Trim bin” for the removal of any garden refuse (i.e.,
weeds) generated by the above work
