SAS International’s off-site integration offers reduced installation time and on-site wastage
There are a number of benefits to specifying the SAS off-site prefabrication service including savings in installation time and cost through limiting on-site wastage. Many M&E services, including luminaires and air diffusers, are factory fitted off-site. Normally, a suspended ceiling would have the tiles delivered, with the services fitted and connected on-site. For the recently completed Colmore Plaza, an exciting new office development in Birmingham, off-site prefabrication from SAS International was specified. Aedas Architects and the project development team, Abstract Securities, specified System 330 with SAS FT, a fine textured paint finish, for the ceilings for Phase 1 of this prestigious Class A office building. A full service prefabricated solution was specified by the M&E Consultants with air diffusers factory integrated into the tile. This facilitated the speed and ease of installation, and created build efficiencies for the fit-out of the initial office suites. The linear grid metal ceiling system which was installed in the open plan office areas creates a neat, streamlined feel for space. As there was a requirement to make the ceiling appear as uniform as possible, a small perforation pattern for the tiles was chosen in keeping with this ‘monolithic’ look, which also assists with acoustic performance. The developer, who specified a metal ceiling for its durability and performance, wanted to achieve a flat nonreflectant ceiling. SAS International’s fine textured paint finish, SAS FT, offered a visual appearance similar to emulsioned plasterboard with a semi-matt/low-gloss appearance. SAS FT negates the chance of lighting ‘hotspots’ (indirect light sources common with up lighting) and glare occurring, increasing the perceived flatness of a metal ceiling while maintaining its durability and functionality. As Colmore Plaza is Birmingham’s largest speculative office development built to date, it was vital that the building itself was designed to appear both modern and simple, so that it will not date, and as a result most of the floors consist of open plan office space. Combined with the large floor to ceiling glass windows, it was vital that the ceiling finish was able to limit the amount of glare produced by sunlight, while complimenting the other robust and aesthetic choice of materials.

Spartan Tiles: Faversham Health Centre
At Faversham Health Centre in Kent, the main pedestrian access had been leaking into the main entrance and underground car park for over 10 years. Capital Roofing were tasked with finding a solution to this persistent problem, providing an aesthetically pleasing slip-proof tile designed to protect the asphalt edging on the steps and to assist the partially sighted. After core samples were taken, it was determined that mastic asphalt was the best solution, due to both its durability and the possibility of laying a continuous waterproof system with a thickness of 30mm – necessary because of the existing drainage systems and very low door thresholds. It was further decided to lay Spartan tiles on top of the mastic asphalt because of their unique porous composition. Under normal circumstances, this type of work would be carried out outside of normal working hours, but as the Faversham Health Centre is open and operational 24 hours a day, seven days a week, this proved impossible. At every working stage, safe systems of work had to be followed, including provision for ‘no trip’ hazards, and continual availability for wheelchair access. This project was finished both on time and within budget, and the materials used are guaranteed by the suppliers for 20 years. John Newton & Co: waterproofing and damp proofing conversion
The recent Berkeley Homes development of twelve new build luxury town houses with basements and the renovation of an existing Grade II listed three storey school building into apartments utilised Newton waterproofing and damp proofing membranes. The new-build, four storey town houses maximize all of the available space, including basement areas. Basement floors were constructed using Newton 520, closed cell insulation and a 65mm concrete screed. The single skin brick school building had been derelict with defective pointing, and as a consequence was suffering from lateral penetration of moisture across all elevations, rendering the building uninhabitable. As the facade was to remain untouched, Newlath 2000 damp proof membrane was suggested to the Berkeley Homes architects as an effective and quick method of providing a damp barrier above ground level, which was finished using insulated plasterboard, dot and dab fixed. This technique of damp proofing is deemed as reversible for listed buildings and removes the need to introduce unwanted chemicals into the construction. Newton waterproofing and damp proofing membranes are a cost effective means of overcoming damp and waterproofing problems in new-build and refurbishment projects and are are also quick to apply.
