REPORT INTO DAMP PENETRATION FLATS 2 AND 14 FLATS 2 & 14 Cricklade Road Swindon Condition report We have been instructed by Amber Management to attend the above property on Tuesday 6th October 2009 to investigate an ongoing damp problem. We met with the letting agent and inspected flat 2. As soon as we entered the apartment we immediately noticed the damp smells. We were shown the inside of the boiler cupboard first. There were signs of severe damp to the walls and mould growth was evident. We then entered the bathroom; Damp/mould to un tiled section of wall Damp to plastered section of wall to left of shower screen and there was also damp/mould on ceilings We checked the walls with a Protimeter MMS to eliminate the possibility that this was a condensation issue. The Protimeter showed us that this was indeed water ingress behind the dot and dab plasterboard. We therefore took our investigation to the floor above and to apartment 14; this apartment was also owned by the same agent. Apartment 14 We entered apartment 14 bathroom and I immediately noticed obvious damage to the walls and surrounding areas. There was a shower curtain fitted in front of the shower screen, indicating that the screen alone may not have been sufficient protection to the outside areas of the bath. Mould spread under bath CONCLUSION The damage to flat 2 has been caused by the lack of maintenance to the shower/bath waterproofing in flat 14. The lack of sealants and waterproofed walls has over time led to severe moisture damage to the bath areas. Water is leaking under the bath via this lack of seals and is soaking through the screed and cavities into Flat 2. Major remedial works are required to both properties and preventative action should be taken to prevent this happening in flat 2. I would presume that all flats in the block have this same generic problem and should be warned of the consequences of not being pro active with the maintenance.
