All Debtor’s interest in (A) equipment, goods of every kind and description (including, without limitation, all construction materials, machinery, improvements, furniture, furnishings and fixtures (i) now or hereafter placed on the premises at _____________________________ ___________ more particularly described in a mortgage from Debtor to Secured Party dated _______________ recorded (filed) with _________________________________________ and (ii) usable in the construction, operation or maintenance of the mortgaged premises and improvements, and the proceeds therefrom; (B) the proceeds of all insurance covering said premises and eminent domain proceeds with respect to said premises; (C) all present and future contracts for the design, supervision and construction of certain improvements on said premises [brief description of improvements] (the “Construction”); (D) all of the Debtor’s accounts, contract rights, documents instruments, chattel paper, general intangibles and all other rights to the payment of money (including, without limitation, tax refunds and proceeds of insurance) whether now existing or hereafter arising, and proceeds thereof; (E) plans and specifications prepared in connection with the Construction; (F) the permanent loan commitment issued to Debtor by ____________________________________________ dated _______________; (G) all of the rents and other payments required of lessees, tenants, occupants, licensees (hereinafter called “Tenant”) whether or not designated as rent or additional rent (including without limitation security deposits, tax or operating expense escalation payments or any other payments from any license, use permit or concession and any other issues and profits arising from the premises whether under existing leases, licenses, tenancies, occupancies, concessions or agreements, written or unwritten, collectively called (“Leases”) or under any Leases hereafter
