                        Warlo Mortgage Investment Corp.

                                 Quarter No. 2 – 08/09
Dear Investors,

                 December 31st, 2008 has passed with no late payments, no defaults and no notice
of specific problems going forward. We have widened our broker network to include HLC
(Home Loans Canada) team leaders, thus allowing us a greater choice of clients with greater
selectivity of files we choose to fund. At the end of quarter number two, Warlo has made
nineteen mortgage advances totaling $3,043,800 for a gross portfolio total of $3,825,662 gross
profit of $328,180 and a monthly cash flow of $40,105.08. We have been paid out on three
mortgages totaling $1,022,000 and immediately turned around and relent those funds. We
currently have 39 investors with a total investment of $3,168,978 and the fund is RRSP eligible.
If you would like to purchase shares through your RRSP, please contact Cameron or Riley.

         As we become bombarded with predictions of doom and gloom we suppose it would be a
little optimistic to think we will not experience some issues going forward. Canada is
economically the strongest G8 country and the western economy is the strongest in Canada and
fundamentals are still solid.

       We have established a second ‘MIC’ designed for more secure loans and a lower return

    Notes:

•   The investment amount is as of the 31st day of the month at the end of each quarter
•   As a result of annual dividend distribution, if money is withdrawn from the fund mid-year, the
    dividend is payable at the end of the fiscal year and is therefore represented in the above tables
•   Return is calculated on a per share, per day basis. The total profit divided by the total number of
    share days in the fund, gives a per share per day return. The per share per day return multiplied
    by the number of share days an individual has gives the individuals return.
•   Share-days is the number of shares multiplied by the number of days those shares have been in
    the fund. For example if you have 100,000 shares in for 2 days you have 200,000 share days
•   All returns are subject to accounting, legal, and management fees and are approximate.
