Good news for home buyers

President Obama has signed legislation extending and expanding the tax
credit for first time home buyers. Now you don't have to be a first time
buyer to qualify.

The $8000 credit is extended until June 30, 2010. Home buyers must sign a
contract before April 30 and close by June 30. To be considered a first time
home buyer, you must not have owned a home within the past 3 years.

The income limits were also raised. Single buyers can now earn up to
$125,000 and still get the full credit, while a married couple can earn up to

Existing homeowners are now eligible to claim the credit. Those homeowners
who have owned and occupied a home for at least five out of the past eight
years can claim a $6,500 tax credit if they close on a purchase by June 30,

So, if you didn't qualify the first time, here's your chance to buy your first
home or sell your present home and buy another, and get paid for doing so.
Before you shop for a home, contact me to get pre-qualified for a mortgage,
at no cost to you. Being pre-qualified will give you bargaining power when
negotiating a contract, because the seller will know you are a serious buyer.

I can't tell you how many people have called me in the past month, because
they are behind on their mortgage and want my help. Unfortunately many of

were 3, 4 or as much as 7 months behind in their payments.
The time to act is when you first realize a mortgage payment will be late. A
late mortgage payment on your credit report can jeopardize your chances of
refinancing your mortgage to a lower rate or longer term, to lower your
payments. If you think you can't refinance because you owe more than your
house is worth, think again. Depending on the type of mortgage you have, it
may still be possible to refinance, but remember the sooner you act the
better your chances are.
