     This fee is non-refundable if your offer is accepted and processing is commenced. A rejected offer will
     be returned together with the fee. Reasons for non acceptance of your offer include but not limited to:


              The plot(s) you selected is/are not available or has/have been assigned or purchased
              An inaccurately or insufficiently filled letter of offer
3) A ten percent (10%) deposit due upon execution of Sales Agreement:

4) The Vendor and Buyer(s) agree to execute a Sales Agreement on the terms contained
   herein, within _thirty-five (35) calendar days of acceptance of the offer by the
   Vendor.

   A signed offer letter reserves the plot(s) in the buyers name for the above stated period of thirty-five
   (35) calendar days. If, at no fault of the Vendor, the Sale Agreement is not executed within the said
   period, this Letter of Offer shall be null and void, and the buyer shall lose all claim afforded him/her
   by the terms herein to purchase the said plot(s). The buyer would be required to execute a new offer for
   the said or other plot(s) in this sale. The processing fee for a subsequent offer shall be waived if it is for
   the previously assigned plot(s) to the Buyer which is/are still available.


5) Balance due to Vendor at closing: Ksh _____                                                                 _

   This balance due does not include the Stamp Duty due to the Land Registrar upon transfer and
   recording of the title in the buyer’s name or his/her nominee. The closing (completion) of the sale shall
   be no later than one hundred and twenty (120) calendar days from the date of the execution of the Sale
   Agreement.


6) Said property(s) is to be sold free and clear of all encumbrances, by good and

   marketable title, with full possession of said property available to Buyer.
