The Kitchener School site contains two separate Heritage buildings, a wood frame building
built in 1914 and listed in the “A” category on the Vancouver Heritage Register, and a brick
building listed in the “B” category which was designed by the notable architectural firm of
Twizell and Twizell and built in 1924 (with wings added in 1929 and 1962).

The applicant team will present several which involve retention of the “A” listed wood frame
building, demolition of the “B” listed brick building, and construction of a new school on the
site. The applicant team will explain challenges around the retention of the brick building.


(i)      options relating to the retention of the “A” listed building; and
(ii)     demolition of the brick “B” listed building.

         Preliminary Review

The house at 1925 Maple Street has been brought forward by the owner as a proposed
addition to the Vancouver Heritage Register. It was built in 1928 during the building boom of
the late twenties. Most of the original windows survive and few additions or changes have
been built which detract from its aesthetic character. The addition to the Register relates to
a preliminary proposal to develop an infill building at the rear of the site.

A draft Register evaluation has been done and provided in the submission material, which
suggests the building may warrant addition to the Register in the “C” category. However,
staff have concerns about this, noting that the type of building is fairly ubiquitous on the west
side and that it does not appear to be a strong representation of a particular style (having
elements of craftsman and English or Dutch colonial/vernacular revivalist styles), and that its
main heritage value lies in aesthetic features such as the existing windows. As well, the
relative value of resources which represent the building boom of the late 1920s is an issue
staff welcome discussion on.


(i)      draft register evaluation, in particular style/type, and historical pattern; and
(ii)     Statement of Significance.
