     H. COMMUNITY CONNECTIONS/ VIEW CORRIDORS
             Waterront Square’s design will emphasize openness and connectivity to the neighboring community, ensuring that the
             mistakes of the past will not be repeated.

             •   The development will present an open and welcoming face to the neighborhoods to the west and to North Shore
                 Road (Route 1A).

             •   Buildings on each parcel will present a variety of heights and visual breaks between the various structures, creating
                 opportunities for views towards the ocean.

             •   An east-west pedestrian connection aligned with Calumet Street is proposed to be created to link the neighborhoods
                 with the beach and parkland.

XII. Sustainable Design
      Waterfront Square creates a mixed-use, high density, walkable community, with
      direct access to multi-modal transit. The development will be tracked and submitted
      as a LEED for Neighborhood Development project at the Silver level. See the FEIR
      submittal for a detailed discussion of the proposed sustainable design strategy. Key
      features contributing to project sustainability are outlined below:
      •   Facilities for bicycle use and parking.

      •   Rain water reuse.

      •   Recycling areas in residential buildings.

      •   Construction materials chosen for a percentage of post consumer or post
          industrial recycled content – e.g. steel, concrete, carpet, tile.

      •   PV systems on MBTA Parking Garage Roofs.

    C.  OCEAN AVENUE STREETSCAPE
                Waterfront Square’s design presents an animated, pedestrian-oriented
                streetscape environment along 2,000 feet of Ocean Avenue, and at the
                same time conforms to the requirements for construction within a
                flood plain.

            •      A public sidewalk will extend continuously along Ocean Avenue,
                   with cross walks leading to activity nodes in the DCR parkland.
                   Access will also extend from the sidewalk into open plazas within
                   the site.

            •      Attention to materials, landscaping and lighting will create
                   a cohesive overall design for this important segment of the
                   beachfront.

            •      Parking is entered from grade and positioned back from the
                   sidewalk line to permit actively occupied spaces to form the public
                   street edge. All parking will be at or above grade.

            •      Sidewalks will also slope up to provide access above the base flood                                                             Section at Ocean Avenue
                   elevation to occupied building spaces. Thus spaces such as locally-
                   oriented retail and seasonal uses will be easily accessed while
                   located 4 to 5 feet above street level.

            •      The first level of dwelling units will occur at least 5 feet above
                   street level to provide an additional margin in potential long term
                   flood events. These units will be accessed from street level lobbies
                   facing Ocean Avenue or internally from parking.
