Replacing commercial lighting with energy efficient lighting technologies is one of the most advantageous, opportunistic cost-saving investments available to a commercial facility. Advancements in illumination technology has resulted in the creation of lamps that efficiently and effectively produce light that the human eye readily perceives, while generating this light with a technology that reduces power consumption by more than 50%. These new energy efficient technologies are capable of maintaining their illumination levels for more than 50,000hours, and in the case of induction lighting, up to 100,000-hours. By replacing energy inefficient lamps with energy efficient lamps, many companies experience greater than a 900% return on their initial investment, making this an outstanding solution for a commercial facility owner looking to reduce his ongoing costs of operation. A number of different energy efficient lighting technologies are currently available including light emitting diodes (LEDs), T-8 fluorescents, and induction lighting. Gross Lease: A Lease in which, for a specified Rent, the Landlord provides all Services and Repairs and pays all expense of the leased property, such as taxes, insurance, maintenance, utilities, etc… Full Service Rent: A rental rate that includes operating expenses and real estate taxes for the first year.
