SHAREMAX INKOMSTE PLAN EN SHAREMAX WAARBORG PLAN

Tot en met gistermiddag was daar in Athlone Park en Die Meent nog ruimte vir R27,0 miljoen
van die oorspronklike R93,7 miljoen.

SHAREMAX GROEI PLAN

Met Berg-en-Dal residensiële ontwikkeling by Heidelberg in Gauteng, die huidige projek van
die Sharemax Groei Plan, vorder dit mooi. Tot en met gistermiddag was daar nog ruimte vir
R14,0 miljoen van die oorspronklike R29,3 miljoen. Die gedrukte prospektus van Berg-en-Dal
is reeds beskikbaar.

AANBIEDINGE DEUR S A RETAIL

Die uitgestelde Spesiale Algemene Vergaderings vir Van Riebeeckshof, St George‟s Square,
Atterbury Décor, Comaro Crossing, Davenport Square, North Park Mall, Midway Mews,
Tygervalley Omniplace en Clubview Corner het op 22 en 24 Januarie 2007 plaasgevind. Die
aandeelhouers van die nege geboumaatskappye het almal die aanbod van S A Retail
aanvaar en Sharemax sal nou voortgaan om die oordrag van die geboue aan S A Retail te
doen. Meer inligting sal mettertyd aan u bekend gemaak word, maar in hierdie stadium word
dit voorsien dat al die geboue teen die einde van April 2007 oorgedra sal wees.

SAAMTREKKE VAN FINANSIËLE ADVISEURS

Die program van saamtrekke van finansiële adviseurs waartydens die nuwe Sharemax
Premie Plan bekend gestel gaan word, is hierby aangeheg. Teken asseblief solank die
datums aan.

SHAREMAX INVESTMENTS SE PROJEKTE VAN DIE SHAREMAX GROEI PLAN

Daar is verskeie versoeke van finansiële adviseurs ontvang om meer gereeld terugvoering
oor Sharemax se projekte van die Sharemax Groei Plan te gee. Ons sal probeer om dit
voortaan een keer per maand te doen. Die huidige stand van die projekte is soos volg:

Willows Crossing se herontwikkeling in die Wilgers, Pretoria

Die winkelsentrum is gedurende 2006 voltooi en is reeds ten volle verhuur. Die huurders
rapporteer goeie handelsomstandighede en is baie tevrede. Die ontwikkelaars het op
8 Januarie 2007 met die konstruksie van die Engen vulstasie en McDonalds kitsrestaurant
begin en die hele projek behoort teen April 2007 voltooi te wees. „n Aanbod om die
winkelsentrum te koop is ontvang en dit blyk „n baie gunstige aanbod te wees wat verdere
aandag sal geniet nadat alle konstruksie afgehandel is.

River View residensiële ontwikkeling by die Hartbeespoortdam, Noord-Wes

„n Aanbod om die ontwikkeling te koop is van ander ontwikkelaars ontvang en die
projekbestuurder se direkteure het die gunstige aanbod aanvaar en is tans besig om die
aangeleentheid verder te voer. Dit beteken dat die aandeelhouers in River View in die loop
van die volgende paar maande hulle kapitaal en opbrengs, tesame met „n bonus ontvang.

Die finansiële adviseurs wie se kliënte aan hierdie projek deelgeneem het, sal ook „n bonus
ontvang. Dan sal daar weer dadelik vir daardie finansiële adviseurs geleentheid wees om
hulle kliënt se geld in „n nuwe projek van Sharemax te belê, om sodoende weer vol
kommissie daarop te kan verdien.
Whale Rock residensiële ontwikkeling in Margate, KwaZulu-Natal

Die geboukompleks se planne sal waarskynlik hierdie week nog goedgekeur word waarna
met die konstruksiewerk begin sal word. Van die 33 eenhede is 24 reeds verkoop en die
oorblywende eenhede sal in die 3de kwartaal van 2007 te koop aangebied word.

Mont Rouge residensiële ontwikkeling by die Hartbeespoortdam, Noord-Wes

Daar is op 22 Januarie 2007 met die skoonmaak van die terrein begin. Planne vir die
toegangshek en ringmuur behoort volgende week goedgekeur te word en daar sal dadelik
met die konstruksie daarvan begin word. Aanduidings bestaan dat die terrein teen
September 2007 gereed sal wees vir proklamasie. Dan kan die erwe getransporteer word.
Sodra die hek en muur voltooi is, sal „n bemarkingskantoor opgerig word en sal die bemarking
van die oorblywende erwe dan gedoen word.

Stonewood residensiële ontwikkeling in Dullstroom, Mpumalanga

Die ontwikkelaars is besig om te voldoen aan die voorwaardes wat in die
omgewingsimpakstudie gestel is. Die planne vir die konstruksie van die hek en ringmuur
word volgende week ingedien, waarna daar met die konstruksie voorgegaan sal kan word.
Dit sal die ontwikkelaars in staat stel om die bemarkingsaksie ook op dreef te kry vir die
verkoop van die erwe.

Berg-en-Dal residensiële ontwikkeling by Heidelberg, Gauteng

Hoewel hierdie eiendom nog nie volskryf is nie, is ons verbaas oor die hoeveelheid navrae
wat van mense ontvang is wat graag erwe en huise in die ontwikkeling wil koop. Dit wil
voorkom asof die impak van die nuwe myne in die omgewing baie groter sal wees op
behuising, as wat aanvanklik vermoed is. Die beplanning is om die ontwikkelaars op die
terrein toe te laat sodra die prospektus volskryf is. Hierdie is voorwaar „n projek wat al beter
raak, soos wat tyd aanstap.

SHAREMAX SE VOLDOENINGBEWUSMAKINGSWEEK

Sharemax het weer eens die voortou geneem.              „n Spesiale Sharemax voldoening-
bewusmakingsweek vind vanaf 1 tot 7 Februarie 2007 plaas. Verskeie opwindende
aktiwiteite en „n kompetisie sal deel daarvan vorm. Op Woensdag 7 Februarie 2007, met die
afsluiting van die week sal mnr Gerry Anderson, die adjunk uitvoerende hoof van die Raad op
Finansiële Dienste, as gasspreker optree by Sharemax House in Pretoria, met die onderwerp
“Die toekoms van FAIS, asook die skepping van formele en sekondêre markte”.

Meer gedetailleerde inligting oor die voldoeningbewusmakingsweek sal binnekort aan die
bemarkingsnetwerk bekend gemaak word.

KOMPETISIE VIR FINANSIËLE ADVISEURS

Ek verwys na verlede week se nuusbrief van 18 Januarie 2007, waarin die kompetisie vir
finansiële adviseurs weer volledig uiteengesit was.

Baie belangrik: Enige belegging wat „n finansiële adviseur op die herverkoop van aandele wil
plaas ten einde sy/haar kliënt daarmee te bevoordeel, sal ook vir die prestasie van die
finansiële adviseur tel om vir die prys (die bootrit) te kan kwalifiseer.

SHAREMAX INCOME PLAN AND SHAREMAX GUARANTEE PLAN

By yesterday afternoon, there was still space for R27,0 million of the original R93,7 million in
Athlone Park and Die Meent.

SHAREMAX GROWTH PLAN

The Berg-en-Dal residential development in Heidelberg in Gauteng, the current project of the
Sharemax Growth Plan, is progressing well. By yesterday afternoon there was still space for
R14,0 million of the original R29,3 million. The printed prospectus of Berg-en-Dal is already
available.

OFFERS BY S A RETAIL

The deferred Special General Meetings for Van Riebeeckshof, St George‟s Square, Atterbury
Décor, Comaro Crossing, Davenport Square, North Park Mall, Midway Mews, Tygervalley
Omniplace and Clubview Corner took place on 22 and 24 January 2007. The shareholders of
the nine building companies all accepted the offer of S A Retail and Sharemax will now
continue with the transfer of the buildings to S A Retail. More information will be provided in
good time, but at this stage it is envisaged that all the buildings will be transferred by the end
of April 2007.

GATHERINGS OF FINANCIAL ADVISORS

The programme of gatherings for financial advisors, during which the new Sharemax
Premium Plan is to be introduced, is attached. Please make a note of the dates in the
meantime.

SHAREMAX INVESTMENTS' PROJECTS FOR THE SHAREMAX GROWTH PLAN

Various requests have been received from financial advisors for more regular feedback on
Sharemax's projects for the Sharemax Growth Plan. We shall endeavour to do so once a
month in future. The current status of the projects is as follows:

Redevelopment of Willows Crossing in The Willows, Pretoria

The shopping centre was completed during 2006 and has already been fully rented out. The
tenants are reporting good trading conditions and are very satisfied. On 8 January 2007, the
developers started on the construction of the Engen filling station and McDonald‟s fast-food
restaurant, and the entire project should be completed by April 2007. An offer to purchase the
shopping centre has been received and it appears to be a very favourable offer, to which
further attention will be given once all construction work has been completed.

River View residential development at the Hartbeespoort Dam, North-West Province

An offer to purchase the development was received from other developers and the project
manager's directors have accepted this favourable offer and are currently taking the matter
further. This means that the shareholders of River View will receive their capital and returns,
together with a bonus, during the course of the next few months.

The financial advisors whose clients participated in this project will also receive a bonus. In
addition, these financial advisors will immediately have the opportunity to invest their clients'
money in a new Sharemax project, thus enabling them to earn commission on it again.
Whale Rock residential development in Margate, KwaZulu-Natal

The plans for this building complex will probably still be approved this week, after which
construction work will start. Of the 33 units, some 24 have already been sold and the
remaining units will be offered for sale during the 3rd quarter of 2007.

Mont Rouge residential development at the Hartbeespoort Dam, North-West Province

Site cleaning started on 22 January 2007. Plans for the entrance gate and outer wall should
be approved by next week and construction thereof will start immediately. There are
indications that the site will be ready for proclamation by September 2007, after which the
stands can be transferred. As soon as the gate and wall have been completed, a marketing
office will be established and marketing of the remaining stands will then take place.

Stonewood residential development in Dullstroom, Mpumalanga

The developers are in the process of meeting the requirements of the environmental impact
study. The plans for the construction of the gate and outer wall will be submitted next week,
after which construction will continue. This will enable the developers to start the marketing
campaign to sell the stands.

Berg-en-Dal residential development in Heidelberg, Gauteng

Although this property has not yet been fully subscribed, we have been surprised by the
number of enquiries received from people who wish to purchase stands and houses in this
development. It appears as though the impact on housing of the new mines in the area will be
much greater than initially suspected. It is planned to allow the developers onto the site as
soon as the prospectus has been fully subscribed. This is definitely a project that is improving
as it progresses.

SHAREMAX'S COMPLIANCE AWARENESS WEEK

Sharemax has once again taken the lead. A special Sharemax compliance awareness week
will take place from 1 to 7 February 2007. Various exciting activities and a competition will
form part of this. On Wednesday 7 February 2007, at the end of this week, Mr Gerry
Anderson, the deputy chief executive of the Financial Services Board, will be the guest
speaker at Sharemax House in Pretoria, speaking on the subject of "The future of FAIS, as
well as the creation of formal and secondary markets".

More detailed information about the compliance awareness week will be made available to
the marketing network soon.

COMPETITION FOR FINANCIAL ADVISORS

I refer to last week's newsletter dated 18 January 2007, in which the competition for financial
advisors was fully explained once again.

Very important: Any investment which a financial advisor wishes to place on the resale of
shares in order to benefit his/her client, will also count towards the financial advisor's
performance in order to qualify for the prize (the boat cruise).
