					Kings Lake Neighborhood Association, Inc. Board of Directors Meeting May 18, 2009 MINUTES The meeting was called to order by Chairperson David Powell at 10:48 a.m. A quorum of the Board was established. Present: David Powell, Nathaniel Brown, Rowland Hughes, Walter Judd and Barb Migliaro David Reid and Kelly Moran represented Rampart and our attorney, Uta Grove was present Officer Reports Minutes of the Previous Meeting: David Powell made a motion to approve the Board meeting minutes as submitted for the April 2009 meeting. Barb Migliaro seconded the motion. The motion passed unanimously. Treasurer’s Report / Financial Statements: The April financial statements were distributed via email. Discussion on delinquent accounts. The most current report shows the delinquencies to be around $138,000.

Unfinished Business Replacement of Damaged Fence in Front of Community . Insurance claim is still pending. Dave Reid will follow up on this. Security Patrols in Kings Lake The Board decided to table this item for now and will look at this again at its June meeting. Replacement of one of the Security cameras Equipment has been received and will be installed when weather permits.

New Business Rental Properties and identification of properties that are receiving the Homestead Exemption that do not qualify for it Rampart and the HOA agreed to identify all rental properties located within Kings Lake Communities and get them to comply with the Covenants. Rampart and the HOA will also work on identifying all homes in the Community in which a homeowner is taking a

Homestead Exemption for but are not entitled to it. Barb will work with Wally to identify the appropriate party in the Property Assessors Office to work with so that these property owners can be turned over to them to take the necessary action. Cutting of trees/shrubs to the north of Kiddie Park The trees/shrubs behind the homes on Kings Lake Drive just north of the Kiddie Park have been trimmed back and it was determined that the tree in question behind 6940 Crown Lake is not on HOA property. The homeowner has been notified of such. Community Garage Sale The Board decided to not sponsor a Community Garage Sale this year. Some of the reasons being the traffic congestion that was experienced in here last year and the complaints that we received about it. Also, the expense in putting on the sale is paid for by the Directors and we felt that we did not get the most bang for our buck last year. This issue can be addressed next year if the Community so desires. County Grant money Barb Migliaro presented the Board with an article that she viewed from the South Shore News & Tribune discussing grant money that is available for sprucing up neighborhoods. Barb and 1 other Board member will attend 1 of the meetings being conducted to find out how Kings Lake Neighborhood could qualify for one of these grants. The Neighborhood could qualify for up to $1,500. to make improvements in our Community. Rampart Issues A number of issues dealing with Rampart were discussed and agreement was reached between Rampart and the HOA on addressing the HOA concerns. Rampart will work on writing up a Delinquency policy. David Powell made a motion to adjourn. Walter Judd seconded the motion. The meeting adjourned at 11:05 a.m. The next Board meeting will be held Monday, June 15, 2009 at 6:00 p.m.
