FOUNDATION
Full basement with 10” block (partial crawl space in some models). Solid cap block on top course. 12 course concrete block basement in all models. Portland based dampness protection product applied to exterior surface of deep basement walls and crawl space walls. Concrete stoops at front and rear entry doors (most models). Two insulated basement windows with screens. Concrete basement floor. 2” x 6” pressure treated sill plates. French drain system around foundation. Floor drain or sump pit, whichever grade requires. Dryer vent.

EXTERIOR
Quality kiln-dried lumber. 2” x 10” floor joists – 16” on center. Metal x-bridging between floor joists. 2” x 6” exterior wall studding 16” on center with 1” T & G dow sheathing or 7/16” OSB sheathing. 2” x 4” interior wall studding 16” on center. 2” x 8” rafters (most models) and 2” x 6” ceiling joists – 16” on center. 23/32” Advantech flooring glued and nailed. ½” Douglas Fir plywood roof sheathing. Wolverine and Alcoa vinyl siding (many styles and colors). Alcoa aluminum vented soffit, fascia, gutter and downspouts. Raised panel or louvered shutters on front (most models). Full ridge venting. 30 year warranty seal down Tamko Heritage Series Shingles with 15 lb. felt paper.

INSULATION
Sill plate insulation. R-38 blown fiberglass ceiling insulation. R-21 basement ceiling insulation. R-26.5 wall insulation (total) with 1” Dow sheathing or R-21.5 with 7/16” OSB sheathing.

WINDOWS & DOORS
Andersen High Performance windows (low “E” glass) vinyl-clad nontilt narrowline windows with full screens; or Andersen 200 Series vinyl-clad tilt Low E windows with screens. Therma Tru Smooth Star swinging patio door (low “E” glass) with screen (most models) or Andersen high performance sliding patio door with glass (some models). Therma Tru Entry Doors. Interior doors and bi-folding closet doors (3 styles available). Flush or raised panel with foam core garage door (when applicable). Schlage door locksets and hardware – privacy locksets on bedroom and bath doors. Front entry door includes Georgian Series polished brass handleset with lifetime warranty finish.

Standard Features
INTERIOR
½” drywall screwed and glued; taped with 3 coats of spackle and sanded. Kitchen cabinetry – maple, oak, hickory stained wood or laminated finish by Aristokraft. Most models include a lazy susan corner base cabinet. Bath vanity with matching wood framed medicine cabinet (coordinated to kitchen cabinet selection). Pedestal sink in half bath of some models. No-wax vinyl flooring with Multi-ply underlayment in the foyer, kitchen, and baths. Wall to wall stain resistant carpet with static control #6 rebond padding. Wood stair railing. Large closets. Sherwin-Williams paints and stains.
