1. CHECK-IN time is 4:00 P.M. CENTRAL TIME. Please refer to your confirmation receipt for
check-in location and key code for key to unit.
CHECK-OUT time is 10:00 A.M.
2. ABSOLUTELY NO PETS AREA ALLOWED.
3. FAMILY RENTAL ONLY/OCCUPANCY: We are very serious about maintaining a family
atmosphere for the quiet enjoyment of all our guests. We rent to family groups, married
couples and RESPONSIBLE ADULTS over the age of 25, proof of age is required. The total
number of persons allowed in the home at any time is restricted to the stated limit for each
property. Absolutely no house parties allowed. Any violators will be evicted according to
F.S. 509.141. Eviction without refund, as well as loss of deposit is the penalty.
FALSIFIED RESERVATION: Any reservation obtained under false pretense will be subject
to forfeiture of reservation deposit, damage deposit and/or balance of rental payment.
Guest will not be permitted to check-in.
4. DAMAGE DEPOSIT: A Damage Deposit of $300 will be required prior to Check-In. All
units are inventoried and inspected before and after each occupancy. Your Damage
Deposit is fully refundable within two weeks of departure providing:
a) No damage was done to the unit or its contents (linens included) beyond normal wear
b) All debris, garbage and discards were placed outside in proper containers.
c) Soiled dishes were placed in dishwasher and cleaned.
d) Home was left in a neat condition and furniture was not rearranged (a min. $50 charge if
extra cleaning is required).
e) No items were missing from the unit; all windows/doors were closed and locked. Every
item in the unit has been inventoried, you will be charged for any items missing/lost plus
15% restocking fee.
f) All keys were returned to the key box. (A $25 cash fee for each unreturned key and a $30
cash fee for any after-hours lock-out).
g) There were no violations of the rental policy.
h) All charges accrued during your stay were paid prior to departure.
NOTE: IF EXPENSES ARE INCURRED TO REPAIR DAMAGE, REPLACE MISSING
ITEMS, PAY FOR EXTRA CLEANING OR ANY OTHER VIOLATIONS OF THE RENTAL
POLICY AS A RESULT OF YOUR STAY, WE RESERVE THE RIGHT TO APPLY THE
DEPOSIT TO OFFSET EXPENSES AND ADMINISTRATIVE FEES.
5. CANCELLATIONS: Reservation Deposits will NOT be refunded unless the home is re-
rented for the same rental payment and time period reserved. If refunded, $40.00 will be
retained for a service charge. CANCELLATIONS OR EARLY DEPARTURES FOR ANY
REASON (INCLUDING WEATHER) DO NOT WARRANTS ANY REFUND OF RENT OR
DEPOSIT, Unless a mandatory evacuation has been issued by Walton County.
6. PAYMENTS: YOUR RENTAL PAYMENT is DUE 30 days BEFORE ARRIVAL. traveler’s
checks, or bank money orders or personal checks may make payments.
7. NO DAILY MAID SERVICE: Housekeeping service only occurs upon departure. Linens and
bath towels are included but are not to be taken from the home. We suggest you bring
beach towels. Guests will need to provide their own paper items and cleaning supplies. An
initial set-up of trash liners, bathroom paper and facial soap is provided. Extra items needed
are the responsibility of the guest. There is a washer/dryer on site.
8. ITEMS LEFT IN HOME: We are not responsible for personal items left in the home. If items
are found and you wish them returned, there will be a $20 service charge plus shipping
FURNISHINGS: Our vacation rental is individually owned and furnished. Please do not
rearrange the furniture, take any items outside that are part of the interior decor, move any
furnishings or kitchen items to another unit. You will be charged if the housekeepers have
to rearrange the furniture after your stay. The unit descriptions were correct at the time of
printing, but subsequent owner renovations may have resulted in changes. Although every
effort has been made for accuracy, Owners are not responsible for errors in this brochure,
for property changes made by the owners, or for any conditions beyond our control upon
10. UTILITIES: No compensation will be given for temporary outage of electricity, gas, water,
cable or telephone service. Outages will be reported immediately and all efforts will be
made to have them restored as soon as possible. The operation and maintenance of these
utilities is out of the control of owner.
11. PARKING: Please park in designated areas only. The home will accommodate up to four
12. RULES AND REGULATIONS: All guests, as well as Owners, are required to conform to all
rules and regulations which are provided for each property.
Violators are subject to eviction, according to Florida Statute 509.141.
13. NON-SMOKING UNITS: Smoking is strictly prohibited. Your damage deposit will be
forfeited and you will incur an additional charge for carpet cleaning and deodorizing if any
evidence of smoking is found in the home. You may smoke outside on the private
balconies and ashtrays are provided for this purpose. Please do not dispose of butts by
tossing them over the balcony or on the beach.
14. AGENCY DISCLOSURE: James Darakhshan is the agent for the property owner and has
an interest in the property. In addition, he is acting at all times, in and for the best interest
of the owners. Agent will not be held responsible for acts of theft or vandalism or damages
to the guest’s personal property. NOTE: All monies collected will be placed in an interest
bearing special account and all interest will accrue to Owner.
