If you are constructing or installing a Garden Shed which is over 9.5 m2 (102.26 sq. ft.) in floor area and/or over 2.5 m (8.2 ft.) in height, you need a Development Permit from the Town of Olds. All construction or installations must comply with the Alberta Building Code, the Safety Codes Act, and the Town of Olds Land Use Bylaw. These regulations apply to both pre-fabricated sheds purchased at your local building supply store AND those built on-site. You do not need a Development Permit or a Building Permit to install or build a Garden Shed that is under 9.5 m2 (102.26 sq. ft.) in floor area.

Detached Garages
General Requirements
The proposed Detached Garage must: • • • • • • not contain living quarters; AND not be located in the front yard; AND

If you are constructing or installing a Detached Garage, regardless of size, you need both a Development Permit and a Building Permit from the Town of Olds. All construction or installations must comply with the Alberta Building Code, the Safety Codes Act, and the Town of Olds Land Use Bylaw. These regulations apply to both pre-fabricated buildings AND those built on-site.

Building Permit - $6.00 per $1000 of project cost for projects up to $100,000 in value, then $4.20 per $1000 of project value over $100,000, with a minimum fee of $90 Performance Bond - $1000 per Detached Garage Safety Codes Council Fee - $4 or 3.5% of the permit cost, whichever is greater

The proposed Garden Shed must: • not be located in the front yard; AND • be located a minimum of 1.0 meter (3.3 ft) from the SIDE and REAR property lines; AND • be no taller than 4.5 meters (14.76 ft) in height, AND • not exceed 70 m2 (753.6 sq. ft.) in area in R1 and R2 districts or 130 m2 (1399.4 sq. ft.) in area in R5 districts.

Performance Bonds are held as security by the Town of Olds during construction. Once all construction and development requirements of the Town of Olds and the Alberta Building Code are met and we receive a copy of the Final Inspection from our Building Inspector, the Performance Bond will be refunded to the permit holder. If construction requirements are not met, a Performance Bond may be withheld until deficiencies are corrected or repaired, or may not be refunded at all. Please see the Town of Olds Land Use Bylaw 01-23 for additional information, or contact the Development Officer for details.

Building Permits are issued by the Town of Olds through our Building Inspector, IJD Inspections Ltd., and are required PRIOR to commencing with new construction or installation. Building Permits are issued under the Safety Codes Act. Development Permits are required PRIOR to application for Building Permits.
