   A zoning ordinance establishes districts
    or zones and creates standards that
    govern how the land in that district or
    zone may be used.
Euclid v. Ambler
   Specifically upheld the separation of uses
    including the separation of single family from
    multi-family residential uses.
   However, the Court also observed in Euclid
    that there could be situations “where the
    general public interest would so far outweigh
    the interest of the municipality that the
    municipality would not be allowed to stand in
    the way”.
