INFORMATION FOR LANDLORDS AND TENANTS FOR THE INVENTORY AND SCHEDULE OF CONDITION
 DISCLAIMER This inventory provides a fair and accurate record and condition of the contents of the property as well as the property’s internal condition. It is the responsibility of the Landlord and Tenant or the respective agents to agree between themselves the accuracy of this report. The person preparing the inventory is not an expert in fabrics, woods, materials, age or antiques etc. Nor is the inventory clerk a qualified surveyor. The inventory should not be used as an accurate description of each and every piece of furniture and equipment nor as a structural survey report. Property left in lofts, cellars or in locked rooms, garages and sheds, which have not been inventoried are the sole responsibility of the Landlord. The movement of any items of heavy furniture or appliances will not be undertaken and we cannot guarantee the condition of flooring coverings under such furniture or appliances. Cleaning – If a property has been cleaned to a professional standard, including carpets, windows, external woodwork and doors this will be noted in the general comments section of the inventory. The inventory clerk will only note details of cleaning companies used when information has been provided by the Landlord or the respective agents. Light bulbs will be tested to confirm if they are working and any comments will be noted accordingly in the inventory. Gardening – If a gardener is included within the rental, any information provided by the Landlord or respective Agents will be noted accordingly in the inventory. The inventory clerk will only make a general comment on the state of the gardens, sheds and out buildings and any information provided by the Landlord or respective Agents will be noted accordingly in the inventory.



SAFETY DISCLAIMER The inventory relates only to the furniture, furnishings and all Landlord’s equipment and contents in the property. It is no guarantee of, or report on, the adequacy of, or safety of any such equipment or contents, merely a record that such items exit in the property at the date of the inventory and the superficial condition. The person taking this inventory has not tested any of the appliances. Bunk beds and cots have not been checked for safety.



FURNITURE AND FURNISHINGS (FIRE) (SAFETY) REGULATIONS 1988 AS AMENDED 1993 The Fire & Safety Regulation regarding furnishings, gas, electrical and similar services are ultimately the responsibility of the instruction principal. Where the inventory notes “Furniture and Fire Regulation label visible”, this should not be interpreted to mean the items complies with the “ Furniture and Furnishing (Fire) (safety) (amendments) 1993”. It is a record that the item had a label as described or similar to that detailed in the “Guide” published by the department of Trade and Industry January 1997 (or subsequent date), attached at the time the inventory was compiled. It is not a statement that the item can be considered to comply with the regulations.



SMOKE DETECTORS Smoke detectors are not tested and it is the tenant’s responsibility to inspect the smoke detector at regular intervals to ensure they are in full working order.



INVENTORY CHECK OUT AT END OF TENANCY All items must be returned to their respective rooms, drawers and cupboards as shown on the original inventory before the Check Out Inspection is carried out. Failure to do so will result in an additional charge to the tenant.
