Commercial Site adjacent to RTP Contiguous to the Research Triangle Exit 8 Durham Expressway and Ellis Rd The commercial portion of this 200 acre development is 40 acres, zoned with utilities and approvals. It is a hard corner contiguous to the ramp with traffic improvements, including a signal at the entrance. Site plan approval is the only requirement to start development. The attached plan is totally conceptual. Retail, office and hospitality are all permitted uses and the density is only limited by traffic generation. A hotel complex, landmark office building or retail is the ideal anchor for this project. Restaurants and highway related uses will consider this a prime location. Located immediately north of the Research Triangle Park, Glaxo Smith Kline and Reichold Chemical are accessed by Exit 8. IBM is immediately south at Exit 7. Duke Medical Center is less than 10 minutes by the Expressway and there is no other commercial development or full-service hotel on the Expressway, because it is not permitted within the Research Triangle Park. Ellis Road will be being expanded to a 5-lane section and the current traffic for Ellis Road and the Expressway is approximately 100,000 ADT. The Ellis Road frontage starts at the ramp onto the Expressway and the frontage for the commercial node extends about 800 feet from the ramp. Curb cuts and a traffic signal are approved. Forty acres of the property is fully entitled for a commercial or mixed-use project. An additional 20 contiguous acres is available. This property is the largest tract adjacent to the Research Triangle Park. RTP has only 530 acres of their original 7000 acres. Support services plus more office and warehouse/distribution will be needed by the Research Triangle Park tenants. Northeast Creek is the most developable and best located site at any interchange on the Durham Expressway or Interstate 40 on the Durham side of RTP. A national apartment developer is nearing final site plan approval for 312 on 32 acres of the Northeast Creek project. Ground-breaking will be in the summer, 2008. Other rooftops are coming. Proximity to the RTP will drive the residential growth, but daytime employment with excellent incomes is the primary demographic component to consider. Hotels and restaurants have expressed strong interest. A quality hotel or corporate headquarters my be the strongest anchor.
