A. TENANT AREAS NIGHTLY  EMPTY ALL TRASH RECEPTACLES AND WIPE CLEAN AS NECESSARY. REMOVE TRASH FROM AREA TO DESIGNATED LOCATION. REPLACE LINERS AS NECESSARY. REMOVE ALL TRASH, NOT IN RECEPTACLES, MARKED WITH ORANGE LABELS. DO NOT REMOVE ANYTHING THAT IS NOT MARKED WITH AN ORANGE LABEL. VACUUM MAIN TRAFFIC AISLES, RECEPTION AREAS AND SOILED AREAS AS NEEDED. DUST MOP ALL HARD SURFACE FLOORING WITH A TREATED CLOTH MOP TO REMOVE DUST AND DEBRIS. DAMP MOP ALL HARD SURFACE FLOORING TO REMOVE SPILLS, STAINS, AND HEEL MARKS. USING TREATED DUST CLOTH; DUST PARTITIONS, DESKS (WHICH ARE CLEAR OF PAPERS), BOOKSHELVES, CHAIRS, CABINETS, WINDOWSILLS, FIRE EXTINGUISHER CABINETS, PICTURE FRAMES AND OTHER LOW-LEVEL HORIZONTAL SURFACES, WITHIN REACH, BUT NOT LIMITED TO THE ABOVE LIST. GLASS TABLES AND DESK TOPS ARE TO BE CLEANED TO REMOVE FINGERPRINTS AND COFFEE STAINS. DO NOT TOUCH COMPUTER EQUIPMENT OR ART WORK. DO NOT USE ANY PRODUCT THAT LEAVES A RESIDUE OR SMEARS THE FURNITURE SURFACES. SPOT CLEAN WALLS, DOORS, DOOR CASINGS, LIGHT SWITCH PLATES, PUSH PLATES, KICK PLATES, HAND RAILS AND GLASS AREAS ADJACENT TO DOORS TO REMOVE SPOTS, SMUDGES, AND FINGER MARKS. CLEAN AND SANITIZE TELEPHONES USING AN APPROVED GERMICIDAL CLEANER. CLEAN AND SANITIZE DRINKING FOUNTAINS, WATER COOLERS, KITCHEN AND LUNCHROOM AREAS (EXCLUDING DISHES, COFFEE URNS, POTS) USING AN APPROVED GERMICIDAL CLEANER. CLEAN INTERIOR PARTITION GLASS TO REMOVE SPOTS, SMUDGES. KEEP JANITOR CLOSETS FREE OF DEBRIS; REPORT ANY CLOSET PROBLEMS (SINKS, LIGHTS OUT, DOOR LOCKS) TO PROPERTY MANAGEMENT OFFICE.

 





KEEP JANITOR CLOSET DOORS LOCKED AT ALL TIMES THAT NIGHTLY CLEANING IS NOT BEING PERFORMED. WEEKLY      DUST ALL DOORS, LOUVERS, BASEBOARDS, CHAIR RAILS WITH A TREATED CLOTH. FULLY VACUUM ALL CARPETED AREAS. EDGE VACUUM AND VACUUM UNDER ALL FURNITURE WHERE ACCESSIBLE. DAMP MOP ALL HARD SURFACE FLOORS, SPRAY BUFF AS NECESSARY AND REMOVE ALL SCUFF MARKS. CLEAN AND/OR DUST ALL CLOSETS AND COATROOMS. CLEAN FIRE EXTINGUISHER AND HOSE CABINETS OUTSIDE.

MONTHLY  PERFORM HIGH DUSTING OF AIR CONDITIONING VENTS, LIGHTING, LOUVERS, REGISTERS, LIGHT FIXTURES, DOORWAYS, CABINETS SHELVES, AND MOLDING NOT INCLUDED IN NIGHTLY CLEANING. DUST WINDOW BLINDS WITH A TREATED CLOTH. INSURE LEGS OF CHAIRS & TABLES ARE DUSTED AND/OR WIPED CLEAN. COMPLETELY WASH ALL PARTITION GLASS. VACUUM UPHOLSTERED FURNITURE, IF ANY.

   

SEMI-ANNUALLY  CLEAN, STRIP AND REFINISH ALL HARD SURFACE FLOORS USING AN APPROVED NON-SLIP FLOOR FINISH. REMOVE SPLASH MARKS FROM DOORS, WALLS, ELEVATOR DOORS, FURNITURE AND BASEBOARDS. REMOVE WAX/DIRT BUILDUP ALONG ALL EDGES AND IN CORNERS. IN ALL CASES, UTILIZE MANUFACTURERS’ RECOMMENDED SPECIFICATIONS FOR CARE/CLEANING

B. LAVATORIES NIGHTLY  SWEEP AND WASH FLOORING WITH APPROVED GERMICIDAL DETERGENT SOLUTION, INCLUDING AREA BEHIND AND UNDER TOILETS, ALL EDGES AND CORNERS.

 

WASH AND POLISH MIRRORS, SHELVES, BRIGHT WORK, INCLUDING PIPING AND TOILET SEAT HINGES. WASH AND DISINFECT BOTH SIDES OF ALL TOILET SEATS, WASH BASINS, BOWLS, FAUCETS, COUNTERTOPS AND URINALS WITH APPROVED GERMICIDAL DETERGENT SOLUTION. REPORT ANY TOILET PROBLEMS TO THE PROPERTY MANAGEMENT OFFICE NIGHTLY. DUST AND WIPE CLEAN PARTITIONS, WALLS, DISPENSERS, DOORS, AND RECEPTACLES, WITH SPECIAL ATTENTION TO AREAS BEHIND SINKS AND AROUND URINALS. REPORT GRAFFITI PROBLEMS THAT CANNOT BE REMOVED TO PROPERTY MANAGEMENT OFFICE NIGHTLY. FILL TOILET TISSUE, SOAP, TOWEL, ROOM DEODORANT AND SEAT LINER DISPENSERS TO FULL CAPACITY WITH SUPPLIES NIGHTLY. FILL SANITARY NAPKIN DISPENSERS TO FULL CAPACITY WITH SUPPLIES NIGHTLY. THE MANAGEMENT OFFICE WILL REMOVE ALL MONEY FROM THE MACHINES.



 

WEEKLY  COMPLETELY WASH PARTITIONS WITH APPROVED GERMICIDAL SOLUTION. WIPE CLEAN ALL DRIPS, WATER SOLUTION MARKS AND RESIDUE.

MONTHLY  MACHINE SCRUB ALL FLOORING AND CLEAN ALL FLOOR GROUT WITH APPROVED GERMICIDAL DETERGENT SOLUTION AS NECESSARY, BUT NOT LESS FREQUENTLY THAN MONTHLY.

QUARTERLY  WASH CERAMIC WALLS AND THOROUGHLY CLEAN ALL WALL GROUT.

C. STAIRWELLS DAILY  CLEAN STAIRS AND LANDINGS TO REMOVE ALL TRASH, DIRT AND DEBRIS. DUST ALL HORIZONTAL SURFACES

WEEKLY  MONTHLY DUST/CLEAN ALL HANDRAILS, LEDGES AND FIRE EXTINGUISHER BOXES.

 

SWEEP AND WASH OR VACUUM STAIRS AND LANDINGS. HIGH DUST, WHICH INCLUDES DUSTING THE EXTERIOR OF ALL LIGHT FIXTURES AND EXIT LIGHTS, WIPING DOWN ALL DOORS AND FRAMES AND DUSTING ALL OVERHEAD PIPES.

D. ELEVATORS SERVICES TO BE PROVIDED IN ALL BUILDING PASSENGER AND FREIGHT ELEVATORS DAILY         VACUUM AND SPOT CLEAN ALL CARPETED ELEVATORS. DAMP MOP AND CLEAN ALL HARD SURFACE ELEVATORS. VACUUM ELEVATOR LOBBY VESTIBULES. CLEAN AND POLISH DOORS, INSIDE AND OUTSIDE. CLEAN AND POLISH ALL BRIGHT WORK, INSIDE AND OUTSIDE (BRASS, ALUMINUM, STAINLESS, STONE, ETC.). CLEAN ELEVATOR SADDLES, DOOR TRACKS, KEEPING THEM COMPLETELY FREE FROM DIRT AND DEBRIS. POLISH NIGHTLY. HAND CLEAN AND POLISH BASEBOARDS, TRIM, RAILINGS, AND FLOOR TRACKS OF CABS. KEEP WALLS, PANELS AND CEILINGS CLEAN AND FREE FROM FINGER MARKS, SMUDGES AND DUST. POLISH AS NEEDED USING APPROPRIATE WOOD OR METAL POLISH. REPORT SCRATCHES TO AGENT NIGHTLY. IN ALL CASES, FOLLOW MANUFACTURERS’ RECOMMENDED SPECIFICATIONS FOR CARE/CLEANING.

E. PUBLIC BUILDING AREAS  SERVICES INCLUDE ALL LOBBIES, ALL CORRIDORS, ALL ENTRANCES AND VESTIBULES.

NIGHTLY     DUST MOP ALL HARD SURFACE FLOORING WITH A TREATED CLOTH MOP TO REMOVE ALL DUST AND DEBRIS. DAMP MOP ALL HARD SURFACE FLOORING. VACUUM AND SPOT CLEAN ALL CARPETED AREAS. VACUUM ALL CARPET INCLUDING REMOVABLE WEATHER MATTING.

   

EMPTY AND CLEAN ALL CIGARETTE URNS, BOTH INSIDE AND OUTSIDE THE BUILDINGS. BUFF MAIN LOBBY FLOOR. REMOVE SPLASH MARKS FROM DOORS, WALLS, ELEVATORS DOORS AND BASEBOARDS. EMPTY AND CLEAN ALL TRASH RECEPTACLES AND REPLACE LINERS AS NEEDED. DUST BASEBOARDS, WINDOW MULLIONS, DIRECTORIES, TRIM, LOUVERS, MOLDINGS, FURNITURE, PLANTERS AND OTHER LOW LEDGES AND HORIZONTAL SURFACES. CLEAN ALL PUBLIC TELEPHONES WITH GERMICIDAL CLEANER. CLEAN ALL BUILDING ENTRANCES, INCLUDING GLASS INSIDE AND OUTSIDE. WIPE DOWN METAL FRAMES, DOORSILL PLATES AND OR TRACKS. VACUUM VESTIBULES. SPOT CLEAN DIRECTORY AND OTHER SIGNAGE GLASS TO REMOVE SPOTS, SMUDGES DUST AND SPOT CLEAN VERTICAL SURFACES UP TO EIGHT FEET TO REMOVE FINGER MARKS AND SMUDGES. CLEAN, DISINFECT AND POLISH ALL DRINKING FOUNTAINS.

 

MONTHLY  HIGH DUST ABOVE EIGHT FEET ALL WALLS, AIR SUPPLY AND EXHAUST DIFFUSERS, LOUVERS, GRILLS, VENTS, PARTITIONS, INDICATOR LIGHTS ABOVE THE ELEVATORS AND SECURITY CAMERAS. WASH ALL BASEBOARDS STRIP AND REFINISH HARD SURFACE FLOORS THAT REQUIRE FINISH. REMOVE SPLASH MARKS FROM DOORS, WALLS, ELEVATOR DOORS AND BASEBOARDS. REMOVE BUILDUP OF FINISH OR WAX FROM CORNERS, EDGES, BASEBOARDS.
