Landlord: Craig Davis Properties is a selfadministered and self-managed real estate investment trust specializing in the development, acquisition, management and leasing of quality suburban office and industrial properties. Site: Approximately 5.523 acres. Building: Approximately 39,382 rentable square feet (RSF). Rental Rate: $17.50 per RSF. Minimum Lease Term: Negotiable. Common Area Factor: None. Building Operations: The standard hours of operation will be 8:00 a.m. to 6:00 p.m., Monday through Friday. There will be a charge of $25.00 per hour per zone for after hours HVAC. Energy Management System: State of the art computerized energy management system and controls are utilized to provide maximum comfort for building occupants and minimize energy consumption. Electrical System: The building is served by a 1200 amp, 277/480 volt main electrical breaker. Each floor is served by a 400 amp, 277/480 volt panel for lighting and HVAC. This panel also feeds into a 75 kva dry transformer, then to a 400 amp 120/208 volt panel for power distribution. Progress Energy provides loop feed electrical service throughout the office center from the Timberlake substation. Telephone: Fiber optic telecommunications are available through BellSouth and Time Warner Communications. Perimeter Window Mullion Spacing: Four feet (4'-0"). Security: There is roving security patrol within the Office Center after hours and at the Laurel Building.
