This is part of SR-01. It is understood that the fire system and the smoke system are handled by different people. There is in one of the control boxes, a wire hanging off a control block labelled 105

28 July 2007 DC-On checks today still see that the LED's are still showing and wires are hanging off smoke vent connections. This is the same for all blocks. Awaiting written report as to its status.

################ SR-37 Block 4 Lighting on Half landing not working. Suspect that this is Emergency lighting light also. There is a green or Red indicator light which can be seen through the diffuser. This cannot be seen at the moment.

Castle Fire due to attend w/c 27 October Mainstay were asked to have the Smoke Vent system checked and fixed. This has not been done. It was only in the their 'last days' that they informed us that this is a separate company. 28 July 2007 This comes under SR37 for the Smoke system. It was initially thought hat this was all handled by Castle fire Systems.

We await confirmation of the position regarding this

Yet to see the report on the system so will not close this off till the report has been provided. This location is good. There are Need to be consulted on which Key Box is 27 July 2007 enough residents who have a key to placed here. Needs to be strong and use The Key Box has been installed in the Kitchen. the cupboard. a Digital Keypad Awaiting codes and have sent an email to JW on 28 July asking that there is a complete and set of keys Needs to be put in the electrical cupboard on site, and that each key is labelled properly. at base of Block 4. Needs to be fastened into the building structure. This cupboard is chosen because there are 4 Directors in this block, and is easily accessible to others from the outside door at rear.

25 May 07: Following the fire call out to one of the residents apartments, Discussion between David Catto and Jeremy Wager was that JW would get Jonnie to find the key for the Dry Risers and we will unlock all of them so access is easier for the fire service

Still awaiting report on this. From the visit from the Cambridge Fire Service, they need to know which apartment 'maps' to which zone on the fire alarm Board. This is important.

25 April 07 DC- having waited for a result on SR-30 or board meeting to put forward proposal for the doors. This door is continually faulty staying up. Have observed this for 2 evenings now while sitting in the front garden and over 5 vehicle entries 3 times I needed to use remote to close door. Reported on 26 April Via Email.

Initial Status This was reported by the cleaner. The cleaner has been able to do up to the first landing using a working socket at the ground floor. DC - After 2 months of investigation and observation I can confirm that the lights are 'tripping' by themselves. This could be a faulty fuse trip switch or some over current from the lights. The time that it takes to fail or for the lights to trip are getting shorter and shorter. Recent example was that they trip after a few days use. Any tampering has now been rulled out. This is following on from SR-37 Please Fix and report on.

Updated 14 Apr 07:Delivered and to be installed by David Catto. There is an issue over rental properties who have not been given key fobs for the garage door, therefore they need to have access to the manual button.

Mainstay Update: 031006 The lift in Block 4 is now auditable from the master bedroom. When the OTIS person was on site in the New Year he was asked to have a look at this, but he did not. When we did not have Block 3's Lift attended to in a timely manner it was out of service. The light over Parking Space 1 is not working The light over Parking Space 58 is not working These locks are broken and have been for some time. This has not been picked up or reported by TCS Cleaners

Mainstay Update 181006

Following the repair of the other Digi Locks in the building, the door going from the Garage to the 'Bus Shelter' is faulty and needs replacing To have a look and provide contract details.

This lift is grinding on the way down, at 2 places enroute from Floor 4 to Ground. This only happens when there is one person in the lift. The Voice system is not functioning also. This needs to have an M2 Screw into the Magnetic Lock as it has been sheered off. Alarms for the 'crash bar door' at base of block 4 to be ordered

Updated 14 Apr 07: This has not been provided even though the Stopper II cover has been provided.

It has been some months now since the last problem. It is understood from emails with Mainstay that there that servicing is in this contract. As we have been billed for the past 2 call outs it is presumed that preventative maintenance is covered in the contract for no extra charge. We need to have documented schedules of work which needs to be completed in a controlled manner. This will include Weekly, and Monthly checks. 25 May 07: Understand that this is now under contract with a local firm. Will now close off

We need to know WHO has this code. We need to also have an audit of all the codes and reported back to David Catto. This will then be reviewed, and some numbers will need to be changed. Hot Water cylinders are not meeting the specification that was defined for poring water and flow rates. Banisters throughout the building are not at specification. They are suppose to be at 900mm from floor to base of hand rail. When checking using a spirit level on the vertical supports, shows clearly that these supports are not level . "all checked and accepted by NHBC"

Considered to be an issue with "surface water backup". Wates are reviewing this. Linked to water gathering in two of the pit shafts as well.

On the inside of the wall, covering around the exit button is not complete, and an attempt has been made to seal up the oversized hole, by using silicone. Covered walkway, not meeting the building letting water in on the doors. All doors to and from the blocks, do not have adequate weather protection, therefore water can come in through the gaps in the door. Gaps have been measured over 5mm. Seals for ALL Rear Walkway gutters leaking. Suggest to change to have gutter drain properly with run off into drains. The time that it takes to fail or for the lights to trip are getting shorter and shorter. Recent example was that they trip after a few days use. Any tampering has now been rulled out.
