Scary Doesn't Sell ~ Getting your house ready for the market

                                     Dear Christine,

                                     Mini-Mansion Makeover
When we first set out to buy our very first home, we didn't have
much of a budget to work with. We poured over all 3 homes in
MLS in the area we wanted for the price we could afford and then
headed out to see our slim pickings. One of the homes went
under contract that day, one was so cute but way too small for us
and our herd of pets, and one was so ugly, I refused to even get
out of the car and go inside. So a week later, I finally gave in and
drove back out the "Ugly Duckling" because there just weren't any
Christine Prater, Realtor other choices. I distinctly remember pulling up and thinking "This
Moreland Properties is never going to work." The house was peach with mustard yellow
              (512) 413-5855 trim and had one blade of grass and one bush of some sort in the
cprater@moreland.com front and that was it. It lacked curb appeal in a major way. But it
was a house and it was in our price range, so I took a deep breath

In This Issue and went in. It didn't fare much better on the inside to tell you
Mini-Mansion the truth. It was plain, plain and plainer through and through. But
Makeover it was a house and it was in our price range, so I kept looking. I
Make a Difference mean, I AM a Realtor after all. I should have SOME vision. And the
Fest more I visualized, the more it had potential. It had a great floor
Meet Princess plan and good bones and I started thinking it could someday be
something nice. And it was a house and it was in our price range.
So we bought it. And right off the bat, I started decorating and
Quick Links changing the inside. New flooring, new paint, new décor all
My Featured Listings throughout.... It was so much fun. Then a hailstorm hit and Viola!

Market News Now here we are finally deciding to make a change and make that
Mortgage Rates move and there is one major thing still decidedly lacking and that
is that "wow factor" of curb appeal. I mean the paint looks great
and all, but now there are 3 blades of grass and a bush and I
remember clearly that I almost never came to see this house on
account of that myself. So being a good little seller and knowing I
have to practice what I preach, I bit the bullet. I mean, if anyone
should KNOW how important the first impression and curb appeal
is for the sale of a property, it is me! So I interviewed landscapers
and found the bravest and most talented of them all. And now I
stand in AWE of what a difference a little landscaping makes. IT
LOOKS LIKE A TOTALLY DIFFERENT HOME and I have my new
favorite landscaper, HGTV featured Gay Bornorden Gray (website
is here: http://www.besttexgardens.com) to thank for the
            Animal Agent amazing change.

So if you are thinking about selling your home, know that I know
firsthand about not wanting to spend the extra money. But even
in the best of markets, you have to be competitive. And chances
are, there is more than just your house in that potential buyer's
reach. The first impression is SO important and curb appeal sets
the tone for the rest of the showing and the buyer's perception of
your property's value. If you need a little "Mini-Mansion Makeover"
