CREEKRIDGE HOMEOWNERS GENERAL MEETING DECEMBER 11, 2007 ATTENDANCE: JORDAN HARRIS, PRESIDENT DICK MANNIX, VICE PRESIDENT JOHN HODGE, TREASURER SANDY GRAVES, SECRETARY ARCHITECTURE COMMITTEE: BOB TRUESDELL, KRISTEN DAVIS, MARC WICKE MEETING MINUTES PREPARED BY SANDY GRAVES

Meeting called to order at 7:05 pm. All Board members were present except John Hodge. 14 residents attended with roster on file. The Board and ACC were introduced. John Hodge and Sandy Graves are leaving as Treasurer and Secretary respectfully for 2007. Sandy was presented a certificate of appreciation by Jordan.

Jordan presented his report for 2007. Following is a summary of his report. A formal copy is on file. - 2007 a quiet year for Board. Only 4 hour long meetings this year - A special thanks to Dick Mannix and Bob Truesdell for their hard work this year. - Dick and I will stay on for 2008 but John Hodge and Sandy Graves are stepping down. - Brooke Judge and Terry Leigh have volunteered to fill those slots pending voting results - Thanks to Terry Leigh for creating and maintaining our website: http//creekridge-hoa.com - Copies of newsletters and minutes of annual meetings along with information about current events. The Bylaws, CC&R’s and articles of incorporation are also included. - Yard of the Month winners: June, Aiko Bevins; July, Cheng Wang; August, Dick & Sun Yi Watts; September, Cheryl & Moaka Tran - Thanks to Dick Mannix for placing and picking up our flags - Holiday lights contest judging is Dec. 16 by the ACC committee - 4 new homeowners have arrived this year: Jared & Alethea Bordwell, Rob & Brooke Judge, Neil Sweerys and Silvia Zullo & Leon Kimmerling - Vandalism is an ongoing problem this year. Residents must report every incident to police. We also encourage you to include problems on our website and notify the Board so we may include in our newsletter. Please watch out for your neighbors and maintain proper outside lighting. - Recurring problems come up every year: - No trailers, boats and RV’s in driveways more than 3 days

Keep trees and shrubs trimmed especially extending into the street Yard lights must be working properly and lit during hours of darkness Letting our dogs and cats run free. Cats are included in our leash law



Jordan presented the Balance Sheet showing a current balance of $12,608.05. The Balance Sheet is on file showing all financial transactions. There is one member delinquent for 2005 and 2006 dues for a total of $143. This member is subject to collection which is being pursued. A $10,000.00 CD was established at Harborstone Credit Union to earn interest for the intended fence replacement.

Bob Truesdell read his report to the members. A summary is below: - As previously mentioned by Jordan, 2007 was a quiet year for the ACC - Asphalt roofing materials are allowed on a case by case basis and all roofing projects must be approved by the ACC before starting work - Satellite dishes are approved on a case by case basis. They must not be in an obtrusive place, not face the street and must be approved by the ACC before installation. - Make sure your yard waste and recycling cans are properly stored not visible to the street or neighbors. - Yard of the Month and Holiday decorations will continue to be judged by the ACC - Keep trees trimmed and cut back from the street. Resident Rob Judge asked about installing a shed in his yard and what he could do. The ACC must review the shed and plan before built for approval. It should blend with the house and neighborhood.

 S T R E E T L I G HT
One of our residents asked about the entrance street light not working. It is intermittently on and off during the hours of darkness. Terry Leigh mentioned that the sensor was failing and would need replacing when this happens. Since we are paying for that light Jordan has volunteered to contact the City of Lakewood about fixing the light.

Dick Mannix has asked residents to get any names of fencing contractors to the Board for establishing estimates of replacement.

 NEW BUSINESS  E L E C T I O N R E S U LT S
The ballots for election of 2008 Board members were tallied. 12 votes were counted in favor of electing Board members as follows: Jordan Harris, President. Dick Mannix, Vice President. Terry Leigh, Treasurer and Brook Judge, Secretary.



COMMUNITY INTEREST
Margie Shea recommended a “meet and greet” once a year or so to socialize with our neighbors and community. Jordan suggested that we might want to gather residents to spread bark again this year at the front entrance to meet and catch up with our neighbors. With vandalism a problem this might help control the problem if we are more connected with our neighbors. It’s possible to add this question to the website to see what interest there is. Dick Mannix asked if there were any ideas on how to generate more interest in our meetings and the community. It was suggested that we change the time of year of our Annual Meeting and have it within the confines of Creek Ridge to draw additional attendees or future Board members. Some other ideas were to hold a raffle at the meeting. Take a poll of residents to see why they are not coming to the meetings. Brooke Judge was prepared to conduct the poll online to all residents.

 OTHER BUSINESS
Real Estate changes: Terry Leigh stated that all CC&R’s, Bylaws and copies of last two meeting minutes must be made available to buyers. Federal Law dictates this so making sure we are up to date on our website will help buyers meet this requirement. Speeders: Brooke Judge mentioned that she flags down speeders who come through the neighborhood and she sees them. She steps into the street and asks them to slow down.
