					ACCESS STATEMENT FOR HEATHERCROFT B&B MARLOW COMMON, MARLOW, BUCKS SL7 2QR

Introduction Our objective is to cater for the needs and requirements of all visitors to our home-based, two bedroom bed and breakfast facility. The following statement is a comprehensive summary of what we aim to provide. However, if there are any specific queries, all you need to do is to contact us and we will try to help in any way we can. Pre-Arrival • We have a website which lists all services and contains photographs of both guest rooms. • We are in a rural setting so public transport is non-existent in the immediate vicinity. • There is a train station in Marlow which provides a connection with Maidenhead approximately every half hour. The station is situated ten minutes drive from Heathercroft. Arrival & Car Parking Facilities • We are situated approximately 1.5 miles north west of Marlow town centre with access provided up a drive off a country lane. • There is generous space provided for off-street parking in the large, flat gravel drive in front of the house (room for around six cars). • Assistance with luggage is always available to guests on arrival and departure. • Access from the drive is by means of a 10m paved pathway across a flat lawn.

Main Entrance & Reception • There is one 15cm step up to the front door where the entrance width into the hallway is 76 cm. • The carpeted hallway is 7.2m long and 2.4m wide. • All guests are escorted to their rooms and the facilities explained.

Public Areas - General (Internal) • The passage to the downstairs guestroom is 89cm wide and contains three 72cm doors. There is one 5cm step down and the surface is a mixture of terrazzo tile and carpet. • There is an automatic LED footlight in the passage. • Access to the upstairs guest room is via a staircase with a handrail for the whole of its length and 80cm wide at its narrowest point. It is carpeted throughout, has 15 steps and one corner. There is an automatic LED footlight on the landing.

Public Areas - WC • The guest rooms have either an ensuite or a private toilet. • There are no public toilets available for guest use elsewhere in the building. 1

Restaurant / Dining Room, Bar & Lounges, Take Away & Cafe • Breakfast is served in the groundfloor carpeted dining room which is accessed via the kitchen whose door is 72cm wide. • The rectangular table has underspace of 69cm high and there are chairs both with and without arms which can be moved if necessary. • Breakfast menus are provided in the guest rooms to facilitate pre-ordering. • Breakfast starters are self service. Main course and beverages are served at the table. • There is both centrally located and wall lighting depending on the need. • No background music is played in B&B public areas. • Smoking is not permitted in the dining room or anywhere else inside the building. Laundry • The utility room can be used by arrangement and subject to availability. Shop • The nearest shops are in Marlow town centre 1.5 miles away. Bedrooms • Bedroom 1 - situated on the ground floor with entry and bathroom door widths of 72cm. There is a 64cm restriction immediately after entering the bedroom due to room dimensions and furniture layout. • This twin-bedded room is fully lockable, has short pile carpet throughout and can be booked for either single or double occupancy. • The beds are 65cm high with individual lights on the bedside tables to support the two ceiling-mounted lights. • TV with remote control and teletext is available. • There is a two seater settee and a reading light if needed. • The garden can be accessed via a double patio door 142cm wide with a 15cm high step down onto a gravel and stone surface. • There is an ensuite shower room (see below for details) • Bedroom 2 - situated on the first floor and accessed via a door 72cm wide. • This double-bedded room is fully lockable, has short pile carpet throughout and can be booked for either single or double occupancy. • The bed is 68cm high with individual lights on the bedside tables to support the ceilingmounted spotlight cluster. • TV with remote control and teletext is available. • There are two single seater armchairs as well as a dressing table with stool. • The private bathroom is five metres along the landing (see below for details).

Bathroom, Shower-room & WC • Groundfloor room with ensuite shower room. • The room dimensions are 2.3m by 2.0m • Door width is 72cm and the door is inwardly opening. • The shower cubicle has a step which is 20cm high and contains an electric single head shower head controlled by a ceiling-mounted a pull switch 140 cm from the floor (outside the shower cubicle). • The centrally-mounted spotlight cluster is controlled by a ceiling-mounted pull switch 148 cm from the floor. • The pedestal wash basin has clear underspace and is 84cm high. • The toilet is 40cm high has 36cm free space to the left and 20cm to the right. • Upstairs private bathroom • The room dimensions are 3.3m by 1.75m. • Door width is 72cm and the door is inwardly opening. • The bath edge is 53cm high and a single head shower is located over the bath alongside a foldable screen. • Bath tap and shower controls are wall-mounted and located 85 cm from the floor. • The recessed ceiling-mounted halogen spotlights are controlled by a wall-mounted switch outside the bathroom on the landing. • The pedestal wash basin has clear underspace and is 82cm high. • The toilet is 40cm high has 18cm free space to the left and 16cm to the right. Self-Catering Kitchen • Tea and coffee-making facilities are located in each of the guest bedrooms. Grounds and Gardens • There is a large garden at the rear of the property which backs on to open woodland. This is available to guests and contains a garden table and chairs for their use. Additional Information • Evacuation routes are situated on the back of the guest room doors. • Smoking is not permitted anywhere in the building. It is allowed in the garden. • Mobile phone reception is patchy and varies by service provider.
