Please note that the means test we carry out is used as a benchmark of your affordability. The mortgage rate you are actually offered may differ from the one we use in our means test. We do not consider a difference between the mortgage interest rates we use in our means test and the one you may have been offered by any particular mortgage provider as a ground for appeal. It is assumed that you will be taking out a capital and interest repayment mortgage over 25 years. The interest rate used in this means test is based on the Standard National Rate which was set by the government at 5.07% on 1st December 2008. Please note that this rate was lowered in February and April 2009, however we consider that the rate of 5.07% more accurately reflects the fixed rates currently available from high street mortgage lenders.
