     In our community, we feel there is a
     need for decent, affordable and
     adequate housing.

     makes no profit. Habitat houses are simple,
     decent and affordable.

House design standards
 Habitat for Humanity is not a custom builder.
 Habitat homes are simple, decent and affordable.

   Total square feet of houses is determined by family’s need and
   affordability. Usually around 1,000 square feet.
   Garages, car ports or basements are not provided.
   One bathroom with combination one piece bath/shower, vanity
   and medicine cabinet , possibly a half bath.
   Kitchen & bath have linoleum, other areas of house are carpeted.
   Double-hung windows with screens.
   Front porch with covered front entry.
   Kitchen cabinets, sink, range hood, countertop.
   90+ efficiency furnace/central air conditioning
   40 gallon high-efficiency water heater
   8’ x 10’ storage shed

House selling price
  In recent years our house prices
    have not exceeded $55,000.
  The houses typically have a 20-30
    year mortgage.

 Habitat for Humanity’s Partnership
 With Selected Applicants

 Habitat for Humanity will:
   Build a house in partnership with you.
   Sell you the house with a no-interest loan.
   Provide opportunities for you to learn the skills
   you will need to own and maintain a house.
   Provide a mentor for you to work with in
   preparing for home ownership.

How does Habitat for
Humanity select families?
  Families who are selected to buy a home:
    Must meet selection criteria.
    Perform sweat-equity hours.
    Participate in workshops and classes.
    Pay a $1,000 down payment before
    moving in.

If you own a lot that you
would like to build on…..
     The lot would need to be deeded over to Habitat for
     Humanity. The family would not have to pay for a lot
     as part of the house cost. The lot and new house
     would be considered one piece of property.
     Be aware that preference is not given to lot owners,
     and if you are deselected or the house is repossessed
     by Habitat, the land would be owned by Habitat.
     The lot must be approved for building by Habitat
     before the deed is transferred. The lot must also be
     in a location which allows building single family
     housing.

        There is no lower income limit because once the application is received, the assets, liabilities, revenue
        and expense of the applicant will be evaluated to determine if the family can afford the house.

Steps of partnership for the
homeowner
    Family is selected.
    Site is secured and home is built.
    Homeowner pays $1,000 down payment before
       moving in for closing costs and first year’s
       insurance.
    Homeowner works required “sweat equity”
       hours
    Homeowner makes monthly payments.
    Homeowner gains home equity over time.

What is Sweat Equity?

       Our affiliate requires families to
       complete 200 sweat-equity
       hours for each family member
       over the age of 18, up to a
       maximum of 400 hours per
       family.

       Previous partner families have
       had no problem putting in the
       required hours.

  Assisting with construction.

           YES – 40% of the sweat equity hours may
            be contributed by family and friends who
            are not affiliated with Habitat.

One time costs:
 Down Payment: $1,000 before moving
    into house, which includes closing costs

    Utility Deposits: may be transferable

    Once selected, we will work with the
    family to create a payment plan to
    cover these costs before moving in.

     Our Habitat for Humanity affiliate has a
     family selection committee that uses
     three specific selection criteria to
     determine who is qualified to buy a
     home with Habitat for Humanity in our
     community.

     Some families apply more than once
     before they become qualified.
