Ms. Oscar focuses her practice in commercial real estate law and equine law.  Ms. Oscar’s real estate practice includes sales
and acquisitions of both improved and unimproved properties, commercial development, property management, asset
administration and liquidation and leasing (including retail, restaurant, agricultural, horse properties, industrial, airport,
medical/health care, office and ground leases), from both the landlord and the tenant sides. She has been and continues to
act as outside counsel to several large companies who look to her for their day-to-day real estate needs and coordination
with their employees. Ms. Oscar also has a strong background in title insurance and escrow matters, having been in-house
counsel for several years at two major title insurance companies.  Since the 1990’s, Ms. Oscar has represented receivers,
banks and asset managers on their REO and special credit facilities, as well as in the day-to-day administration of assets and
in the real estate litigation support area.  
Ms. Oscar is the firm’s Equine Law Practice Group Chair. She handles a variety of equine-related contracts, including
training, management and breeding contracts, releases and indemnities, horse show-related contracts, the sale and leasing of
horses, the sale, purchase and leasing of horse properties and assisting with equine-related litigation.   She manages the
practice group (which handles a variety of horse-related matters as shown on the firm’s website), assisting clients in
determining which Fennemore Craig attorneys can best represent clients’ interests, whether in entity formation,
immigration, litigation, syndications or tax counseling, among other areas. 

Representative Transactions
       Assisted client with lease review, lease amendments, title review and closing matters on five multi-state retail
       property acquisitions over a period of two years, comprised of hundreds of sites, and totaling in excess of

       Assisted in the title insurance and reinsurance issues on a $200 million financing transaction.

       Represented the owner in the sale of a large shopping center in Phoenix to a national shopping center owner.

       Represented an investor in connection with the acquisition of 25 shopping centers located in thirteen states for
       approximately $120 million. The transaction involved real property and mezzanine loans, as well as Ms. Oscar
       handling the post-closing leasing and property management issues.

       Represented buyer of a high-rise office building in the Phoenix area on both the acquisition and loan.

       Represented an urgent care facility, as tenant, in its nationwide leasing and continue to assist clients on medical and
       health care office and urgent care leasing.

       Represented an Arizona municipality on sales of real property and on airport leases.

       Represented landlord, ground lessee, in the negotiation and preparation of ground leases for a power center
       comprised exclusively of ground leases.

       Represents shopping center owners in the negotiation of numerous national and regional restaurant chains.

       Represented franchisee/tenant in the negotiation of a national fast-food restaurant in a large shopping center.

       Represents national big-box tenants in their leasing needs.
     Handles acquisitions and leases for a national retailer on an on-going basis.

     Handles acquisitions and leases for a national retailer on an on-going basis.

     Represents client in the acquisition of hotels.

     Handled the asset administration and liquidation for receivers of insurance companies involving multi-million dollar
     portfolios, including the sale of properties, the management of properties and the sale of mortgage portfolios by
     bid, both commercial and residential, throughout the United States, all through receivership court administration.

     Assisted in representation of a lender regarding borrower bankruptcy issues involving hotel time shares and priority

     Represents lenders and asset managers in the handling of their REO and special credit facilities.

     Represents both landlords and tenants regarding current market and exit strategies.

     Represents the purchaser in the acquisition and leaseback of horse properties.

     Prepares releases, waivers, management agreements, training agreements, bills of sale and lease agreements for horse
     boarding and training facilities, horse owners and horse show organizations.

     Assisted in various litigation regarding, in one instance, a dispute over the removal of horses with internationally
     recognized blood lines, and in another instance, horse pre-purchase vetting issues.

     With the assistance of Fennemore Craig immigration attorneys, assist on horse employment-related visas.
