Combined residential sales in October were up 7.6%! This is the first year-over-year increase since August of 2007

Single family home sales were up 12.1% in October but are down 21% year-to-date. If you look closely, you will see that the shape of the sales curve is much different this year. Flatter with a tilt to the right.

The median price of combined sales in October was $270,000, last year it was $300,000 and in October of 2007 it was $322,000. The previous charts show that the number of transactions is recovering, this chart and the next chart show that most of the sales are taking place on the lower end of the price continuum.

The median price of single family homes which closed in October was $314,000, down 6.3% from last year. This does not men prices have dropped this far, you need more data to figure that out.

The percentage of single family homes on the market that are under contract continues to stay strong. There are fewer homes on the market this year which helps but in general the activity has been consistent.
