Co-operative Ownership Versus Renting
There is no landlord in a housing co-operative. Rules are agreed upon by a majority vote of the members in the co-op. Operating costs are agreed by a vote of the general membership. Committees comprised of volunteer members in the co-op handle the numerous aspects of running the complex, thereby controlling and reducing operating costs. Kaslo Gardens also has hired management. * IN ADDITION TO ATTENDING GENERAL MEMBERSHIP MEETINGS ONCE A MONTH, MEMBERS OF KASLO GARDENS CO-OP ARE EXPECTED TO PARTICIPATE REGULARLY IN AT LEAST ONE COMMITTEE. Generally speaking this interprets to approximately four hours of volunteer time per household, per month. Acceptance into Kaslo Gardens Co-op New members are reviewed by the KASLO GARDENS MEMBERSHIP COMMITTEE, and recommended to the Board of Directors for final approval. When applicants are being considered, no discrimination is allowed on the basis of race, colour, sex, or creed. Because of city by-laws, there is a limit to the number and size of pets allowed in the co-op. Pet owners are also required to present certificates of immunization and neutering/spaying to the co-op. A member must meet financial requirements, be of legal age, and agree to sign required documents. As a member, you will be required to join a committee or the Board of Directors. To become a member of Kaslo Gardens you must purchase a share at a cost of $1,800. These share funds may be used by the co-op to pay for items which are not included in the mortgage, due to government-imposed cost limits.

Management of Housing Co-operatives
Housing co-ops are responsible for their own management. Most co-operatives are run by both volunteers and paid personnel. The General Membership has the final authority in the coop. The membership elects the Board of Directors and approves co-op policies. The Board has the legal power to carry out the business of the co-op, but can be removed by a vote of the General Membership. Professionals are hired by the co-op’s Board of Directors for accounting and legal requirements. However, much work is done by volunteer committees, which report to the Board of Directors and to the General Membership.

Housing Payments
In a housing co-op, the member's monthly payment is called a "housing charge", instead of rent, because members each share the mortgage repayment and operating costs. Monthly housing charges cover the cost of the mortgage repayment, taxes, maintenance, management, and replacement reserves. In Kaslo Gardens water, heat, electricity and cable are the individual responsibility of each member. The increase in your housing charges will always be lower than the inflation rate because the mortgage repayment is set at two percent below the rate of inflation each year.

Who Lives in Housing Co-operatives
The people who live in housing co-ops represent a broad cross-section of cultural, ethnic and income groups. The provincial government provides housing charge supplements for people who cannot afford to pay market housing charges. However, this is limited to thirty percent of Kaslo Gardens' members. The basic intention is to avoid ghettos by creating mixed income communities.

Summary of Advantages
Housing co-ops do not have landlords. You know your neighbours. You have an equal vote. You control your operating costs. Your housing charges remain lower than inflation. You are part of an active community.

Co-operative Ownership Versus Individual Ownership
A housing co-operative is a corporation owned equally by each resident member. As a co-operative member, you do not directly own your unit. Instead, you have shares in a corporation, which owns the property. Membership in a co-operative gives you the right to occupy a home in the development. It also allows you to take part in a "community atmosphere" — as a voter in the general membership, a member of the Board of Directors, or as a committee member.

Summary of Obligations
There is no profit in your investment. You live by the rules set by the majority. You must participate to reduce costs. You accept a mix of incomes. You accept a mix of ethnic groups.

FACT SHEET Kaslo Gardens is an 85-unit housing co-operative located between Kaslo and Slocan Streets (2700 block) on Grandview Highway in East Vancouver. The Co-op is close to schools (Beaconsfield Elementary, Nootka Elementary and Vancouver Technical Secondary), city parks (Beaconsfield Park, Trout Lake), community centres (Trout Lake and Renfrew Park Community Centres), shopping, buses, Skytrain and the downtown core. A community building on the Co-op's site is shared with our sister Coop, Still Creek. The Community Room contains meeting rooms, common laundry facilities, and office space. There are also children's play areas and on-site parking. A stove, fridge, horizontal blinds, extra storage space, a private sundeck or balcony and washer/dryer/dishwasher hookups are provided in each unit. All three and four bedroom homes have a second bathroom with a toilet, sink and shower. One secured underground parking spot or garage is available for each unit.

All households must pay an $12.00 monthly sector support fee. The market housing charges listed above include the sector support fee. Utilities (e.g. Hydro) and household/liability insurance (which is mandatory for all members) are extra. All members must pay $1,800.00 in shares in order to be accepted into Kaslo Gardens Housing Co-operative, prior to move-in.
