                                   30-Day Notice of Move Out

     Dear Ms. Landlady,

     This letter serves as thirty days written notice of our intention to vacate 333 Study Lane. We will
     vacate on or before June 15, 2009. We will thoroughly clean the unit and return it to the condition
     specified in our move-in Condition of Rental Property Checklist. Please return 1/3 of the security
     deposit to me, Terry Tenant, at 222 Progression Place, Miracleton, CA 91111 within the timeframe
     allowed by law. Please return 1/3 of the deposit to Sandy Student at 444 Sunny Square, Peaceville,
     CA 92233 and 1/3 to Riley Renter at 555 Diver’s Drive, Surfhurst, CA 91111.

     Please contact us at (831) 425-1234 to schedule a pre-move out inspection of the rental within two
     weeks of our move-out date. This will allow us to address any cleaning or repair concerns before
     we move out. If you are not familiar with this process required by law, you can get a copy of it
     from the UC Santa Cruz Community Rentals Office website at communityrentals.ucsc.edu under
     “Rental Forms and Resources” (Security Deposits: 1950.5).

     NOTE TO TENANT:
     1. You can only give a 30-day notice if you have a month-to-month rental agreement.
     2. If you have a lease, you can not give a 30-day notice to move out. Read your lease carefully.
        Many automatically turn into a month-to-month agreement when they expire and some require a
        30-day notification at the end of the original lease period.
     3. KEEP A COPY OF YOUR LETTER!

If you receive a 30-day notice, you must leave the rental by the end of the thirtieth day after the date notice was
served. For example, if notice is served on July 16, you would begin counting the 30 days on July 17, and the
30-day period would end on August 15. If August 15 falls on a weekday, you would have to leave on or before
that date. However, if the end of the 30-day period falls on a Saturday, you would not have to leave until the
following Monday because Saturdays and Sundays are legal holidays. Other legal holidays also extend the
notice period, nonetheless you are responsible for rent for the extra days. If you don’t move by the end of the
notice period, the landlord can file an unlawful detainer lawsuit to evict you.
