introduCtion
The main goal of this publication is to provide support to small and medium enterprises and preset their ideas and projects to a larger business audience in the country and abroad, in order to help them to establish contacts and find suitable foreign and local partners with whom they could jointly develop and realize their business ideas and projects. A large number of highly motivated entrepreneurs in B & H, faced with a lack of investment capital, as well as managerial, technological and marketing expertise, is seeking reliable partners, which initiated FIPA to prepare this document, focusing specifically on small and medium enterprises, which could become successful companies with modest investment and assistance. The majority of presented ideas and projects in this publication is subject to modifications, reshaping, upgrading in compliance with suggestions, interests or financial capabilities of the potential partners. Recognizing that the creation and development of sustainable small and medium-sized enterprises is the core of the B & H economic transformation and recovery, B & H authorities and FIPA pay particular attention to this business group. Through the transition and privatization processes in B & H, a majority of huge, fully-integrated companies and corporations have been dramatically transformed, reducing their capacities, or have been disintegrated to a number of small companies. Some of these companies have successfully continued or upgraded their operations, but an array of them have collapsed and vanished from the scene. All of this has resulted with a high rate of unemployment and a huge demand for the creation of new business subjects, opening a wide space and opportunities for new entrepreneurs, innovative ideas and diversification of the economy following global trends. Due to above mentioned reasons, B & H Institutions have been focused to promote policy and regulatory reforms to create a favorable environment for the development of entrepreneurship and creation of small and medium-sized businesses. In the last ten years, an emerging entrepreneurial class appeared at the scene and thousands of new small and medium companies have been created in all sectors. In spite of the tremendous progress, which has been made in the transformation and transition process towards a sustainable market economy, the attained results, particularly in small and medium business area, are not yet adequate. There is still a big gap between real potentials and current performances. The foreign investment and closer cooperation with strategic, particularly foreign partners could help to overcome these problems. Potential partners or investors are kindly requested not to hesitate to contact FIPA, if they need any additional information or clarification regarding presented projects, or any specific assistance related to investment in Bosnia and Herzegovina. Tourism Boračko lake, konjic, Bosnia and Herzegovina Boračko lake and its surroundings represent one of the most attractive natural resources in Bosnia and Herzegovina, close to Neretva and Rakitnica river canyons, as well as Prenj Mountain. Beside the water sports at the Lake, the location is fantastic as an initial place for fishing, mountain climbing and hunting, winter sports and rafting through Neretva and Rakitnica canyons. The existing owner of the property has created an initial concept for the future development on the given location but is now seeking to sell the property. Accordingly, no further steps have been taken, as the final design will be decided by the investor. Property rights are clear and the submitter of the project is ready to accept the investor immediately. The proposed project is an opportunity for investors who intend to invest in the tourism sector and possess valuable real estate at an attractive location at Boračko lake. The location is connected to the 8 m wide regional road. Internal roads for hunters are in very good condition. The location possesses two artificial wells (one of them is natural mineral water). The basic conception and feasibility study have been completed. Project title Sector Location touriSt & recreation centre “Boračko lake” Tourism Boračko lake, konjic, Bosnia and Herzegovina Boračko lake is a beautiful glacier lake that is snuggled in between prenj, Bjelašnica and visočica mountains at 405 m above sea level. the lake is 786 m long, 502 m wide and has a maximum depth of 14 m. Boračko lake is just 80 km from Sarajevo and is accessible by 21 km long asphalt road from the city of konjic. konjic is located on the main road from Sarajevo to mostar (and then on to the port ploče in croatia) and there is also a railway following the same route. The airports at Sarajevo and Mostar are each about 60 km away from konjic. Boračko lake and its environment represent one of the most important natural areas in Bosnia and Herzegovina. Nearby are the canyons of River Neretva and River Raketnica - which is one of the most unexplored canyons in Southern Europe - and the mountains of Prenj and Borašnica. Beside water sports on the Lake itself, Boračko is an ideal base for fishing, hiking and hunting on mountain prenj, winter sports on the mountains of Borašnica and kiser, and rafting in the canyons of neretva and raketnica rivers. the municipality of konjic has developed a concept project for development of the Boračko lake location. This concept has been prepared by independent consultants and describes the facilities that need to be developed at the location. No further steps have been taken as it is recognised that the investor(s) and the Municipality will determine the final design jointly. The Municipality is owner of the land and is ready to immediately accept the investor(s). The project concept proposes the construction of two new hotels and 35 bungalows on the municipality land near Boračko lake, as follows: » One hotel with 80 rooms with 180 beds, » A second hotel with 60 rooms with 130 beds, » 35 bungalows with 40 m2 of space each. » additionally, a restaurant, café bar, disco, congress hall, swimming pool, outdoor sports centre and parking lot are proposed. In accordance with their interest, potential investors are welcome to make proposals for the redesign the initial project concept. the municipality of konjic is a government institution and its own budget is limited to the functioning of the Municipality and has no funds for capital investments of this kind. Moreover, as a budgetary user, the Municipality cannot independently apply for commercial loans.
