Vice President, Real Estate
The VP, Real Estate is responsible for the strategic, operational, and financial responsibility of
new store growth development, store expansions, and relocation respective to the assigned
The VP, Real Estate will report to the SVP, Real Estate and will provide leadership and align
Real Estate strategies to contribute to the success of the organization by: Advising, counseling
and representing Staples in all aspects of national real estate acquisition, lease negotiations,
development, and disposition; Building strong relationships and business partnerships; Serving
as a problem solver and mentor to his/her direct reports to enable the Real Estate department to
meet its goals and objectives.
Provide practical strategies to achieve future new store growth as well as strategies to
optimize the network of existing stores within the current markets.
Develop and implement network strategies in geographic region to ensure Staples as the
Analyze demographics and sales forecast with the Research Department to ensure viable
market entries that will meet the Company’s cost of capital requirements.
Track existing competitors’ real estate strategies and provide recommendations for Staples
based on competitive rumors.
Maintain and build strong relationships with real estate community, developers, and brokers;
including attending local ICSC events where required.
Prepare and present real estate recommendations to the Real Estate Committee for
approval of all new store units, relocations, expansions, and lease renewals.
Support efforts to dispose of surplus property portfolio within region to mitigate excess
Coordinate with architecture and design team regarding all downsizing plans for those
stores being recommended for downsizing.
Manage a team of Directors of Real Estate to procure property and negotiate leases;
Manage the team to complete transactions to renew, downsize, or relocate all oversized
stores in respective region which have leases expiring during the fiscal period.
Coordinate with Real Estate, Architectural Design, Construction and Legal for all new store
units, relocations, expansions, and lease renewals through the Pipeline Meeting; Prepare
and maintain the Pipeline Report.
Visit, review, and approve the Director of Real Estate recommendations for all new store
units, relocations, expansions, and lease renewals.
Maintain ‘Top Level’ relationships with SVP’s of US Retail to ensure coordinated
recommendations to the Real Estate Committee; Attend all pre-real estate meetings to
ensure both Realty and US Retail are in complete agreement on all recommendations for all
new store units, relocations, expansions, and lease renewals.
Minimum 10 years’ experience with a National retailer
National deal making experience; NYC experience a plus
Experience managing a large team, in a high volume environment
Bachelor’s degree required, MBA preferred
Strong leadership and supervisory skills
Financial and analytical skills for complex real estate transactions
Proven success in negotiating Real Estate transactions on a national level
Strong reputation in the Real Estate Community
Strong interpersonal skills and ability to work as a team player
Strong oral and written communication skills
Ability to manage multiple priorities
Demonstrated ability to provide strong customer service skills
Strong collaboration skills in order to foster a team-oriented work environment
