Fellow Babson Students: Welcome to the Boston area!
Guide Background: During my first year of the mba program, I decided to create a reference guide for future students who are newcomers to the Boston area. Moving to a new location can be exciting and challenging. The purpose of this guide very simply is to help future students. I ask for nothing in return, except for perhaps your suggestions for potential additions and improvements to this guide. During your time on campus and afterwards as an alum., you will have countless opportunities to benefit from the initiatives taken by other Babson students and alumni. I encourage you to share your unique talents, skills, and knowledge by taking your own initiatives and helping other Babson students and alumni whenever possible. I need your suggestions & updates! Please contact me via the email or phone below with your suggested additions Many Worksheets: Just click on the various worksheets in this Excel file and explore the many thoughts and suggestions shared by our fellow Babson students. Usually you need a co-signer to back you up as a secure lessee, otherwise pay up front (in advance) or show bank statements that assure the total on principal. They are often pretty strict on these rules. Luis (Sebastian) Moura, mba '91
Brokers & Broker fees: many apartments are listed by brokers who will charge a fee (often the fee is equal to
1-month of your rent); feedback on brokers varies - some people have great experiences, others have bad experiences; best to contact some current students for suggestions I really recommend that First-Year International Students live on campus or in Wellesley. You'll need to learn so many things during your first year. By living on or close to campus, you'll have fewer hassles (e.g. you
Craig's List is probably the #1 source for apartments around the Boston area (and around major cities in
the USA); there are listings both by brokers (fees charged - see below) and owners/managers (typically no fee)
Boston.com is the online website for "The Boston Globe" one of the two main newspapers in Boston (the other is The Boston Herald) From this home page, click on "Homes", then on "For Rent". This is the website associated with the Wellesley Townsman (our local newspaper), but this website also serves other area towns. You may find only one or two listings in Wellesley, but this is how my wife and I found our apartment here - Peter Rovick, mba '09 Several listings for many area towns on this website One other way to find apartment rentals is by driving around the area; For example after students graduate or leave for the summer in May/June, some homes/apartment buildings in Wellesley and other neighboring towns have "for Rent" signs on their front lawns. There should be several signs remaining in Wellesley in late July and A credit history is typically needed for renting an apartment, purchasing a car, etc. The renter will often run a background check, including credit history check. It can be difficult to obtain a credit card if you don't have a proven credit history in the USA. You can obtain a "secure credit card" from companies like Bank of America. You basically put money in an account that can be used as your credit limit, and will help you establish a credit Some students recommend living close to Babson (e.g. within 5 miles) during your first year, since you will be on campus so much and traffic can make commuting difficult if you live further away. Recommended towns include: Wellesley, Needham, and Natick - all are close to campus, quiet (no bars or nightlife) and secure Very safe town. Nice homes & some apartments. See Wicked Local (above) or Coldwell Banker real estate broker listing info (below) little town, close to campus with virtually no traffic on the commute. Definitely an Needham is a... “Nice quiet older, wealthier crowd; seems like a lot of people who moved there in the 80’s and their kids are already off to college. Some younger families around, but not as many as you might expect for this type of town. Great restaurants, though you won’t find anything to eat past Ten pm. “Bagels Best” has the only Bagels in all of Boston that anyone who’s had a New York Bagel will tolerate. Needham is a dry town, so there’s no liquor stores, although some restaurants do serve alcohol.” - Jonah Eidus, mba '09 Just west of Wellesley - about 10 minutes from campus For those students who want to live near bars & nightlife, these neighborhoods are home to many recent graduates and college students in the Boston area
about 15-25 minutes from campus (depending on where you live - Newton is a large town)
Very popular with young adults who work in Boston and want to live in the city Very expensive - one of the premier neighborhoods in the City of Boston

I live in Wellesley and have been forwarding some info to Admissions when I see "For Rent" signs around town. I noticed several "For Rent" signs posted by the local realtor "Coldwell Banker" and called their office to find out if there was a website that I could share with you, the incoming students. - Peter Rovick, mba '09 You can use the following website & ID to view listings in towns close to Babson: including Wellesley, Needham, Natick, & Newton. http://vow.mlspin.com/?id=26311 ID: 1598274 Password: lauouhks Notes: 1. If you see a listing you like, please contact Priscilla Merrigan at PMerrigan@NEMoves.com. 2. Priscilla has provided this website access to me as a professional courtesy (and approved my request to share this access information with you). Out of respect for Priscilla and me, please do the following: a. If you find a listing online that interests you, please contact Priscilla - and not any other agents at other realtors or any attempts at direct contact with the owner/landlord. This should be her reward for sharing access with you - no, I do not get any rewards besides the satisfaction of helping you. b. Understand that there is a broker fee - and respect this. Priscilla will gladly take you to any properties of interest - this costs her time & money. She also sells homes on which she makes much higher commissions. So, please respect her time and efforts on your behalf and do not in any way use the website access and then try to cut her out of the deal. Please respect the fact that she provides a service and should earn her commissions (highlighted below.) I know that we are all "starving students", often on low budgets, but I understand that some may try to circumvent fees. Remember that you now represent Babson, and like me, are part of something that is bigger than any of us as individuals. Let's make Babson look good and continue a relationship that Priscilla also shared the following insights and suggestions with me that I know I would find helpful if I were looking for an apartment to rent: 1. Probably need a car: generally, you will need some sort of motor vehicle to get to/from campus
2. Typical utilities: Heat, water, electric, telephone, cable (you'll need - May),these in addition to rent) 3. Full Year Rental: typically, you can't rent for 10 months (i.e. August to pay so you'll need to sign a lease for a full year and pay for the full year. You may be able to sub-let your apartment for the summer, but you are still responsible for making the 4. Agreement & Broker Fee: Priscilla will be glad to help an incoming student find housing, but this involves investment of her time & resources. Thus you can use other resources (like Craig's List) for free, but if you want to work with Priscilla, you'll have to sign an agreement that you will pay her broker's fee whether you ultimately find your housing 5. Up Front fees: (you pay these in order to sign the lease & move in): a. First & Last month rent = 2 months b. Security fee = 1 month c. Broker Fee = 1/2 to 1 month Be prepared to pay approx 4 months of rental fees up front - this is typical whether or not you go through a real Best way to contact Priscilla is via email: PMerrigan@NEMoves.com Final note: Please be polite and abide by the terms of her agreement and the typical 1-year lease minimum. Remember that you are representing Babson and that others have provided this information as a courtesy in order to help you with your housing search. Thousands of students will come after you. We want to maintain a great relationship with Priscilla and others who help with housing for Babson students. Good luck! Peter

1. You need insurance before you can drive a car off the dealer's lot. 2. Also, confirm what is included in a warranty (if you purchase from a dealer). 3. Ask your local government (in your home country) for a letter highlighting your driving history - including confirmation if you have had no accidents - this can help to reduce the insurance premium (reduced my premium by $60 to $100 per month) 4. Also need to obtain a registration after purchasing you car. 5. No chance of leasing without a credit history again. - Luis (Sebastian) Mora, mba '09

With a $50 membership, you can buy peace of mind. Whether the service you require is a jump-start, gas delivery (if your tank runs out), or a tow to a service station, AAA Emergency Road Service gets you back on the road. Annual Membership fee of approx $35 for Babson Students* Cost for Babson students is $8.50 per hour, including insuranse, gas, & parking in reserved ZipCar spots around the Boston area - Akshay Kolte, mba '09 In order to qualify/join Zip Car, you may need a record from your home country showing that you have a "clean" driving record (no accidents, fines, etc.) There can be long waiting lines at the RMV. I recommend the following: 1. Make an appointment (if appointments are offered for the item you need). 2. Go early in the morning (not at lunch time or one hour before the RMV closes) 3. Go to the Framingham office - other offices closer to downtown Boston may be more crowded - Peter Rovick mba'09 Some students first need to apply for a SSN, and then take the "denial letter" to the RMV If coming from a country in which your driver's license is written in English (this applies to approx 140 countries), you can drive in the state of Massachusetts for 1 year without obtaining a Mass. Driver's license - Tarun Bhatti mba'09
My family has used Amica for years. 1. Competitive rates, and more importantly, they are very responsive if you ever have an insurance claim. 2. When you consider price, remember that you will typically receive a check every year as a form of profit sharing - Peter Rovick mba'09 Per one student, Commerce may be the only company which will provide insurance for people without a Massachusetts Drivers' licence. Don't make any quick movements that the officer may view as potentially threatening. While you are a responsible and unthreatening adult, the police officer doesn't know this. There are some unsafe people in the world; quick movements may lead the officer to think that you are reaching for a weapon (unlikely in Wellesley & neighboring towns, but officers need to practice safety)

In trains, you can carry them in, and buses have a stand in front of the bus e for more information on this, as you may not be allowed to carry cycles during rush hour. Jacob Xavier, mba '09 Buses: The MBTA tickets can also be used to travel in buses. There are bus-stops outside most Commuter rail and T-stations. Other bus-stops can be spotted by a capsule-shaped route-number board upon a wooden/iron pole along roadsides. - Jeslin Jacob, mba '09 For trips to Boston/South Station/Logan Airport. You will have to book a day in advance, but will get a very good rate. They operate a shuttle service, but sometimes you may be the only person in the van. varies by town, but from Babson is approx $47 for 1st person and $10 for each additional person; I would also suggest tipping $6-8 for first person and $3 for each additional person - Peter Rovick, mba

Note for Students who Live On Campus: If you have to go to Framingham (Walmart/Target etc), Tommy's is a much cheaper option. Will save around $15, one way. They are based in Framingham, so don't call them if you have to go to a nearby place, unless you cannot get anything else. Jacob Xavier, mba '09 six companies listed + standard rates (when available) International Students: Most intersections have a pole on which you can press a button, which will give you a signal to walk across (usually stays for 10-15 seconds). It is civic to to walk across briskly when you do get the signal, and to use it especially when there is heavy traffic. On the other hand, if the road is clearly clear, you may walk across without using this signal. At your own risk, though. compare prices for most airlines, hotels, cars, etc. compare prices for most airlines, hotels, cars, etc. compare prices for most airlines, hotels, cars, etc. you bid for a ticket or hotel room, but you don't know which company For some reason, flying is still more "sexy" than taking Amtrak, but Amtrak does bring a few benefits: 1. More leg room 2. Generally cheaper fares (especially if you are travelling between Boston & NYC) 3. No long lines at airports and fewer delays If you're feeling adventurous - try the route in California along the Pacific Coast - see the USA at a much slower & relaxed pace - Peter Rovick, mba'09

Tasty Pizza - closest to campus! Less than 1 mile away and good. Better sandwiches - try chicken or veal cutlet parmegian AND a side of onion rings They serve beer & wine; a chain restaurant; not my favorite, but many like it; more expensive than Deluxe and Nicks, but they have salads and other dishes Slightly less expensive, but pizza from Deluxe and Nick's are much better Great healthful burritos: $7 each. Across from Roche Brothers supermarket; try chicken burrito (with guacamole - costs extra, but worth it) Good egg rolls, looking for suggestions of other favorite dishes My favorite - very tasty, but a bit further from school. The extra drive is worth it. Excellent, prices are fair. My wife and I used to eat quite a bit of Japanese food in San Francisco and think this rates comparatively very well. Reservation Recommended. Fairly expensive, but fun if you want a Teppanyaki table (e.g. chef cooks in front of a large party similar to Benihana restaurants)

Blue Ginger Asian Fusion Consistently rated one of the top 3 restaurants outside of Boston. Reservations Required (call at least 10 days in advance) http://www.ming.com/blueginger/ 781-283-5790 A great place to take parents/family when they visit, but make reservations at least one month in advance if this is for a major weekend. Discounted Lunch Deal Monday - Saturday; Otherwise, more expensive than standard chinese restaurants, but a formal dining atmosphere, great for family visits or special celebrations. Great quality food, but smaller portions. Very good for special occasions. Very tasty cocktails/drinks. One of the only bars in town.

September & October
Apple & Pumpkin seasons - September & October. You can purchase fresh apples that tend to be more crisp and tasty than those that you purchase in the grocery store. Most people also purchase and carve pumpkins (or jack-o-lanterns) for Halloween which occurs on October 31 each year. see: http://www.pumpkinpatchesandmore.org/MApeast.php Volante is the closest farm to Babson and has multiple varieties of apples and pumpkins in the fall, as well as fresh flowers and other fresh vegetables from March through October; unfortunately, you can not pick your own apples there Expensive, but great for kids and for taking your family when they visit - the farm has apple or pumpkins picking, hay mazes, farm animal viewing, and all sorts of fresh vegetables. Suggestion: after your visit, enjoy a picnic in South Natick near the waterfall on Rte 16. Only about 4 miles from campus. See map with directions : http://www.gmap-pedometer.com/?r=1878247

Thanksgiving
last Thursday in November
"The first Thanksgiving was celebrated by the Pilgrims in 1621 to celebrate a successful harvest in the new land. The celebration was based on harvest traditions that the colonists brought with them from England. In 1863, Abraham Lincoln [a famous President] proclaimed Thanksgiving as a national holiday. Thanksgiving Day is held on the 4th Thursday of November. American families get together to watch football and eat a big feast with turkey and grandma's apple pie. Beyond food and football, Thanksgiving is also about friendship and partnership. Pilgrims and Native Americans, who were once enemies, reaped a successful harvest by working together. At the first Thanksgiving, they ate, sang, and danced together for three days."
Source: http://www.familyculture.com/holidays/thanksgiving.htm The Thanksgiving Day Turkey http://www.theholidayspot.com/thanksgiving/turkey.htm "Turkey actually did not become a part of the American Thanksgiving tradition until the 1860s. Turkey did not achieve its prominent status as the centerpiece of the holiday meal until after World War II, when the poultry industry’s aggressive marketing and development of larger hybrid turkeys made the turkey into a symbol of American abundance." Health Plans: How to compare them

Most plans fall into six basic categories: traditional health insurance, Health Maintenance Organizations (HMOs), Preferred Provider Organizations (PPOs), Point-of-Service plans (POSs), and Exclusive Provider Organizations (EPOs) and Health Care Savings Accounts (HSAs). But there are also differences between plans of the same basic type (for example, not all HMOs are the same), so be sure to read all materials provided by your employer and the health plan carefully. see also: http://www.medhealthinsurance.com/plans.htm Traditional health insurance is generally the most flexible type of health plan.
