					               PROPERTY MANAGEMENT JOB DESCRIPTIONS
                                   HOA Accounting Supervisor
Objective: Supervise and oversee all accounting functions, while maintaining general ledger through monthly
               financial statement preparation.
Established:    06/07


        Definition: Under direct supervision of the General Manager. Will supervises all accounting
        activity and functions, general ledger through monthly financial statement preparation.

        Will oversee accounting practices to ensure accurate and reliable data necessary for business
        operations. Preparation of reports and statistics detailing financial results. Responsibilities also
        include analyzing trends, cash management, costs, revenues, financial commitments, and
        obligations incurred to predict future revenues and expenses. Reports organization's finances to
        management, and offers suggestions about resource utilization, tax strategies, and assumptions
        underlying budget forecasts.

        Essential Duties and Responsibilities:

        Conduct and/or supervise all accounting activity and functions to include but not limited to the
        following:

                                                General Ledger
                                       Supervise all A/R and A/P activity
                                              Bank Reconciliations
                                      Cash Management & Investments
                                       Financial Statement Preparation
                                                Funds Transfers
                                          Monthly Financial Reports
                                          Annual budget Preparation
                                           Annual 1099 Preparation
                                Business Personal Property Report Preparation
                                               Audit Preparation
            Tennis & Fitness Weekly, Monthly, and Annual Recap, preparation of government annual
                                             reports, sales tax, etc
                                           Monthly Check Requests
                                                   Insurance
         Perform other highly complex detailed financial reports and analysis as directed by the General
                                                    Manager

        Contacts and Relationships: General Manager, Accounting and Clerical staff, Association
        Services Supervisor, In-house Managers and Supervisors, Board of Directors, homeowners, HOA
        Committees, guests and residents, vendors and public.

Education/Qualification/Experience/Knowledge Guidelines:

      Bachelor's Degree in Accounting or similar coursework.
      Knowledge of finance, accounting, budgeting, and cost control principles including
       Generally Accepted Accounting Principles.
      Knowledge of financial and accounting software applications.
      Ability to analyze financial data and prepare financial reports, statements and
       projections.
      Minimum 2+ HOA experience.
      1+ years experience in supervising A/R and A/P, and 4+ years overall accounting
       experience
      Advance level computer software applications knowledge and experience particularly
       with Microsoft Office Suite programs (Word, Excel), MAS90 Accounting.

Ability to:
    Supervise, train and evaluate assigned staff.
    Organize, direct and implement a comprehensive accounting program.
    Interpret and apply pertinent federal, state and local laws, codes and regulations.
    Develop, install and administer accounting systems.
    Establish and maintain cooperative working relationships with those contacted in the
        course of work.
    Communicate clearly and concisely, both orally and in writing.
    Handle extremely sensitive work while maintaining a high level of professionalism;
        maintain confidentiality and apply discretion in all communications and activities.
    Demonstrated ability to multi-task in fast-paced environment, works well under pressure,
        sometimes meeting multiple and conflicting deadlines and excellent time management
        skills.

Physical Tasks and Working Conditions Include the Following: Sitting in a normal
seated position for extended periods of time, reaching by extending hand(s) or arm(s) in any
direction, twisting, bending, standing, finger dexterity required to manipulate objects with
fingers rather than with whole hand(s) or arm(s), for example, using a keyboard,
communication skills using the spoken word, ability to see within normal parameters, ability to
hear within normal range, ability to move about, seated and viewing computer screen for
extended periods of time, using headset or telephone handset for long periods of time.

Special Requirements: Valid California Drivers License
