Offer to Buy Property

hereinafter called the Purchaser, to (Name of Seller), of (street address, city, state, zip
code), hereinafter called the Seller, through (Name of Broker), of (street address, city,
state, zip code), hereinafter called the Broker.
For and in consideration of the mutual covenants contained in this Agreement, and
other good and valuable consideration, the parties agree as follows:
1. Purchaser hereby offers to purchase from Seller the real property and
improvements located at (street address, city, state, zip code), and more particularly
described in Exhibit A attached hereto and made a part hereof, on the following terms

2. The property is to be conveyed free from encumbrances except taxes for the
current year, which are to be prorated, and (description of other encumbrances). For
purposes of this offer the following shall not be considered as encumbrances on the
property: reservations contained in any of the forms of patent or deed commonly used
by the United States or by the State of (Name of State); building restrictions and
reservations common to the platted tract in which the property is situated; zoning
ordinance restrictions; easements for public roads actually in use as such and for public
utilities; and contracts common to the tract in which the property is situated with
reference to supplying water and electricity to the Premises.
3. Interest on deferred payments and encumbrances, if any, and insurance and
water charges shall be paid or adjusted by Seller to (date), and subsequently paid or
assumed by Purchaser.
4. There are no warranties of fitness regarding such personal property that extend
beyond the description on the face of this offer.
5. Seller shall furnish to Purchaser an owner's title insurance policy insuring
Purchaser to the full amount of the purchase price against loss or damage by reason of
defect in Seller's title in the property, subject to the following exceptions or exclusions:

Purchaser under this Agreement or a complete abstract of title, properly certified down
to date, to be furnished within (number) days from the date of acceptance of this offer
