         Introduction
         If you’ve ever wanted a quick and easy way to make nice chunky profits
         online this is it.

         To profit I recommend not getting emotionally attached to the sites you build
         and sell. As a site flipper it will be in your interests to keep moving. Build a site,
         promote it until it’s at your required level of earnings and then ‘cash out’. Your
         bank manager will thank you for it 

         In this report I am going to detail step-by-step how you can get going from
         scratch by creating sites that are quick to build and promote which you can then
         go on to flip for $300-1800 or more. You are going to build up an earnings track
         record by monetizing them and then cashing out.

         By doing this you will :

              1) Earn money while you own the site/s

              2) Cash out with a nice payday when you sell them

              3) Build up a client list of buyers interested in what you have to offer.

              4) Be laughing all the way to the bank 

         I’m also going to advise you which marketplaces to consider selling your site on
         for maximum profit as well as ways you can increase the value of what you’re
         offering in the minds of potential buyers. This will translate to higher return and
         more money in your pocket.

         I want to let you know this isn’t a ‘theoretical guide’ it’s a practical one you can
         follow to really make money online and the opportunity is there for anyone willing
         to take action. There are people online making a full time living doing just
         this and there’s no reason why you can’t too.

         I’ve tested this by building and selling my own sites so this is a battle-tested
         action plan I am sharing with you and I’m giving it away for FREE ( I must be
         bonkers  ). It’s a great feeling when you sell your site – the most surprising
         thing to me when I first started doing it was just how many buyers there are out
         there looking to pick up sites with a track record of earnings. By offering a quality
         site with proof of earnings attached you are going to find it very easy to succeed
         and profit in this business.

         What Is Site Flipping?
         Site Flipping is another term for flipping Virtual Real Estate
         (VRE). To put it another way, for the purpose of this report
         what we are referring to is creating a website, adding unique
         content, driving traffic to it and then selling it for a very tidy
         profit.

         You may have heard about people buying a run down property and doing it up for
         profit? Well, this is where the term "site flipping" comes from. The beauty of
         building and selling websites is that you don't need to have thousands in the
         bank and can get started for very little. In this business you can get out of your
         bed, walk to your computer and flip sites to your hearts content from home. If you
         treat this as a business you can earn a full time income doing this, or if you prefer
         you can use it to earn a nice part time income while you are doing a regular job.
         The choice is entirely yours.

         The method I am going to outline in this report can consistently make you
         between $300 and $1800 on the sale of a site starting from scratch. I know
         because I have done this many times. Here’s some proof:




          £727 is equivalent to $1,083.88 at the time of writing. It was in sterling because
         I’m from the UK and I’ve removed the transaction id for obvious reasons. I have
         sold sites for less and for more than this, but the return on investment is always
         good because there is demand for sites that are proven earners.

         Choosing A Niche
         Before you do anything else, the first thing thing you need to do is choose a
         niche. As you will be monetizing your sites primarily with
         Adsense I would recommend choosing a high paying niche
         that has a decent number of advertisers. By doing this you
         will get a higher return per unique visitor than you would if
         you chose a low paying niche.

         Visit High Paying Keywords for profitable niche ideas if you're struggling to
         come up with your own. You can also buy limited release keyword lists
         available on this site. In the interest of transparency I should declare here that I
         own and run this service.

         Once you have some niches written down on a piece of paper I recommend you
         get an idea of the range in terms of cost to advertisers per click. One free online
         tool I particularly like is Spyfu. You can enter a keyword phrase and it returns
         useful cost/click data, range, number of advertisers and estimated number of
         clicks a day for that term. For example I typed in “golf clubs” and it returned the
         following:




         In the image above you will see that the cost/click range to advertisers is $0.48 to
         $1.32 for this keyword phrase. This is the range that advertisers are bidding for
         this keyword using Google Adwords. As an Adsense publisher Google pays you
         a percentage of that revenue so I recommend that you find a niche with cost/click
         over $1 in the upper end of the range with no less than 50 cents at the bottom
         end of the range. Obviously you can use discretion here – in the example above
         $0.48 at the bottom end is so near we would be splitting hairs. Also look out for a
         healthy number of advertisers in that niche before drilling down into long tail
         keywords for your site when you are doing your keyword research.

         Building Your Site
         There are a number of site builders in the marketplace. You can either use a
         HTML editor such as Frontpage / Dreamweaver if you’re already proficient or a
         sitebuilder such as XSitePro 2 which I recommend if you just want to get things
         done quickly and easily.

         I'm not going to get into the 'actual process' of building sites here as that could
         take up another report in itself but if this part has in any way stopped you before
         then don't waste any more time. When I first used a WYSIWYG site builder I was
         amazed how much functionality is incorporated into them. XSitePro 2 gives you
         the flexibility to build websites from scratch by designing the template yourself or
         using pre-made templates supplied with the software.

         I do highly recommend you learn some basic HTML ( there are plenty of free
         tutorials online ) but you can hit the ground running with this software and create
         good looking sites that do the job perfectly.

         Keyword Research – Fishing For Long Tail Phrases
         Next you need to choose keywords for your site. I would
         recommend choosing between 5 and 10 keyword phrases for
         individual articles on your site. The size of your site is not overly
         important, it's the earnings that it is making which will determine
         how much you are going to cash out for. Remember to always
         keep your eyes on the prize from the outset if you intend to be a site flipper.

         You should target long tail, low competition keyword phrases (3 to 4 words in
         length) that you can rank for in the search engines. Not only that, people also
         need to be searching for it ( this is known as search volume ). It's no good
         ranking #1 for a term that nobody is searching for unless you just want to impress
         your friends :)

         What Is Long Tail?
         Long tail keywords are those that usually get less traffic than broader terms but
         have less competition and are easier to gain worthwhile rankings in the search
         engines because of this. Conversely broad keywords tend to be short ( one or
         two words ).

         An example of a broad keyword phrase would be - “credit counseling” or
         “shoes”

         A long tail keyword phrase in this niche would be - “family credit counseling
         service”

         Long tail keywords are also more likely to result in conversions than a broad
         keyword term purely because at this stage the person searching using these
         keyword terms has a much clearer idea of what he/she is looking for.

         In the hypothetical example below I am going to give you an idea of the logic
         behind this and how it works in the real world.

         Let's assume a company called Cybertron ( which I have totally made up ) makes
         televisions and has a tv called “Plasitron” with a model number of XC14TC

         Somebody searching for “Cybertron televisions” knows Cybertron makes
         televisions but just wants to know more about which televisions they have in their
         range. They are information seekers as oppose to being ready to buy a product
         or service.

         In contrast a searcher looking for “Cybertron Plasitron XC14TC” has done their
         research and is far more likely to be someone looking to get out their wallet. The
         most extreme example of this would be something such as “buy Cybertron

         Plasitron XC14TC”. What do you think that person is looking to do? They are
         looking to hand over some money in return for a TV :)

         Let's go back to the keyword phrase “Family Credit Counseling Service” and look
         at it in more detail to ascertain why it's a good long tail keyword choice.




         As you can see above there are 2 results in the top 10 with 0 Pagerank and 3
         with only PR2. There are also 3 results in the top 10 with zero or very few
         backlinks to the page that is ranking for that keyword phrase. The site ranking at
         number 6 also has hardly any site links and is only PR2.

         I hope this gives you a clearer picture of what you should be looking for when
         you are choosing keyword phrases for your site.

         Analyzing Your Competition
         “Credit counseling” has 4.27 million exact phrase competition in Google whereas
         'family credit counseling service” has just 8,590 exact phrase competition. Which
         do you think would be easier to rank for in the search engines? Yes, you're right
         it's the long tail :)

         Let me tell you right now that you want to choose keywords where you stand a
         sporting chance of getting on the first page ( i.e. the top 10 results ).

         In particular analyze the top 10 listings and make sure you aren't competing with
         lots of authority sites that have tons of quality backlinks (particularly to those
         pages). You want to rank for these phrases so choose those which look like easy

         pickings. Any results PR4 or higher in the top 10 are more often than not going to
         be stiff competition.

         If you have the time it can also pay dividends to check the quantity and quality of
         backlinks the pages in the top 10 have by using Yahoo to give you an idea. As a
         guide look out for results with low PR in the top 10. If you see a bunch of PR0
         to 2 pages in the top 10 then you have a good keyword phrase. Even PR3
         sites can be outranked with a little work. As a general rule when targeting long
         tail phrases steer clear if the top 10 is dominated with pages that have a
         Pagerank of 4 and higher. You are looking for the soft targets, not trying to create
         unnecessary work for yourself :)

         You want to target the highest volume/low competition phrases you can.
         Obviously this can get pretty time consuming so you will want to have an exact
         phrase competition point as a cut-off point which acts as an initial filter. 100k
         quoted competition or less is recommended (certainly no higher if you are using
         a threshold filter like this).

         For keyword research you can either use a paid tool such as Wordtracker or go
         down the free route and use the Google Adwords Keyword Tool.

         What is Quoted Competition?
         Exact Phrase "Quoted" Competition is simply the number of
         results returned when you go to Google.com and type the
         keyword phrase and surround it in quotes.

         For example dog training returns 21.5 million results in Google without quotes

         If you type in "dog training" with quotes it returns 6.12 million results. If you were
         using a cut-off of 100,000 for a given phrase, this would automatically get filtered
         out.




         Compare that with a long tail keyword such as “dog kennel training” with just
         8,750 exact phrase competition.




         Remember, you want 5-10 good keyword phrases for your articles on your site
         and another 5-10 which you are going to use to drive traffic to your site (more on
         that later)

         Creating Content For Your Site
         Your next step is to write articles around your chosen keyword
         phrases. You are going to write one article for each phrase and
         you are going to do on-site optimization for those pages. This
         means ensuring that your target keyword phrase is in your title
         tags, H1 / H2 tags, meta keyword and description tags. You also
         want the keyword phrase for each article in the content itself but
         don’t force it as the search engines will pick up on articles that
         don’t flow naturally. Keyword stuffing is not recommended.

         Make sure the content is unique. Don't be tempted to use spun articles or PLR,
         particularly if you intend to flip your site. Buyers at this level like to see that the
         content is unique to your site. You don't want someone asking you why the same
         content can be found on 20 other sites. Also you are not going to be able to find
         PLR articles that match the keyword phrases you are targeting so you're better
         off starting from scratch and writing a site you can 'call your own'.

         Now you can either write the content yourself (the free but time consuming way)
         or you can outsource your content creation by hiring a writer to do that work for
         you. Articles typically cost $5-7 when outsourcing depending on the writer.

         Length Of Articles For Your Site
         For your site I recommend writing articles in the 250-400 word range. It doesn't
         matter if they are slightly longer than the upper limit but don't write articles shorter
         than 250 words. Remember, the search engine spiders are hungry and the food
         they eat is your content, so serve it up to them on a silver platter :)

         need to upload it and get it online. Then you can begin…

         Hosting – Finding A Reliable Host At The Best Price
         You need a home in cyber space for your sites. Your sites will sit on a server
         hosted for you by a hosting company. These companies charge you a small
         monthly fee.

         I look at 3 key criteria when deciding upon a webhost:

              1) Uptime – You want the sites you have live on the internet to stay that way.
                 The host you use should have reliable servers and outages should be
                 extremely rare.

              2) Affordability – A good webhost should offer you a great package at an
                 affordable price. Shared web hosting should be less than 10 bucks a
                 month. They should also offer unlimited addon domains at no extra cost.

              3) Customer Support – When you have a problem you had better have
                 made sure there is good support at the other end that can help you out
                 quickly and professionally.

         Reseller vs Shared Hosting
         The webhosting company I use and recommend tick the boxes with all 3 of the
         criteria above. As a site flipper it is going to be worth thinking about getting
         Reseller Hosting which this company offers for $24.95 a month. Reseller
         hosting allows you to create customer accounts with their own control panel. You
         just fill in their account information initially then they can administer their account
         without help from you, including email addresses and changing passwords.
         When you are selling sites this is invaluable as you can set this up from the
         outset. You will also be able to charge the buyer a fee for hosting or offer them
         free hosting as part of the deal ( I recommend free for 6 months then paid ).

         Alternatively you could go for the cheaper option of Shared Hosting initially and
         send the files over to the buyer when they have purchased. Unfortunately this
         means you won't be able to charge for hosting if you do things this way and the
         buyer will have to deal with the technical side of setting up the site you have sold
         them rather than a straight switch with a login and password.

         Promoting Your Site To Drive Traffic
         Promotion is vital to get your site listed in the search engines and to
         drive targeted traffic to your pages.

         Getting Your Site Indexed In The Search Engines
         Our strategy here will rely on getting organic traffic from the search
         engines and leveraging sites that the search engines love 

         Submit your site to some social bookmarking sites. Don't go crazy with this. This
         will drive some initial traffic to your site but more importantly it will help get your
         site indexed. Also submit the site to some directories. Both of these things will
         help with indexing and get you some backlinks to your site.

         Spice Things Up With Article Promotion
         Refer back to the keyword research criteria and repeat the process to write an
         article for promoting to article directories. If you want your article to rank for the
         keyword phrase try to aim for a lower number ( ideally below 10,000 quoted
         competition ) that hasn't got strong competition in the top 10 results. Otherwise
         just pick a suitable keyword phrase, write a 250-350 word article and submit it to
         a number of top article directories ( If you don't know any, GoArticles.com,
         EzineArticles.com and Buzzle.com are 3 good ones ). Try and submit your first
         article for promotion to a decent number of directories.

         Tip: When writing articles make sure the keyword density is not over 3% as
         some article directories will reject it if the density goes over this level.

         If you do a lot of submissions to article directories you can save a ton
         of time by using this software which I recommend  Article

         Submitting your site to article directories has a number of benefits. It helps
         indoctrinate your site to the world wide web with backlinks from a number of
         different ip addresses. It also drives traffic directly to your site from the article
         directories themselves. Webmasters can also reprint the articles and use them
         on their blog/site providing they keep your resource box intact. This gives you
         more links back to your site from theirs and you may even get traffic directly from
         their site in the form of referrals.

         It is possible for your article itself to rank in the search engines and over time
         even get rankings for your site as a result of the links you place in your resource
         box. I recommend you use both a http:///www.yourlink.com link and a link back to
         your site in the form of anchor text in your resource box. This is because some
         webmasters will use your article and the anchor text will not always hyperlink
         back to your site but if you also use a normal http:// link visitors will at least know
         what your site is called if they want to go and check it out. Some article
         directories even allow upto 3 links in their resource box, so if they do include a
         link to an internal page on your site as well.

         You may need to know a bit of html code in order to create anchor text. The term
         can be pretty confusing if you have never done this before. Don’t worry though,
         here’s how you create anchor text for your site using html.

         Anchor Text HTML:

         <a href=”http://www.YourSite.com/“>Insert Anchor Text</a>

         This will create a link that will look like this Insert Anchor Text

         Obviously in the code above you type in the domain name of your site by
         replacing the “YourSite” part in between the 'www' and '.com' 

         Turning Your Site Into A Cash Producing Asset With
         Monetization
         Making Money With Adsense

         Google Adsense is the primary form of monetization I recommend
         for the sites you will be building and flipping. Adsense is a form of
         contextual advertising whereby Google gives you a bit of code
         you can place on your site which displays targeted ads based on
         your content. Google essentially becomes your partner and cuts
         you a percentage of the revenue it gets from its advertisers and
         as a publisher your site/s become a part of the content network.
         Once you are approved for Adsense as a publisher you can place
         ads on any site you own providing it complies with Googles TOS ( Terms Of
         Service ).

         In recent years Google has clamped down on low quality sites and rewards
         publishers that produce high quality content sites. Google is a BUSINESS that
         wants to keep both its search visitors and advertisers happy so it wants to put
         ads on high quality sites that CONVERT for advertisers spending money with
         Google Adwords. If the advertisers are getting high conversions from their ads
         then they are willing to pay top dollar. Google knows this and has sophisticated
         algorithms in place to work out how targeted a visitor is and pays out accordingly.
         The amount you are paid is commonly known or referred to as the CPC ( Cost
         Per Click )

         The reasons you are going to monetize your site with Adsense is because
         it's:

         1) Quick and Easy to monetize your sites with Adsense

         2) You will earn revenue from all sites you own before you flip them and this
         money will be paid monthly by check or direct bank deposit.

         3) You don't have to spend time finding affiliate offers that fit your content.

         4) It's a form of monetization that pays well providing you follow the guidelines I
         outline in this report.

         You are going to concentrate on creating unique quality content, practice good
         SEO ( Search Engine Optimization ) and drive targeted traffic to your site for high
         payouts. As an Adsense publisher the goal is to make above average returns on
         the CPC so you require less unique visitors to achieve your target level of income
         for your site before you flip it. Niche selection and keyword research are two

         Choosing high paying adsense keywords you can rank for in the search
         engines that are also more likely to have a high CPC are principles you will be
         following as a SMART Adsense publisher and site flipper :)

         Patience Is A Virtue – Why You Shouldn't Monetize Immediately

         Don’t monetize your site immediately. Wait until it is indexed
         and getting targeted traffic from the search engines. You
         can check this by keeping an eye on your stats. Most hosts
         have AWSTATS installed by default. Once you are happy your
         site is receiving regular visitors go ahead and put Adsense ads
         on your site along with any other monetization that is a good fit
         for your site ( don’t overdo it and make your site look spammy though ). If you
         spot any lucrative affiliate offers you may want to mix monetization to give the
         visitor even more options to turn your virtual real estate into a cash producing
         asset. Remember, the key thing here is that the more your site earns, the more
         you are going to be able to get for it when you come to sell it. Cha-Ching 

         Power Up Your Promotions
         TRAFFIC is critical to your success as a website creator and
         flipper. You will have no shortage of buyers interested in snapping
         up your site once you have a proven earnings track record.

         You have laid down a good foundation but now you are going to
         totally blitz this by leveraging authority sites and web 2.0 properties
         to send link love and traffic to your site 

         Step 1: Write articles at Squidoo and Hubpages.com that link back to your site.
         Don’t just link back to your homepage. Again write unique content pages and
         sign up with a new user id for these pages. Bookmark these pages.

         Step 2: Submit your site to more link directories

         Step 3: Write another 4-5 articles and submit them to top article directories to get
         more links and traffic to your site. Submitting articles to a lot of directories
         manually can be time consuming. I recommend using this Article Submission
         Software if you want to speed things up dramatically.

         Tip: When submitting to numerous directories make sure you also get links to
         your site’s internal pages using anchor text links in the resource box.

         Establishing An Earnings Track Record
         30 Days Of Consistent Earnings ( Minimum )
         Well done, by this stage you’ve done the hard work. You now need
         to get a minimum of 30 days of earnings averaging over $1. If
         you find you aren’t meeting this threshold you need to do more
         promotion. Follow the above steps and aim for at least $1-3 a day.
         Once you reach this level and average it in terms of earnings for a
         30 day period ( minimum ) you can then apply a multiple to what
         your site is worth. If your site is monetized with Adsense it will
         usually sell for 8-12 x the monthly multiple.

         A site earning $1 a day average should sell between $240 and $360

         A site earning $2 a day average should sell between $480 and $720

         A site earning $3 a day average should sell between $720 and $1080

         A site earning $5 a day average should sell between $900 and $1800

         If you apply a median of 10 x earnings you are looking at a range of anything
         from $300 to $900 for a site making $1-3 a day on average. You may get offers
         below the bottom range I have outlined or even above the upper end of the
         range. It is very realistic to expect 10 x your monthly earnings for a site like this,
         so don’t sell it too cheaply. Equally don’t be too greedy and miss out on a good
         offer. When you’re a site flipper you want to build up the revenue stream and sell
         it on so you can keep moving by building and promoting. Remember what I said
         before about keeping your eye on the prize 

          $5 a Day Avg = A Site Value of $1800 on a 12 x Monthly Multiple

         Obviously with a longer the track record of earnings a buyer is going to have
         more confidence in purchasing your site. You have to balance that between your
         needs and theirs because as a site flipper it is in your interests to cash out and
         move on to your next project.

         Pagerank Updates
         Remember, you are a seller flipping virtual real estate. Because of this, you must
         put yourself in the shoes of your potential buyer. This is why I am covering
         Pagerank. Now it’s a fact that sites can rank well with “0” Pagerank, but we are
         not concerned with reality here, our priority is perception and I can tell you for a
         fact that a site with Pagerank, all things being equal, is going to sell easier and
         possibly even higher priced than a site with none at all.

         Now it’s not absolutely essential your site has Pagerank. I have sold sites both
         with and without Pagerank, I am just letting you know that you *may* want to
         consider a Pagerank update before selling. Your call 

         Show Me The Money
         We’ve already established that on average a site will sell for
         between 8 and 12 x monthly earnings when monetized with
         Adsense. So if your site was earning $50 a month then you
         could realistically look at selling it between $400 and $600
         ( maybe slightly more or slightly less but these are good
         ballpark figures to work with ). If you have a quality site there
         is no reason why you should not be able to sell the site up towards the upper end
         of the estimate.

         Increasing Value In The Mind Of The Potential Buyer
         This could take up an entire chapter in itself, but I am going to quickly cover
         these points to get your creative juices flowing.

         Things you can do to increase value and get a quicker sale:

              1) Wait for a Pagerank update. A site with PR = More valuable in the minds
                 of buyer. Remember, perception is reality.

              2) Remember those separate logins for Web 2.0 properties such as Squidoo
                 and Hubpages? Well, guess what – you don’t need these logins once your
                 site is sold so bundle them up with the sale by giving the buyer the logins.
                 Use unique content if you go down this route. By doing this you aren’t
                 *just* selling a site, you’re selling a network. Would you rather buy a
                 network or a site? 

              3) Offer additional content for no extra charge. Obviously this is going to cost
                 you some money so don’t do it with really cheap sites.

              4) Offer free hosting for a certain number of months. Remember, not all
                 buyers are technical so not having to worry about setting up and hosting
                 can be a big persuading factor.

         Marketplaces To List Your Site On
         There are 3 main marketplaces to list your site on. Obviously you can
         always find more avenues to sell, but here are the 3 which will enable
         you to hit the ground running. Over time you can build up client lists.

              1) Ebay – A lot of ‘Turnkey/Low Quality’ sites get listed on Ebay
                 but don’t write them off altogether, particularly when selling
                 cheaper sites.

              2) Digital Point – I am sure most people will be familiar with this forum. It
                 has a section where you can list your site for sale and has a feedback
                 mechanism in place for those trading on it.

              3) Sitepoint – In my experience this is where many of the serious buyers
                 reside, so if you want to get a good price and see your site sell pretty
                 quickly I strongly recommend taking a look at the marketplace on
                 Sitepoint.

         Accepting Payment For Your Site
         This is a potential minefield and how you approach it depends very
         much on how much you are selling your site for and your attitude to
         risk. If you are selling your site for a couple of hundred dollars ( etc )
         then you may want to go down the Paypal route, but if it’s a sum that
         means something to you, consider using Escrow services. This will
         reduce the number of potential buyers but ensure you don’t end up
         crying over spilt milk if something goes wrong with the payment side
         of the transaction.

         Most people online are honest but as in the offline world there are always going
         to be a very small number that aren’t. For this reason I recommend you do
         always do due diligence and strongly consider using Escrow services with high
         figure transactions. These services protect both the buyer and the seller so the
         buyer shouldn’t have any objections to this.
