The street-level office lobby features a 50-foot ceiling and entrances on all four sides of the building.

Enhanced structural connections at the core and columns, alternative load paths, hardened columns and slabs at grade and below-grade spaces to increase structural robustness. An interconnected stair system that allows for multiple building exit points along with many other life/safety features.

Coordinated program of controlled electronic access, electronic surveillance and uniformed security guards on a 24/7 basis, electronic turnstiles, messenger center and extensive CCTV coverage. Additional WTC site-wide security features a Police Command Center as well as a Vehicular Security Center. State-of-the-art Class E system, fully sprinklered building, emergency generator covering all life safety systems, among many other advanced features exceed the New York City Building Code.

54 passenger elevators, nine elevator banks, five service elevators, five express elevators to restaurant and observation deck levels. The electrical system for general office space will be distributed through a vertical bus-duct system. Space tenants will be allocated electrical riser capacity of 6 watts (demand load) per USF for lighting and utility power requirements.


Dual points of entry, vertically stacked telecom riser closets. Future service providers have not yet been selected. Additional riser capacity available to support up to 4” conduits. Building will include necessary infrastructure for full wireless capabilities, with multiple operators likely to include Verizon, Nextel/Sprint, T-Mobile and AT&T Wireless.

Four separate spaces available within the building. Each location has the capability of holding two generators with a maximum of 1.5 megawatts per unit.

Supplemental Cooling: 3,000 tons of refrigeration via condenser water for future tenant fit-out needs. Transportation:

The A/C system will be all-air variable air volume type. Low temperature supply air, maintained at 75F +/-2º, will originate from condenser water-cooled direct expansion (DX) packaged A/C units located in local fan rooms. The Freedom Tower offers unprecedented access to mass transit (including the A, C, E, 1, 2, 3, W, R, 4, 5, J, M, Z and PATH trains) both at grade and through an underground concourse, with entry immediately outside the building and running from the new Fulton Street Transit Center to Battery Park City and the World Financial Center and ferry terminals.

Incentives: Building Features:

A public observation deck on the 102nd floor, a skyline restaurant on the 100th and 101st floors and an antenna mast rising to an iconic height of 1,776 feet. All floors will be served by elevators. The Skylobby on the 64th floor serves as a dramatic entrance for the office floors above. A loading dock with five bays will be accessible from Washington Street.

Incentives include: Grants, Liberty Zone tax benefits (credits, tax abatements/reductions), Lower Manhattan Economic Revitalization Plan tax abatements and reductions, low-cost New York Power Authority power, sales-tax exemptions and WTC Payment In Lieu Of Taxes (PILOT) program.
