The Stoneman Rancho lies within the last part of the great Asuncion Rancho land grant.
At one time this great rancho covered many miles in all directions including the towns of
Atascadero and Templeton.
The ranch lies due west of Atascadero and Templeton in the coastal hills of the Santa
Lucia Range. The main ranch gate is approximately 8 miles from highway 101 and the
city of Atascadero.
The terrain varies from somewhat level to gentle hills with the southern exposure mostly
open with the north exposure having beautiful oak groves.
There is a good size lake on the ranch which is spring fed. This lake has remained a great
source of water even through past droughts. It is a water source for both cattle and
wildlife and the fishing is great for bass, crappy and bluegill. Wildlife consists of deer,
dove, quail, fox, bobcat and an occasional bear or mountain lion.
Although unimproved, there are many beautiful building sites on the ranch. Power is on
the ranch and it is served by paved roads.
The ranch owners pay for maintenance of roads and the main gate. At this time the total
cost per year is $2,000.00 per rancho, paid quarterly.
The “Williamson Act” covers the ranch which keeps the taxes very low. The taxes are
approximately $475.00. annually.
Weather is somewhat controlled by the natural coastal influence from the pacific. It is
generally warmer in the winter and cooler in summer than a few miles east in the city.
The ranch consists of 327 acres. Presently the ranch is leased for cattle grazing.
This is one of the most beautiful ranches on the central coast, bypassed by the freeway
only a few minutes away, it is truly a secret of the central coast.
The location is excellent as it lies only 2 hours from Santa Barbara and is half way
between Los Angeles and San Francisco.
This beautiful rancho is listed for sale for $1,700,000.00
