4. NEGOTIATION CLAUSE
The landlord and the tenant agree to, without prior termination of this lease contract,
apply provisions for rent, rental conditions, apartment conditions in which agreement is
reached or will be reached under the current negotiation contract between landlord and
the tenants' association.

5. CONTRACT TERMINATION & PERIOD OF NOTICE
This lease contract is subject to a notice period of three calendar months. The notice
period is calculated from the last day of the month in which the termination of this lease
contract is made. If this lease contract is terminated for the purpose of moving out, it
means that any leases for garages or parking lots also are terminated and ends at the
same time as this lease contract.


6. SPARE KEY
The tenant gives the landlord the right to hold the spare key to the rented property.

7. OUTDOOR SPACE
If there is a terrace to the apartment, then the tenant has to, at his own expense, take
good care and maintain this terrace. If not, may the landlord, on the tenant's expense,
perform the necessary work.


8. COSTS INCLUDED IN THE RENT

9. RENTAL PAYMENTS
The tenant shall without notice from the landlord, in advance, pay rent to the landlord by
the last working day before the start of each new month.


10. MAINTENANCE
The landlord is responsible to repair the rented property but has agreed with the tenants'
association to not be responsible for internal maintenance such as wallpapering, painting
and floor maintenance. To compensate for this, a rent reduction has been made.


11. WORK IN RENTAL PROPERTY AND ON THE BUILDING
The tenant will not get rent reduction for the time when the landlord carries out work in
the rented property or on the building regarding usual maintenance, improvements or
extermination of vermin. The landlord provides heat and hot water except during the
time when necessary overhaul or repair of the heat source, heat exchangers and
associated wiring are carried out. The landlord promises to carry out work without
unnecessary time wastage.


12. TENANT’S RESPONSIBILITY
The tenant agrees to not implement changes in the rented property beyond repairs
without the landlord's approval. The tenant promises to not set up billboards or outdoor
antennas without authorization. The tenant also promises to follow the landlord's policy
regulations for the property and its dependencies.

13. MOVING IN AND MOVING OUT
When the rental period has expired, shall the tenant no later than 12:00 the next day
leave the rented property and throughout the day keep the rented property available
for the person that should move in to it. If the date of moving in or moving out occurs on
a Saturday, Sunday, public holiday, Midsummer Eve, shall moving in and moving out be
made the next working day.


14. BREACH OF CONTRACT
If the tenant violates any provision in this apartment lease contract or a provision of law,
then may the landlord terminate this agreement with immediate effect.


15. OTHER
This apartment lease agreement has been signed in two identical copies of which the
landlord and the tenant have received one copy each.
