					Quitclaim Deed
A quitclaim deed is a document that transfers the ownership of real estate from the
current owner to a new owner. Usually, deeds contain some type of guarantees,
especially as to the validity of the seller's ownership rights to the property. This
particular type of deed does not contain any guarantees or covenants as to the validity
of the title to the property. This deed merely transfers whatever interest the original
owner had, if any, to the new owner. Typically, these deeds are used for inter-family
property conveyances. This document can be useful for individuals or entities that want
to transfer title to property without providing any guarantees.
                                   QUITCLAIM DEED
THIS QUITCLAIM DEED is made as of the _____ day of __________, 20______, by and
between _____________ (hereinafter referred to as the “Grantor”) and ___________ (hereinafter
referred to as the “Grantee”).

WITNESSTH, that Grantor, for the consideration of _____________ dollars ($_______),
hereby paid by Grantee to Grantor, and for good and other valuable consideration, the receipt
whereof is hereby acknowledged, hereby remises, releases, and quitclaims to Grantee and
its/his/her heirs, executors, and assigns, all right, title, interest, and demand in the real property
municipally known as __________________________, and legally described as

       1.      Easements;
       2.      Liens;
