   Pursuant to your request to rent out the Property, we are pleased to inform you that our prospect, (the
   “Tenant”), intends to rent the Property based on the following terms and conditions:-

   STAMP DUTY                               Stamp duty of the Tenancy Agreement (in duplicate) shall be
                                            borne by the Tenant.

   GOODFAITH DEPOSIT                        One (1) month’s goodfaith deposit of S$__________ (cheque no.
                                            ____________ ) paid by the Tenant will form part of the security
                                            deposit if a Tenancy Agreement is entered into between the
                                            Landlord and the Tenant.

                                            The balance of one month security deposit will be payable upon
                                            signing of the Tenancy Agreement.

                                            The advance rental has to be paid before the commencement
                                            date before ____________ 2011__.

   TENANCY AGREEMENT                        Notwithstanding anything herein contained, this Letter of Intent is
                                            subject to a formal Tenancy Agreement to be entered into
                                            between the Landlord and the Tenant within Fourteen (14) days
                                            from the acceptance of the Letter of Intent which is to be
                                            negotiated upon in good faith and entered into between the
                                            Landlord and the Tenant. The Landlord shall refund the goodfaith
                                            deposit to the Tenant free of interest if the Landlord and the
                                            Tenant cannot reach an agreement on the provisions of the
                                            Tenancy Agreement after negotiations in good faith. Thereafter
                                            neither party shall have any claim against the other for damages,
                                            cost, compensation or otherwise in the matter. The Landlord shall
                                            provide the Tenant with a draft of the Tenancy Agreement within
                                            seven days from and including the date of the Landlord’s
                                            acceptance of the terms and conditions herein.


   GENERAL CONDITIONS                       Prior to commencement of lease, the Landlord shall carry out the
                                            followings:-

                                             (a)     To have an initial servicing of all air-conditioning units in
                                                     the apartment; if any.

                                             (b)     To ensure all locks, hinges, electrical and lighting points
                                                     are in good working condition.

                                             (c)     To ensure that all the appliances, electrical wiring, air-
                                                     conditioning, plumbing and lighting systems are in good
                                                     working order at the time of handover.

   OTHERS                                   The Tenant will accept the condition of the unit as it is.
