                                          STEPS TO ACHIEVING YOUR SHAWBROOK MORTGAGE



          1.    Broker to provide all application in principle requirements to Shawbrook for initial assessment. (Requirements listed below)




                Shawbrook to provide Broker Partner with confirmation whether the application is successful in principle, if so an indicative
          2.
                offer will be issued.




                Your Broker Partner will provide you with a copy of the indicative offer, they will discuss any outstanding requirements and
          3.
                confirm whether you are happy to proceed to valuation




                Once you confirm you are happy to proceed, Shawbrook will contact you directly to collect payment for the Valuation Report
          4.
                by debit or credit card.




                Valuation will be instructed and the valuer will make contact with the appropriate person to arrange an appointment to see the
          5.    property. In some instances you will need to provide additional information to the valuer, but they will let you know what is
                required.




          6.    Once the valuation is received, along with all outstanding paperwork, a formal mortgage offer will be issued to your Broker




                If you decide to proceed with this mortgage offer you have 14 days to sign and return the form, along with a commitment fee of
          7.
                0.25% of the loan amount (as with the valuation, this can be paid by debit card).




                Once the signed formal mortgage offer and commitment fee are paid, we will instruct our solicitors to commence the legal
          8.    process. Shawbrook will also contact you directly to complete a telephone interview. This is to confirm the terms of the
                mortgage requested and to ask any final questions our lending managers may have on your application.




                On purchase cases and where you instruct us it is your preference, our solicitors will contact your solicitors with a list of
          9.
                requirements.




                Once all legal requirements are complete and our solicitors can confirm there is a clear title, Shawbrook’s solicitors will request
         10.
                the funds for completion.




                Once completion occurs all monies will be transferred accordingly and you will receive a Welcome Pack letting you know when

                your first payment is due, along with other information on your new Commercial Mortgage Lender, Shawbrook.

 APPLICATION IN PRINCIPLE REQUIREMENTS – FOR INDICATIVE MORTGAGE OFFER

 Owner Occupied (where you trade or intend to trade from the premises that you are providing as security).
 Refinance (where you currently own the property) - Latest accounts completed by a qualified accountant; (if over 6 months old
 management accounts may be required), a business valuation appraisal report; an accountant’s verification of income prepared by a
 qualified accountant; a SA302 and proof of tax paid; last 3 months payslips and P60 if employed.

 Purchase (where you are buying a property) - Vendor accounts or a business valuation appraisal report if you are buying the property
 and the business currently trading from that property OR if the purchase of the property is to expand your own current business we will
 require a copy of your latest accounts, completed by a qualified accountant. A business plan and cv is also required on all new business
 purchases.

 Investment (where you own or are purchasing a property that is going to be rented out)
 Fully completed Property Schedule – we require details of all investment properties that you own, their current value and any mortgages
 you currently have outstanding on them.



 GUIDELINES TO COMPLETING FORM FULLY
 Please complete sections 1-16 in BLOCK CAPITALS. To ensure that we can process your application fully it is really important that this form is
 completed fully, therefore if there is an area of the form that you are not sure about, please contact your Mortgage Broker who will be happy to
 explain in more detail what is required.
 You will need to sign the form in 2 places, detailed below. Please ensure that all parties to the mortgage complete and sign the form.

 Section 13 is to confirm that you acknowledge the amount of broker fee and that it is to be paid out of the mortgage balance on completion.

 Section 16 is to confirm that all the information contained within the application form is complete and correct.

 The information in this form will be used to provide a decision in principle (indicative offer) for a commercial mortgage.

 The issue of a formal offer of finance is subject to receipt of a full application, supplementary forms, satisfactory valuation, status and acceptance.

 To administer and service this application and any mortgage advance that may be made by any company within the Shawbrook Bank Limited
 (Shawbrook) group and for related purposes Shawbrook may obtain, use and process personal data on you and the individuals named in this form
 and transfer such data to our group companies, professional advisers, third party mortgage service and administration companies and our group
 funders and their professional representatives. If you have asked for a buildings and/or life insurance quote then Shawbrook Buildings and
 Protection Limited will pass your personal data to insurers. Such data may include “sensitive personal data”, as defined by the Data Protection Act
 1998.

 You consent to disclosure by Shawbrook of any confidential information (whether financial or otherwise) to any person who may be asked to
 provide any security or guarantee for the mortgage or their legal adviser. You agree to Shawbrook discussing the progress of this application and
 any associated matters with, and to sending copies of any correspondence to, your Intermediary and our professional advisers.

 It is important that you provide accurate information. Shawbrook will search records relating to you at credit reference agencies (“your records”).
 They will add details of our search and your application to your records and this will be seen by other organisations that make searches.

 If false or inaccurate information is provided and fraud is identified, details will be passed to fraud prevention agencies. Law enforcement agencies

 We and other organisations may also access and use this information to prevent fraud and money laundering, for example, when:

 mortgage offer’ the following will be required. We would recommend that you provide Items 2-6 to your mortgage broker as soon

 ‘FORMAL OFFER’ REQUIREMENTS
                        Valuation report
                        To be instructed by Shawbrook Bank Limited upon payment of fee from you, the client. The surveyor will confirm Market
                        Rent on any investment properties.
                        We recommend you contact local agents to check the current rental income potential for your property.

                        Business valuation appraisals are required on public houses, bars, hotels, guesthouses, bed and breakfast with a restaurant
                        or public bar or 6 or more letting rooms, new business purchases or where accounts are not available.

                        Any specialist reports and estimates recommended by the surveyor

                        12 months mortgage history on all secured personal and business borrowings
                        Acceptable evidence – lender statements or bank statements clearly showing the lender details alongside the debit or credit
          2             search payment profile within Insight. This is valid for 3 months from the date of the last proved payment.

                        If you currently rent your personal residence or business property, you will need to evidence the rent paid by way of 12
                        months bank statements or a reference from your landlord.

                        3 months business and personal bank statements - The last three months business and personal current account
                        statements for all borrowers/guarantors. Copies of documents must be certified by a professional person, i.e. a UK lawyer,

                        banker, an authorised financial intermediary or broker, accountant, post master/sub post master as ‘original seen’ and the
                        date.

                        Signature identification
                        Acceptable evidence – current signed passport, current full driving licence, and current and signed national identity card,
                        current shotgun/firearms certificate.

                        intermediary or broker, accountant, post master/sub post master as ‘original seen’ and the date.
                        Licences (if relevant)
                        If the property sells alcohol such as restaurants, off licences, guest houses or public houses, a copy of the premises

 The buildings sum assured must be for the full reinstatement value as recommended by the surveyor

 If 3 years residency cannot be proved from the voters roll check on the credit search,
 alternative proof must be provided in the form of utility bills for the years not shown.
