NOW IT IS AGREED as follows:
1 Definitions and interpretation
For all purposes in this agreement the terms defined in this clause shall have the meanings
1.1 ‘The Furniture and Furnishings’
‘The Furniture and Furnishings’ means the Owner’s furniture and furnishings used by the
Licensee from time to time in the Room, [in accordance with the latest inventory signed by
the Owner and the Licensee].
1.2 ‘The Building’
‘The Building’ means the Owner’s property known as The Methodist International Centre
situate at 81-103 Euston Street London NW1 2EZ.
1.3 ‘The Licence’
‘The Licence’ means the licence to occupy conferred by this agreement.
1.4 ‘The Room’
‘The Room’ means the room or rooms in the Building that is from time to time allotted to
the Licensee by the Owner.
2 Nature of this agreement
This agreement is not intended to confer exclusive possession on the Licensee or to create
the relationship of landlord and tenant between the parties. The Licensee shall not be
entitled to a tenancy, or to an assured shorthold or assured tenancy, or to any statutory
protection under the Housing Act 1988 or to any other statutory security of tenure now or
when the Licence ends.
3 Licence to occupy
4 The Owner permits the Licensee to occupy the Room, occupation being by the
Licensee personally, and to use the Furniture and Furnishings for the period
commencing on _____________ and determining on 31st December 2011
The Licensee shall pay to the Owner:
5.1 A deposit of £450.00 is payable on the acceptance of any accommodation offer. This
deposit is refundable to the licensee after departure, providing that all financial
commitments subject to deduction of an amount to compensate the Owner for any
damages or losses occurring through breach of this agreement.
5.2 Your student accommodation fee will be £799.00 per calendar month, (subject to the
room size), or twin (shared) room at £689.00.
5.3 Your student accommodation fee will be ________ per calendar month.
5.4 Payment for your accommodation first term must be fully settled immediately the place
at Methodist International Centre is accepted.
5.5 The Licensee agrees to fill in third party payment authorization form in order for the
Owner to retrieve any charges from the Licensee to settle any remaining balances.
6.1 The Owner will issue to the Licensee one set of keys only for the Room and the
6.2 If the Licensee loses a key, the Owner will replace it upon the Licensee paying the
cost of £40.00.
6.3 The Owner shall retain his own set of keys and he and any persons authorised by
him may exercise the right to use these keys and obtain free entry to the Room at any time.
7 Access and use of facilities
The Licensee shall have the right to use the front door, entrance hall, staircase and landings
of the Building and to use the lavatory and bathroom on the second floor in common with
the Owner and the other licensees of the Owner
8 Amicable sharing
8.1 The Licensee must use his best endeavours to share the Building amicably and
peaceably with the Owner and with such other licensees as the Owner from time to time
permits to use the Building and must not interfere with or otherwise obstruct such shared
occupation in any way whatsoever.
8.2 The Licensee must comply with the House Rules made by the Owner from time to
time, a copy of the current House Rules being attached to this Licence.
9.1 The Owner must provide the following services for the Licensee in respect of the
9.1.1 Clean bed linen will be provided as determined by management at a cost of
£8.00 per week.
9.1.2 Maintenance of the room. (Hoover available for student’s use)
9.2 The Owner is not to be liable to the Licensee for any breach of its obligations under
clause 8.1 where the breach was caused by something beyond its control provided it uses
reasonable endeavours to remedy the breach
9.3 The Owner may add to withhold or vary the services listed under clause 8.1 if:
9.3.1 acting reasonably it considers the addition withholding or variation to be
necessary or desirable so long as the facilities available to the Licensee are not thereby
materially impaired, or
9.3.2 If it is required to do so by a competent authority
The Licence may be determined:
10.1 by the Owner at any time, on giving to the licensee not less than 4 weeks’ notice in
writing served at any time;
10.2 by the licensee on giving not less than 3 months notice in writing served at any time
10.3 in respect of the occupation of any particular room in the Building, by the Owner on
giving 48 hours written notice directing the Licensee to use another room instead,
subject to the Licensee's having 24 further hours to remove his personal effects to the
10.4 By the Owner, forthwith if the Licensee is in breach of any condition of this
agreement but without prejudice to any other remedies of the Owner in respect of the
11 Vacation of the Room
Upon determination of the Licence, the Licensee shall immediately cease to be entitled to
use the Room and the Building and must vacate the Room and return the keys to the
Owner immediately. Failure to do so will result in cost being charged against the Licensee’s
12.1 This agreement embodies the entire understanding of the parties relating to the
Room and the Building and to all the matters dealt with by any of the provisions of this
12.2 In particular and without prejudice to the generality of the foregoing the Licensee
acknowledges that he has received a copy of this agreement before signing it and has
had the opportunity of taking legal advice on it and has read and understood it, and
acknowledges that the Room and all parts of the Building will be shared with the Owner
and other persons to whom the Owner grants a licence and that he will not have
exclusive possession of the room or any part of the Building under any circumstances
12.3 The Licensee having inspected the Room Building Furniture and Furnishings gas and
electricity appliances declares that he finds them in good condition and working order
