The two-story, 32,000 square foot addition and 12,000 square foot renovation construction project included
six new operating rooms and support space. The project integrated advanced technology to existing and
expanded surgical suites. The addition brings the number of operating and procedural rooms to 20 at
Jefferson Regional, which includes two existing state-of-the-art cardiothoracic and vascular operating and
recovery rooms.




          Penn State University - Biomedical Behavioral Building

The Henderson Biobehavioral Health Building is a two-phase, 94,000 square foot project that will provide
offices for the HHD administration as well as staff and graduate students. The building will also provide
academic spaces including a 200-seat auditorium. This project features extensive use of Building
Information Modeling and is slated for LEED Silver certification.

    This 9-story UPMC office building, located at 3460 Fifth Avenue, is currently being transformed into a
    state-of-the-art laboratory complemented by administrative support space. The building’s purpose is to
    now provide lab services for all of the Oakland Hospitals and physician offices. Each healthcare facility
    will send lab work via underground pneumatic tubing to the Clinical Lab Building for processing.



       Allegheny College - Carr Hall

    The Carr Hall design/build project located at Allegheny College converted an existing auditorium into
    two floors of classrooms and instructional spaces. Additional renovations to the entry lobby and
    adjacent patio will provided a grand entrance to the building. The project is planning to achieve LEED CI
    (commercial interiors) rating of Silver or higher.




       Benedictine Sisters – New Convent

The new 30,000 square foot Benedictine Sisters Convent consists of 40 private rooms each with a private
bath and walk in closet and ten of which are designed to meet accessibility standards so the elderly
Sisters can age in place. The public areas consist of a communal dining area with commercial kitchen, a
50 seat chapel, library, activities room, conference area, and administrative offices. Massaro provided
design/build services including site selection, purchase, development, architectural design, engineering,
construction, interiors and furnishing. The home incorporates numerous sustainable features including a
geothermal heating system.

    Exco-North Coast Energy Inc contracted Massaro Corporation to provide design/build services for its
    new 50,000 square foot offices at 3000 Ericsson Dr, Warrendale. EXCO is an independent energy
    company principally engaged in the acquisition, exploitation and development of oil and natural gas
    properties. The project included high-end finishes, features and architectural indirect lighting, exotic
    lobby zebra wood, open ceilings and offices and cubicles to house 150 people.

The design/build renovation project for the Pittsburgh Presbytery contained a first floor exposed brick chapel
with skylights, office space for employees, conference and counseling rooms, a Christian Resource Center,
and a break room. Additional features included upgraded HVAC, electrical and plumbing systems, as well
as the installation of an elevator. A large amount of structural steel was added to the building to shore up the
existing foundation and building structure so that the skylight, staircases, and elevator could be added.

The Nyia Page Community Center, once a thriving church in downtown Braddock, was in desperate need of
renovation in order for it to become a useful community center. The unusable, historic building was
renovated into a dynamic gathering place. New MEP systems, a multi-purpose room, new windows,
lighting, restrooms, a warming kitchen and exterior masonry repointing were all components of this dramatic
renovation.

Enerplus, located in the Southpointe Business Park, is a 10,000 square foot design/ build interior fit-out
constructed for a Canadian-based Marcelus Shale company. The project consisted high-end office space
including 23 individual offices; two open-office areas housing 10 workstations; three conference rooms with
teleconferencing capabilities, and related support areas; and the replacement of the kitchen/break room
casework.

Plextronics, located in RIDC Park, contracted with Massaro Corporation to convert a 6,000 square foot
maintenance garage into office space and a clean room. One third of the garage was renovated into offices
and administrative areas, and the remaining space was converted into a Class 10,000 clean room for the
manufacturing of organic photo voltaic panels.

Massaro Corporation renovated 12 floors of office space totaling 257,000 square feet at 625 Liberty Avenue
for Equitable Resources Inc. (EQT). The five phased, fast track construction project included high-end
finishes and features as is expected for all EQT offices.

Massaro Corporation was selected to provide general construction services for an 8,000 square foot
addition and renovation. The project included the renovation of three existing operating rooms and the
addition of three new operating rooms serviced by a new mechanical equipment room located on the first
floor.

Massaro, along with our joint venture partner, provided Construction Management and General
Construction services for the 350,000 square foot medical treatment facility. Built on three acres in
Shadyside, the Hillman Cancer Center is the largest cancer research and treatment facility in the world. The
project boasts a 91,000 square foot garage, a 13,000 square foot addition to the existing power plant,
imaging suites, clean room labs, a pneumatic tube delivery system and extensive MEP systems.

UPMC hired Massaro Corporation to construct a new 3,500 square foot addition to house a linear
accelerator at the UMPC Cancer Center at UPMC Horizon. This cutting edge technology provides world
class cancer care close to home enabling Image Guided Radiation Therapy (IGRT).
An additional 4,000 square foot of administrative space was renovated to support the new facility.

An addition to the existing Women’s Research Institute, this seven story, 70,000 square foot project is
used for fertility research. The space consists of nurseries, lab space, office and support facilities and
storage. Located in Pittsburgh’s Oakland neighborhood the construction required precise coordination for
working in a tight urban space in and around an operational hospital facility.

This three story addition was added the existing third floor hospital rooftop and was completed on a fast-
track schedule. The project features 31 private rooms, an isolation room and two nurses’ station on each of
the 20,000 square foot floors. New block-out windows, lighting, wall coverings, carpeting and pneumatic
tubes, to be used to carry medications from the pharmacy on the lobby level to the upper floor nurses
stations, were added to the space.

Massaro provided renovation services for the high-end fit-out of 7,6000 square feet of office space for of Dr.
Bradley and Dr. Burke. Located in the Medical Arts Building at UPMC St. Margaret the project
encompassed three orthopedic surgical offices featuring cherry casework, 13 exam rooms, an X-Ray room,
2 bathrooms, full-service nurse’s station, conference rooms, and a patient waiting room.

        Massaro spent time on-site at UPMC WPIC working on a number of projects for the hospital
        totaling over 16,000 square feet of renovation work. Scope included demolition, interior fit-outs,
        new mechanical systems, steel security windows, nurse call system with laser/motion detection
        system to monitor patients and hi-impact abuse drywall with level 5 finishes on the walls and
        ceilings.

        The two phase student housing project at Allegheny College added 341 beds and 125,000
        square feet of space to the Meadville campus. The first phase was LEED Certified and the
        second phase achieved LEED Gold certification, evidencing the college’s commitment to
        sustainability.

The Vukovich Center for Communication Arts is home to the college’s theater arts department and features
a 225 seat theater, television studio, extensive outdoor patio/courtyard, a second smaller theater and office
and classroom space. The project also included a “Green Roof” consisting of planting beds, an Ipe Brazilian
hardwood boardwalk and a seating area overlooking the student union.

FUS has relied on Massaro for their contracting needs for nearly two decades. For this project, we
constructed a 24,000 square foot friary that includes a new sanctuary and modest living quarters for the
college’s 23 friars. The structure additionally features a bell tower, courtyard, fountain and terrace with
asphalt and limestone pavers.

Massaro is privileged to have a professional relationship with FUS for nearly two decades. This 48,000
square foot residence hall provides accommodations for up to 186 students throughout three floors. The
dormitories also include a performance venue, two-story study atrium, a gathering area with fireplace,
laundry facilities on every floor and in every wing, and several communal restrooms on every floor and in
every wing.

This four phase project, part of the “Residential Revival” represents the largest student housing replacement
project in the country. The project offers students a variety of housing options, common programming

Located at the corner of the Boulevard of the Allies and Wood Street, this urban park replaced a surface
parking lot and features such amenities as a tree canopy, a 10-story glass stair tower, dramatic water
feature, and outdoor café to be enjoyed by the university community and the larger neighborhood.

        This three phase renovation at 322 Boulevard of the Allies consists of 56 units and added 274

        Located in downtown Greensburg, PA this 73,000 square foot project houses the college’s Music
        and Theater programs which had outgrown their previous space. The new facility includes a 225
        seat flexible theater, a 450 seat music hall, rehearsal spaces, set and costume design rooms,
        classrooms, faculty offices and a community music wing.

        With involvement from Massaro Properties in a development capacity, we performed this
        renovation which would eventually be recognized as a national historic building. The 220,000
        square foot student housing project includes 43 three bedroom apartments, 87 two bedroom
        apartments, 10 one bedroom apartments and 9,000 square feet of retail space.

The University Club building, purchased by the University of Pittsburgh in 2005, is part of the $66.86
million package of campus wide construction and renovation projects recently approved by the University
Board of Trustees’ Property and Facilities Committee. The renovated space includes a fitness club,
banquet and conference facilities, industrial kitchen, coffee shop, bar and three floors donated to the
Family House organization.

    The Mountaineers’ new 65,000 square foot, 2-story practice facility includes two main basketball courts that
    can be adapted into four courts, hydrotherapy rooms, main level mezzanine with administrative areas,

Built in 1917, this national historic landmark underwent extensive renovations including interiors, electrical
and technological systems, reuse and refurbishing of existing millwork, doors and frames, custom windows,
extensive masonry restoration and a two story addition with roof top parking deck. The 49,200 square foot

The North Shore Residence Inn is a high-end, 180 suite-style hotel, conveniently located adjacent to PNC
Park and near some of Pittsburgh's finest entertainment destinations. The 10 story, 148,500 square foot
hotel features an indoor pool and exercise facilities, an outdoor patio with barbecue pit, billiard room and
convenience store. The project was completed in 5 months.

The 85,000 square foot SpringHill Suites includes: Six floors comprised of 115 suite-style rooms including

state-of-the-art conference rooms, high-tech furnishings within each suite, physical fitness center and
outdoor entertainment area.

SpringHill Suites, faced in cast stone and brick veneer, consists of ten floors, 198 guest suites, an

Massaro completed the 50,000 square foot, four-story addition to Oglebay Resort’s Wilson Lodge located in
Wheeling, West Virginia. The new addition features granite furnishings, hardwood floors, stone fireplaces,
internet docking stations, decks, and plasma televisions.

Located in the heart of downtown Pittsburgh, the Omni William Penn underwent multi-phased renovations
totaling 35,000 square feet. Work included new marble flooring, light fixtures, wall coverings, custom made
wool carpeting, updated restrooms an addition to the kitchen area and the replacement of marble wall
coverings with new columns and wallpaper.

Massaro performed Design/Build services for Kennywood Park. The project included designing and
rebuilding the front entrance to include an addition to the existing ticket sales office, new entry plaza, ticket
booths and guest services building. This project consisted of intricate Victorian-style trim and detailed moldings
to fit in with the traditional theme park atmosphere.

This new library included reading rooms, a children’s area with programming and creative work space, a
vestibule, lounge, offices/administration spaces, and a public computer area. The project achieved LEED
certification by incorporating natural lighting via skylights and extensive natural glazing, high efficiency heat
pump and air systems and an exterior “rainscreen” system among other sustainable features.

Massaro Corporation was the general contractor for the interior fit-out of the 44,000 square foot PNC Y
located in Market Square. Located in the historic G.C. Murphy building, amenities include a complete
workout area, swimming pool, locker rooms, common areas, group classrooms and specialized training
areas. The project achieved LEED certification through extensive construction recycling, indoor air quality
control, and efficient construction techniques among other sustainable features.

Currently under construction, this new 293,000 square foot state-of-the-art facility will serve the Penn Hills
School District as its new Senior High School. The new 2-story structure is being built on 52 acres and will
house approximately 1,900 students in grades 9 - 12.

Massaro Corporation was selected to construct the new two-building, 54,000 square foot urban campus at
709 North Aiken Ave., in Pittsburgh’s Stanton Heights neighborhood. The two buildings include a
gymnasium and academic building to support the school’s mission to provide a holistic college-prep
education for students in grades 8-12. The school's mission is to break the cycle of generational poverty by
preparing low-income youth for higher education.

This 113,805 square foot, four-year project included preconstruction services, renovations and new
construction at Oakland Catholic High School, located in the heart of Pittsburgh’s Oakland neighborhood.
The overall phased project included the construction of a state-of-the-art gymnasium/locker rooms, arts
department, recreation rooms, a cafeteria and kitchen facility; a new state-of-the-art library and resource
room, publication area with computer technology, seminar rooms; a chapel and a new auditorium and music
room.

Massaro Corporation served the Diocese of Pittsburgh at Central Catholic High School, located in the
Oakland area of Pittsburgh, with several different renovation projects. The projects include the
restoration of the 900-seat Gothic-style auditorium, in addition to the computer lab and band area
renovation.

The Propel Charter School renovation included a two-phase project totaling 45,000 square feet. Phase One
of this project included a complete renovation to the existing 27,000 square foot school building. Phase II
began with the demolition of an existing convent building which was replaced with a two-story, 18,000
square foot addition to the school. The addition adjoins the existing school and contains both classrooms
and administrative offices.

High School. The new facility will completely replace the existing eight building campus with a single
structure divided into three major components: academics, fine arts and athletics. Once complete, the 40

Pittsburgh Public Schools hired Massaro CM Services for the 43,574 square foot renovation to its existing
Frick facility to house a new science, technology, engineering and mathematics (STEM) focused magnet
school for grades six -12. The Pittsburgh Science and Technology Academy at Frick opened for the start
of the 2009-2010 school year with 250 students in grades six through nine. Each year thereafter an
additional grade will be added until the school reaches full capacity at 550 students in 2012-13.

Lamar’s LEED Certified Pittsburgh operations center is a 47,700 square foot space featuring office,
warehouse and fabrication and art facilities. Some sustainable features that contributed to the building’s
certiciation include construction waste management, recycled and locally harvested products, water
management, low-VOC materials and reuse of building materials.

In July of 2007 we celebrated our 40 year in business by breaking ground on an addition to our
corporate headquarters. The 8,100 square foot LEED Certified space added 21 offices, a second kitchen,
conference rooms, a library area and additional open work spaces. Much of the original space was
renovated and updated at this time as well. Some of the sustainable features implemented in the project
include a white TPO roof, floor to ceiling windows and skylights, reuse of building materials, construction
recycling and a signage system to teach visitors about sustainable building practices.

As part of the renovations to the University Club at the University of Pittsburgh, Massaro was also tasked
with fitting-out floors five through eight for the Family House organization. The University had donated this
space to Family House, which provides housing for families of hospital patients undergoing long-term
treatment for serious and/or life-threatening medical conditions. These renovated floors include apartments
and housing for families in need.

This 8,600 square foot housing facility is located in Moon Township, Pennsyvlania. The stick frame building
includes living areas and bathrooms for 10 women, a fully equipped kitchen, laundry facility, two car garage
and common areas. Because Massaro embraced the mission of Girls Hope, this non-profit organization
became the recipient of the 2007 Barnhart Golf Outing. The Massaro outing was designed to raise money
for a local non-profit organization. The funds raised are then matched by the Massaro family.

  The new senior living villas at the UPMC’s Passavant campus includes five, three- and four-story
  residential villas, A 60,583 square foot, 3 1/2-story Commons Building, and a 12,917 square foot Lodge
  located adjacent to the Commons Building to be utilized by the facility’s residents. The project also boasts
  a 46,722 square foot plaza/parking structure that has a series of roofed, open connector walkways with
  “green” roofs located between each walkway.

The Caryl Gates Gluck Resource Center, located on Camp Horne Road in Pittsburgh’s North Hills, includes
a state-of-the art medical suite, innovative animal caging and housing arrangements, and an education wing
complete with interactive classroom, resource library and pet-assisted therapy and wellness suite.
Additionally, the facility includes fenced-in play areas and indoor socialization rooms for volunteers and
nearly a mile of walking trails for volunteers, pet owners and visitors.

Auberle is a faith-based, Catholic agency whose mission is to help troubled children and families heal
themselves. Auberle’s GOAL program provides short and long-term community-based living for adolescents
ages 15-18. The new site houses 24 young adults. Each resident has their own 7 x 13 ft. room and share
eight communal bathrooms. Also included is an 8 x 18 ft. lounge, which boasts vaulted ceilings, a laundry
room and residential-style kitchen that enables the residents to do their own laundry and prepare their own
meals; teaching them valuable life skills.

Massaro Corporation joined Pirates Charities and the Josh Gibson Foundation in their efforts to renovate
the Hill District's Ammon Field in order to encourage and revitalize little league baseball for Pittsburgh’s
youth. Massaro Corporation was the architect and contractor performing design/build services for this
project. The project included field refurbishment, four new dugouts, and four sets of bleachers and fencing.
As part of the team, Massaro Corporation provided Pirates Charities construction services at a reduced fee
and donated our design services at no cost.

In September of 2008, Pittsburgh Opera moved into its new home at 2425 Liberty Avenue in the Strip
District. The new space features offices, 4,000 square feet of rehearsal spaces, costume, wig, and make-up
shops, and a kitchen, all meeting the “multimedia” requirements of opera. The sustainable renovation
incorporates the site’s exposed brick interiors, 150 historically accurate windows and original metal fire safes

The building at 1400 S. Braddock Avenue was purchased by UCP to serve as the administrative offices as
well as home base for its community outreach efforts. The 2 phase project provides accommodations for
200 employees and included conference rooms, cubicle space, a new roof with skylights, and parking lot
repairs.



       Woodlands Foundation - The Groves at the Woodlands

  The Groves, located on the sprawling 32-acre Woodlands campus, provides people with disabilities and

Massaro Corporation was selected by the Franciscan Sisters to construct their new Chapel and
Motherhouse addition. The two-story 13,000 square foot Motherhouse includes 15 bedrooms, a commercial
kitchen, extensive office space and meditation and meeting rooms. The Chapel interior finishes included
exposed interior stone elements, wood and porcelain tile floor, exposed timber truss structure with wood
plank ceiling, and hand-carved linden wood liturgical relief located on the alter.

  This 29,000 square foot church renovation and 11,000 square foot addition included a new Narthex to
  make a connection from the existing education building to the expanded church,
  site and building restoration, bulk demolition of an existing rectory, building nave expansion to
  accommodate 600 seats and structural construction renovation of the existing school into a multi-
  functioning education facility with a social hall sized to accommodate a 250 person reception.

  The renovations and additions at St. John Lutheran church tripled the working space for the
  congregation. The 16,000 square foot project included a gymnasium, fellowship hall with thirty-two foot
  ceilings and exposed structural beams on the second floor and a three-story addition adjacent to the
  gymnasium and fellowship hall that is home to much needed office space, storage space and modern
  restrooms.

The Sisters of St. Francis dining hall renovation consisted of upgrades to the lighting and acoustics,
replacement of the stretched fabric ceiling and related interior construction to support these systems. In

thermal efficiency and the addition of a beverage counter.

Massaro completed this 2,500 square foot building for The Woodlands Foundation located in Wexford,
Pennsylvania. The building features include a first floor meditation room, interior and exterior walls made of
split-faced block, ring beams and glass, a labyrinth floor design, and a cement fluted column set as the focal
point.

Massaro completed the interior fit-out for Cioppino Seafood - Chophouse - Bar, located at 2350 Railroad
Street in Pittsburgh’s Strip District. The space is divided into a main dining room, a private dining area, bar
and the cigar bar, which features a huge humidor and 13-foot doors. Also included in this chic, new offering
is a specialty market. The unique design features intricate woodwork, stained concrete floors, floor-to-ceiling
windows, high-end casework and a specialized ventilation system for the cigar bar.

specialized commercial kitchen, 55 seat stone and wenge bar with integral slot machines, high-end dining
area, pool table/recreation space, a stage, and state-of-the-art audio visual with a retractable visual wall.
The space also features a broadcasting studio for Root Sports, Pittsburgh’s regional sports network.

Nathan’s Famous Hot Dogs is located in the heart of downtown Pittsburgh within the YWCA Building on
Wood Street. The 3,000 square foot space included renovating existing office space and common lobby
area at the YWCA into the restaurant franchise. Renovation work included major HVAC upgrades, new
